The average sales numbers in East
Bethel are moving a bit closer to stabilization as 2012 came to a
close. Prices on homes in this north metro Anoka County
were only slightly higher but inventory was still higher than in other parts of
the metro as well. The number of closed sales was up dramatically for the
second consecutive year and new listings are down a bit for the fourth year in
a row. The average sales price in 2012 in East Bethel
is has stabilized only up a very slim 0.3%. The ratio comparing sold price to
list price did see rise just a bit in 2012 to just over 91% which is a bit
lower than a few of the other north and east metro communities I work in but
still better than in 2011 for this community. The days on the market statistic is
down again taking an average of over 4 month to sell still in East
Bethel but the price per square footage is starting to move
upward. It is at $88/finished sq ft which is still low for the metro but moving
in a good direction, One positive, East Bethel
remains a very affordable option for acreage buyer in 2013.
