Essential Final Walkthrough Checklist for Homebuyers


With the tax credit timeline to close coming up quickly, there are going to be many closings on properties for first time homebuyers in the next few weeks. Before the closing, there is one essential step that must be taken with your REALTOR®: The Final WalkThrough.
A few days before closing, your agent will call to schedule the date and time of the final walk-through. Don’t get caught up with thinking, "This is great! I needed to check the paint color in the bedroom and measure the windows for blinds." That is not what the final walk-through is for. This is the last opportunity for you to see the home prior to closing. It is an appointment not to be missed or glossed over. It is a time to stay focused on your investment and examine the condition of the property one last time.
The purchase agreement that you signed in the state of Minnesota requires the seller to warrant that the central air conditioning, heating, plumbing and wiring systems on the property are in working order on the date of closing. It also insures the buyer the right to a "walk-through" review of the property prior to closing. This is not something to forego.
Awhile back there was a news report of a St Paul couple who made a huge mistake when they skipped the final walk through of their new home. They headed to their new home, keys in hand with all of their belongings in the moving van, directly to their new home after they signed their closing documents. Their intentions were to move right in and begin enjoying their dream home, Instead they arrived to find a nightmare.
Sometime since they first saw the home and the time they drove up with the keys, a pipe had burst and flooded the entire home. Water poured into the house for several days and they found a virtual indoor swimming pool instead of a home. This young couple had considered the final walk-through unnecessary since they had just seen the home a few weeks ago. “What could have changed?” was their misguided thinking.
Now they were the proud but frustrated owners of a huge mess. Although they may have legal remedies for having the home repaired, these buyers would have been in a much better position if they negotiated with the seller prior to signing the closing documents. Or in the case of this extreme damage, the buyers could have refused to sign and not purchase the home.
It is imperative that every buyer do a final walk-through on the property they intend to purchase as close to the closing as possible. I suggest to my clients that we schedule the walk-through an hour or two before the closing appointment. We meet at the home to review the condition of the property and then go directly to the closing. If any problems are noted, I immediately contact the seller's agent via cell phone so he/she will have time to discuss the situation with the seller and determine alternatives to address the issues.
The walk-through just prior to closing doesn't eliminate every surprise that a new buyer might face. But it significantly reduces the chance of closing on an unknown disaster. Here is a quick guide of some of the areas to consider during a final walk through:

Double Check the Paperwork**Are all work orders complete? Are you satisfied with the results?
Exterior Review**Check for any changes to exterior since purchase agreement.
Plumbing Review**Flush all toilets.
**Check all faucets for water pressure and temperature.
**Check operation of all appliances

Interior Rooms Review**Check for any changes to interior since purchase agreement.
Electrical Review
**Check all lights, outlets, bathroom fans and kitchen fans.

Furnace and Air Conditioning Review**Check operation of all systems.
Attic and Basement Review
**Check for changes in any stained, damp or wet areas.


The final walkthrough should be done with a complete checklist and organized plan. After a review of the home inside and out with a checklist will get you back to exciting part of that final walk-through...Will the couch look better here or there?

Love at First Sight--It Hits Home Buyers Too!

Do you believe in love at first sight? I do!

Decades ago as a handsome young blue-eyed man walked through the door of a neighborhood restaurant, his eyes connected with the sparkling eyes of a young girl. In that instant, their lives changed. It was years before they married and there were many ups and downs during that time. But they are still together and in love today. I should know, as the star-struck green-eyed girl was me.

Funny thing is that when I see that tell-tale star struck look these days, it is when my buyers fall in love with a house. After showing house after house to my clients, whether they are first time buyers or moving up or downsizing, I can see it in their eyes when we have found the one!


  • It is not always the best house.

  • It is not always the most expensive.

  • The property is not always perfectly staged.

But something about the home strikes the heartstrings of the buyers…I can see it in their eyes.

I am a firm believer in houses selling themselves.

For most home buyers, a housing purchase is unlike any other investment; it is an emotional decision. My job as a buyer's representative is to provide stable, unbiased support and assistance throughout the home buying process. So while my buyers are starry-eyed looking at the warm paint colors, brilliant hardwoods and room sizes, I check out the nooks, crannies and disclosures to discover things that might be overlooked. While not an inspector, I will point out potential issues to question the sellers about (and home inspector should the buyers decide to write an offer). Sometimes flaws are hard to see with stars in our eyes.
Falling in love at first sight is a wonderful experience whether with another person or a home. It is important to take the time to get to know that object of your affection before making a commitment. As a professional REALTOR®, I can guide love struck buyers through the home buying process so that they get a good deal on their dream house. My job as a real estate agent when representing buyers is to look out for my clients’ best interests so they can remain in love with their dream home as long as the live there.

Top 3 Big Mistakes Made by Rookie Foreclosure Buyers


As I drive down Lexington Avenue from my Ham Lake home toward Blaine, I often pass a watchful hawk perched on the power line scouting for his next meal. This redtailed bird of prey makes my REALTOR® mind go to thoughts of the some of the buyers I am currently seeing in the Twin Cities real estate market sitting on the sidelines ready to swoop in on a well priced home. In this market that is often a foreclosure or REO home. Unlike the hawk, which is poised for action, instinctively ready to make a kill; a rookie foreclosure buyer is in many cases left without a deal or worse yet can feeling like the prey rather than the one who got the killer deal on a property.

How does this happen? There are many bargains and good foreclosure real estate deals across the Twin Cities metro. I see bargains in throughout Anoka County and in Chisago and northern Washington County too. Affordable homes are everywhere! Even a first time homebuyer should be able to get a good deal, right? Absolutely! But they need to avoid rookie mistakes.

Three most common mistakes made by first time foreclosure buyers:
1. Not knowing when to lowball

Some people have the idea that since they have an abundance of properties on the books, banks would be willing to accept any price offered. This is simply not true. Before a bank puts a home on the market, they send an appraiser out to the home to get a market value assessment. Often the homes are then MLS listed with a REALTOR® and that agent will also advise the bank on the best price to get the home sold. When the foreclosure home comes on the market, it can be at a very attractive rock-bottom price! In many cases the banks will receive multiple offers on well priced homes immediately after listing. In these cases, REO properties are selling for thousands MORE than the asking price. Buyers that lowball in these situations lose out.

2. Not working with a trusted professional

The internet has left some rookie buyers thinking they are real estate experts that can make a good deal going it alone. This is a very scary scenario when buying a foreclosure. The bank's agent works for the bank and often the bank does not allow dual agency. Without representation you are flying solo. Signing a buyer’s representation agreement with a REALTOR® doesn’t cost anything. Think of your agent as YOUR “hawk’s eye” on the market to find you the great deal you are searching for.

3. Not prioritizing pre-approval

When buying a house, the old adage “look before you leap”, should be changed to, “get pre-approved before you look”. This is one of the biggest mistake I see people making in this market as a bank will not consider a home without a pre-approval letter with income and assets verified. (In the case of buying with cash, having a proof of funds letter is essential.) An offer on a bank-owned home will not be considered unless you are pre-approved. If you scout out that killer deal and don’t have the paperwork ready, your offer will be out of the running in any multiple offer situation.

Education is key to making a great foreclosure deal. Watching like a hawk for that great deal is only part of the equation. Having the resources in place and a professional REALTOR® by your side when you swoop in and make your offer is the way to get the deal!

I LOVE Being a REALTOR®~~Making Homebuyers Dreams Come True!

Back in October, I was asked by Cynthia Tilghman, Realtor® Onslow County NC Home Specialist to write about why I love my profession. I put this off for quite awhile. At first, I was going to write about what my Dream job would have been...We had just returned from Disney World and had the opportunity to meet a few of the Dream Team. These are people who spent the last two years walking up to visitors at the park and making dreams come true by letting families stay over night in Cinderella's Castle or giving them a unique behind the scenes tour or other special gift.

I have to admit, as part of a family of Disney Fanatics passing out dreams at Disneyland or Walt Disney World would be the epitome of a perfect job in my book...even if it was only a two year stint (Disney's Year of a Million Dreams ends in a few weeks...sigh.)

Every day making dreams come true...THAT would be an awesome job! But as I thought more about it, I realized that what I do makes others dreams come true too...First homes. Relocations. Move up homes. I love my job because I make dreams come true...not Disney Dreams but dreams just the same.

Today. I ran across this post from earlier this year where I wrote of helping first time homebuyers find their way home. The story gives an example of how I make dreams come true...one happy homebuyer at a time.

Late on a Saturday afternoon, I received a phone call. The caller said he and his fiance had just driven by a listing of mine and could I show them the inside. "Are you working with an agent?" I inquired. "No", he said. The meeting was set for the next evening.


The young man and his fiancĂ©e arrived with an entourage of parents and assorted other relatives. Being first time buyers, they wanted assistance and approval on their first home. Looking over the home from top to bottom, they liked what they saw but needed time to think. I asked the question I always ask, "When you are shopping for a home, are you shopping for a REALTOR®?" The young man's dad answered, "They don't need an agent because they could get a better deal working directly with the listing agent." I explained why this wasn't true but could tell from the look on his face, Dad was not convinced.
I explained agency and asked the young couple to sign the disclosure on agency as required by the State of Minnesota. Buyers need to understand that at any listing for my broker, I am under contract to work for the seller and protect their interests. If the couple decides to sign a buyers' representation agreement with me, they would be in a DUAL agency when looking at homes listed by my broker. They had seen many homes with other real estate agents, but I was the only agent who explained agency to them or asked them to sign the required disclosure.

Days later, a decision was made; the young couple wanted to make an offer. A contract was signed for buyers' representation for the specific home only. Dual agency now applies. As an agent working for both parties, I could not do anything that would hurt either the buyer or seller. Because it was only for the specific home, I could not discuss other property options. An offer was presented, but terms could not be agreed upon. The buyers went away.

A few weeks later the price was reduced on my listing. I called this young couple to see if the lower price would be enough to renew their interest. It would. But there was also another new construction house in a different area that was being considered.

Another showing. They were sure that they had it down to between the two homes. I could see the indecision and confusion on their faces. I asked about the other home they were considering to help them contrast it to my listing to help my selling clients and put their home in a better light. As with most homes, neither home was a perfect fit. I am a firm believer that after weighing all of the pluses and minuses, homes will sell themselves if it is the right home for the buyer. A week passed. No offer came forth.


Finally a phone call from the young man. We have made a decision. We are not going to offer again on your listing. It is not the right home for us. In fact, neither home is right. We are starting over. "Would you help us find a home?"

Now as their buyers' representative, I got to work. For the next few weeks, we visited a dozen or so homes from the hundreds currently on the MLS that met their criteria. Traveling from Stillwater to White Bear Lake and Hugo to Forest Lake we narrowed down the field of potential homes to two or three. Finally, one sparked enough interest for a second showing with the parents, but this home also had a few quirks that raised concerns. That same evening, since we were out, I set up another showing for a home in a development that hadn't considered. Funny thing was, the home was perfect!


With the perfect home, there were no delay or hesitation in signing the offer; everything just fell into place. With every visit to the home for the inspection and walk-throughs, the young couple became more excited.

At the final walk-through, with minutes to go before they were to receive the keys to their first home, I asked them, "So, are you glad that you decided to sign with a REALTOR®?"

They answered in unison a resounding, "Yes!! You made it so much easier to find the right home! Especially for first time buyers." I don't make this stuff up...Those were their exact words.


After the closing, I received a hug and sincere, "Thank you for everything", from my young clients. As they set off to begin life in their dream home a thought struck me, what a great job I have!

Finding a GREAL Deal on Real Estate on Cyber Monday

Everyone knows that today is the day all computer lines will be buzzing with online shoppers trying to get the best deals on Christmas bargains from online retailers. Websites will be slow as millions surf the web to take advantage of discounted prices. So while millions are overloading shopping sites looking for deals on electronics and holiday gifts, now would be the perfect time to search out a great real estate deal.

No I am not kidding. Real estate sites often have tons of widgets, photos and video links that can slow searches. But while others flock to save a few bucks, a savvy homebuyer can save tens of thousands by looking for a home to buy now. Not only are there bank owned properties, pre-foreclosures and short sales on the market, there are homes owned by families that have relocated, there are estates that must be sold and there are houses that are being sold due to family changes such as a new baby, marriage or on the downside, divorce. These homes won’t be removed from the market due to the holiday season. But you can bet that the owners don’t want to face a winter of maintenance on an empty property.

These homes are featuring drastically reduced pricing. Yep, I am seeing listings on homes, tens of thousands off the price from even a few weeks ago. And with the masses of other people buying holiday gifts, a home buyer won’t be faced with as many multiple offer situations. (Yes, there can be multiple offers on a home in this market when the home is priced well!) So home buyers, take advantage of Cyber Monday as a time to shop till you drop for a home bargain! Come January, those distracted buyers will be back in the game.
