The Lino Lakes winter market is active! Home buyers are still searching for acreage homes but few good, affordable options have listed in the north and east Minneapolis/St. Paul metro since fall. 38 homes sold in the city of Lino Lakes since November but only 25 listed. AND 6 of these homes are already under contract! Currently there are 70 homes actively listed in the Lino Lakes area (47 previously owned and 23 new construction or lots for homes to be built). Only a handful of these properties are priced at a number affordable to the average home buyer. Blaine, MN Real Estate Market Statistics Mid Year 2010



The community of Blaine has continued to grow and expand in the north metro of the Twin Cities despite the economic downturn. Just drive down Highway 65 and see the Main Street (125th) overpass to get an idea of how the significant changes have affected the community. Though housing construction had slowed during 2008-2009, it has not stopped and continues to affect the market in 2010. New developments expand the housing base, especially in the townhome and lower level price points. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16. Blaine is best known for the National Sports Center a sport and meeting facility that hosts an annual worldwide soccer event and Tournament Players Club golf course where the PGA Senior tour is played every summer.

Builders’ incentives along with the tax incentives seemed to boost sales in the Blaine area during the first half of 2010. Looking at pending sales, it is doubtful that the trend will continue during the second half of the year but time will tell. The homes that are selling best in Blaine continue to be in the under $200,000 price point. I think that the tax credit incentive boosted the lower end sales considerably by enticing first time buyers into the market. Move up buyers had opportunities too as more homes sold in some of the higher priced categories too…but compared to completely stagnate sales of the past few years, it could have been due to pent up demand. It is also important to note that there are fewer new construction properties in the over $500,000 price range and that builders are starting to construct both townhomes AND single family homes under $200,000. Sales were brisk in the 2nd quarter in these price points for new construction. However, momentum has seemed to decline with the tax credit expiration.

The townhome and condominium market has started to sell at a rate similar to single family homes. This is affected directly by the number of new townhomes available at lower price points and how quickly they flew off of active status. Existing townhome sellers must continue to be aggressive in their pricing to compete with builders if they want to sell their properties in this market.

Lino Lakes, MN Real Estate Market Statistics First Quarter 2010

Looking for a good deal on lakeshore or acreage in the Twin Cities area north metro? Lino Lakes, MN in Anoka County might be just the ticket. Just north of the Minneapolis and St. Paul, Lino Lakes is an eclectic area of real estate with acreage, lake homes, townhomes, single family starter homes and country estates. First quarter sales have been very good in the lower price points with bank owned and lender mediated properties impacting the sales. Homes in higher price points and those offered by traditional sellers had longer market times but some properties were selling.

Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts;
Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Lino Lakes single family homes are lingering on the market a couple of weeks less in 2010 than in the first quarter of 2009. The first quarter cumulative days on market (CDOM) statistic is a bit lower than for the average CDOM of 2008 (178 versus 192) Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 11-12 months of inventory. This is just a bit higher absorption rate than last year at this time.

While homes under $200,000 in Lino Lakes appear to have about 6 months of inventory, homes in the $200,000- $300,000 price point are looking at 2.5 times the inventory and market time. While homes in the higher price ranges are looking at a couple of years worth of inventory.Townhomes are doing much better than last year with about 5 months of inventory. Last year at this time Lino Lakes had nearly 3 years of townhouse inventory. High inventory combined with continued low interest rates make it a great time to consider buying Lino Lakes home.

Year End 2009 Snapshot of Circle Pines, MN Home Sales Statistics



The number of new listings in Circle Pines dropped again in 2009 compared to the previous year. In this small Anoka County community, just north of Shoreview, home sales more homes sold; up over 22% from last year. The average time on the market did drop in Circle Pines from 141 days to 127 days on the market. The average price also fell by over $35,000 which is over 14% lower, than in 2008 making this community that has an abundance of starter homes, even more affordable than last year. The ratio of percent received versus list price is also up for this year to 94%. All in all, the home sales market in Circle Pines, Minnesota appears to be weathering the changed market well.

Year End 2009 Snapshot of Centerville MN Market Statistics


Centerville, Minnesota came through 2009 without a big change in average sales price. Days on the market are up a bit but still in line with surrounding Anoka County communities. Centerville home sellers are not being hit as hard in the negotiations as indicated by the ratio of original price to sold price going back above 90% in 2009. That is good news for sellers as is new listings being down a bit means less competition. However, Centerville remains an affordable place to call home.

Year End 2009 Snapshot of Lino Lakes, MN Home Sales Statistics



The number of closed sales made a dramatic rebound in Lino Lakes, Minnesota in 2009. After an over 25% decline in homes sold in 2008 in the Lino Lakes area, there was a similar resurgence of buyers in 2009. With the lower average price point, this was undoubtedly the result of the first time home buyer tax credit combined with bank owned and mediated inventory on the real estate market. It took about a couple of weeks longer to sell a home in Lino Lakes, Minnesota in 2009 but overall homes were selling in this Anoka County community. The number of new listings was up over 8% during the year, but that does not mean that inventory levels are high. In the lower price points, real estate inventory is very manageable.

Blaine, MN Year End Real Estate Market Statistics 2009

Blaine has continued to expand and develop by leaps and bounds in the north metro of the Twin Cities during the past few years. Just drive down Highway 65 and see the Main Street (125th) overpass as well as several others in different phases of construction and all of the new retail establishments to get an idea of how the changes have affected the community. Though housing construction slowed during 2009, it has not completely stopped. New developments have continued to expand the housing base, especially in the townhome and lower level price points. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16. Builders’ incentives to home buyers have required home sellers to be very competitive with housing prices making homes in the Blaine area. While existing single family homes are holding their own in the competition against builders, it does not appear to be the same case in the existing townhome market. Over 77% of the townhomes sold at prices over $200,000 were new construction. Existing townhome sellers in Blaine really need to be competitive to sell when in competition with a brand new property. Homes remained affordable throughout 2009 and with 874 homes sold, Blaine’s inventory of property for sale is very manageable across all price points. Currently there is 2-6 months of inventory for homes with price points under $500,000 and just under 18 months of inventory for homes priced over $500,000. These are better inventory statistics for Blaine than I have seen in the past 3 years! The overall CDOM statistic at 143 for Blaine is down from 154 in 2008 and is significantly better than any of the surrounding communities in the north metro such as Forest Lake, Lino Lakes and Ham Lake.

The townhome and condominium market has exploded in Blaine and builders have pulled out all the stops bringing pricing down. There is considerably less new construction townhome inventory on the market with about 7 months of inventory compared with 18 months at the end of 2008 and nearly 3 years of inventory in 2007. Existing townhome sellers have their work cut out for them as they continue to sharpen their pencils and make their prices very attractive. Pricy existing executive townhomes listed over $500,000 are currently at a standstill with 5 listed homes and no buyers in the past year.

Lino Lakes, MN Year End Real Estate Market Statistics 2009

Like much of the real estate in the Minneapolis/St. Paul area, Lino Lakes, MN in Anoka County has seen reduced inventory and increased market times in 2009. This year nearly twice as many properties sold but the average selling price was directly affected by the bank owned and lender mediated properties on the market. Traditional homes had longer market times but properties were selling throughout the Lino Lakes area.

Though Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts;
Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The year end numbers for Lino Lakes sales show area homes were selling slower than last year with an average of 170 cumulative days on the market (CDOM) for sold properties compared with 160 CDOM in 2008. But current inventory levels are much lower than last year. Looking at homes priced under $300,000, there is about 4-5 months of inventory. This time last year, there were nearly 12 months of inventory in this price category.

And the lower inventories are also in higher price points too. Based on the year end statistics, it will now take about 6 months to sell the current inventory of homes with a $300,000-$400,000 price tag. This is down considerably in Lino Lakes from last year when the inventory level hovered around the 12 month mark for absorption. In the $400,000-$500,000 we are just under that one year time period for absorption while over half a million homes there is about 3 YEARS of inventory. While this is not ideal, it is certainly with in the norm when compared to surrounding Anoka County areas.

Traditional homes had longer market times and by the end of the 3rd quarter properties were starting to move in even the higher price points.

Like other communities in the Twin Cities, Lino Lakes homes priced under $300,000 are selling while those priced over $300,000 are lingering on the market. Inventory is way down in the under $200,000 single family home category and sales are strong up in the $200,000 to $300,000 categories for both single family and townhomes. The third quarter cumulative days on market (CDOM) statistic is much lower than for the average CDOM first quarter of 2009 (142 versus 192). It is also better than the CDOM for all of 2008 (142 versus 160). Looking at current inventory levels and the rate of sales for single family homes priced under $200,000, there is about 3-4 months of inventory. And a bit higher with 7-8 months of inventory at the $200K-$300K price point. Surprisingly even the inventory levels in the $300K-$400K range of Lino Lakes single family homes has made quite a bit of progress this summer. This category also is under a year’s worth of inventory as it has about 10-11 months worth. Hopefully this will be a trend we see continue as we end 2009 and one that will continue into the new year.

Townhomes continue to struggle even with the
$8000 tax credit for first time buyersthat helped make so much difference in the single family home market. In every price category, there continues to be significant inventory and this doesn’t include all of the non-MLS listed new construction townhomes in the area either. Motivated sellers will have to be very aggressive with their pricing if they need to sell a townhome in Lino Lakes. Buyers considering townhomes in the Twin Cities north metro have quite an opportunity to make a deal in the Lino Lakes area.

Lino Lakes, MN Real Estate Market Statistics Second Quarter 2009



Lino Lakes in Anoka County, MN was a great place to scout out a great deal on lakeshore or acreage in the Minneapolis/St. Paul area north metro during the second quarter of 2009. Directly impacted by the promise of an $8000 tax credit for first time buyers, bank owned and lender mediated properties flew off the Lino Lakes market. Traditional homes also saw an upswing in sales in the lower price points…heck in almost every price point. Even townhomes in this area have started to sell at a quicker pace, though not at higher prices.

Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts; Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Lino Lakes single family homes in the low price points did not lingering on the market during the second quarter. The cumulative days on market (CDOM) statistic was down considerably to 174 in the second quarter compared 192 in first quarter. It is still higher than for the average CDOM of 160 that was for all of 2008. But obviously homes are starting to sell in Lino Lakes neighborhoods. Looking at current inventory levels and the rate of sales during the 2nd quarter for homes priced under $300,000, there is about 6 months of inventory for single family homes and 10 month of inventory on town homes.

Surprisingly, Lino Lakes homes in the $300,000- $400,000 price point are also starting to sell as people look for deals on acreage and lake homes with a quick commute to either downtown area. High end homes are not selling however. With two sales in the past six months over $500,000, it will take three years for the current high end inventory to sell.

Lino Lakes, MN Real Estate Market Statistics First Quarter 2009

Looking for a good deal on lakeshore or acreage in the Minneapolis/St. Paul area north metro? Lino Lakes, MN in Anoka County might be just the ticket. First quarter sales have seen sales in the lower price points with bank owned and lender mediated properties impacting the sales. Traditional homes had longer market times but some properties were selling.

Lino Lakes single family homes are lingering on the market for about a month longer in this first quarter of 2009. The first quarter cumulative days on market (CDOM) statistic is much higher than for the average CDOM of 2008 (192 versus 160) Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 10-11 months of inventory. This does seem a little longer than in surrounding communities. Hopefully things will pick up again now that spring as just about sprung.

While homes under $200,000 in Lino Lakes appear to have about 10 months of inventory, homes in the $200,000- $300,000 price point are looking at twice the inventory and market time. Townhomes are moving even slower with about three years of inventory. High inventory combined with low interest rates and
an $8000 tax credit for first time buyers makes it a great time to consider buying Lino Lakes home.

Got Hazardous Waste? If it is time for a trip to the Anoka County Household Hazardous Waste Facility (HHW) head to Blaine! The HHW is located at 3230 101st Ave NE in Blaine just west of the 35W and 95th Ave interchange and is open YEARROUND and is FREE to Anoka County Residents! CLICK HERE for Map and Directions.

HHW accepts more than paint too. Drop off any household product that is labeled "Corrosive", "Flammable"," Poison", "Toxic" or "Warning". This includes old drain cleaner and mothballs from the hall closet and the insecticides and weed killer in the garage. Mercury thermometers, pool chemicals and used motor oil are also accepted. Got Yard Waste?Acceptable materials include: leaves, grass clippings, weeds and soft-bodied green plant materials. No garbage allowed and must be debagged at the site.Cost $4.00 per load up to 4 cubic yards for Anoka County residents.

Lino Lakes, MN Real Estate Market Statistics Year End 2008


Like much of the real estate in the Minneapolis/St. Paul area, Lino Lakes, MN in Anoka County is amazingly affordable. This year properties sold but the average selling price was directly affected by the bank owned and lender mediated properties on the market. Traditional homes had longer market times but properties were selling.

Though Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts;

The year end numbers for Lino Lakes sales show area homes were selling slower than last year with an average of 160 days on the market for sold properties (DOM) compared with
141 days DOM in the fourth quarter of 2007. Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 10-11 months of inventory. This does seem a little longer than in surrounding communities. Hopefully things will pick up again as the snow melts away.
While homes under $300,000 in Lino Lakes have a manageable inventory level high end homes continue to sell at a slower pace but surprisingly, not by much. Based on the year end statistics, it will now take about 13 months to sell the current inventory of homes above the $400,000 price tag. This is down considerably in Lino Lakes from last year when the inventory level hovered around the two year mark for absorption. Surrounding Anoka County areas still have 2 plus years of inventory as we started 2009.

Year End 2008 Snapshot of Blaine, MN Home Sales Statistics


The number of new listings has dropped significantly in Blaine, Minnesota right along with the average sales price. This is no doubt due to the fact that Blaine’s high valued home market in prices $500,000 and up is stagnant while the new townhomes and foreclosure/short sale homes in the lower price points continue to sell. Closed sales are up for Blaine in 2008 over 2007 so the market is moving. But listings are staying on the market for an average of almost a month longer than the previous year. Blaine still has an abundant home inventory and with prices down and sellers negotiating, this could be an affordable option for a north metro homebuyer!

Year End 2008 Snapshot of Circle Pines, MN Home Sales Statistics



The number of new listings in Circle Pines dropped significantly in 2008 compared to the previous year. In this small Anoka County community, just north of Shoreview, home sales were a bit slower with 7 homes fewer sold but this represents almost an 11% drop statistically. The average time on the market did rise a bit but not significantly from 134 days to 141 days on the market. The average price also fell by over $12,000 which is 6.5% lower making this community that is full of starter homes even more affordable than last year. All in all, the home sales market in Circle Pines, Minnesota appears to be weathering the changed market well.

2008 Year End Snapshot of Lino Lakes, MN Home Sales Statistics


The number of closed sales took a drastic drop in Lino Lakes, Minnesota in 2008. Over 25% fewer homes were sold last year in the Lino Lakes area than in 2007. The number of new listings is down as well along with the average price of a home sold. It took about a month longer to sell a home in Lino Lakes, Minnesota in 2008 compared to in 2007 but the Days on Market Statistic is still significantly lower than in some other north metro communities.. The average sales price for a home is down just over 14%. This probably reflects that more lower priced homes are selling than those at the higher price points as well as the flattening of home values. As in other Twin Cities north metro areas, affordability is up. If you are a home buyer looking for the right time to buy a Lino Lakes, this may be the best time in a long time to make your move!
