Lino Lakes, MN | 2018 Housing Market Update Snapshot of Home Sales Statistics



As in many other north and east Twin Cities metro communities, Lino Lakes has had a slight drop in the amount of closed sales in 2017. This is usually due to a lack of housing inventory as there has been a noticeable shortage of homes for sale across the Minneapolis/St Paul metro. However in Lino Lakes, new listings were up rather than down this past year. This anomaly is most likely attributed to the significant amount of new construction in this eastern Anoka County community. 

This reflects in the increased average home sales price in which rose by a healthy 6.2% in 2017 to $313,829. Likewise, the average price per square footage also jumped 6.7% to $141/sq foot from an average of $131/sq foot in 2016. On average, it took approximately 2 months to sell a Lino Lakes, Minnesota home in 2017 and with over 500 sales, the housing market is strong in this Anoka County community. Even with the additional inventory, it appears to be a seller’s market as sellers received on average 98.2% of their asking price. 

As we head into the spring market in Lino Lakes, home sellers need to be conscious of how their home compares to new construction in size, ascetics and price. This can present a challenge to selling quickly if not addressed properly when at the time of listing. Home buyers hoping to find their Lino Lakes dream home must be understand that while builders do not often negotiate on prices, sellers of existing homes might. Working with a professional real estate agent is the biggest asset whether buying or sellingto negotiate the best outcome.

Blaine, MN | 2018 Housing Market Update Snapshot of Home Sales Statistics




The changes in the real estate market in Blaine, Minnesota were subtle but strong in 2017. This northern suburb of Minneapolis had a slight decrease in new listings and closed sales.  In 2017, 1613 homes listed in Blaine with 1298 sold compared to 1664 listed and 1345 sold in 2016. However, the average price of homes sold in this community was over 6% higher than the previous year. Blaine’s higher valued new construction boom continues to have a positive effect on the average sales price. Homes in Blaine sold for an average of $276,987 last year compared to $260,900 in 2016. The average price per square foot has increased another few percentage points in 2017 to $133/sq ft up from from $124/sq ft the previous year. This is significantly higher than in 2011 when the price per square foot struggled to reach $90. 

Homes continue to sell quickly in Blaine, staying on the market an average of just 50 days. Market time has is less than half from the 4 month sales time a few years back. Home sellers received nearly asking price in 2017 with accepted offers at 99.3% of list. This north metro community has sold through most of its existing home inventory and a significant portion of homes sold are new construction. If you are thinking of selling your home in 2018, it is a very good time to be a traditional seller with a starter home as it IS a seller’s market in Blaine where home sellers have the upper hand in negotiations.

North St Paul MN | 2018 Housing Market Update Snapshot of Home Sales Statistics






North St. Paul, home to world’s largest year round snowman who resides on Margaret Street greeting passing cars along Highway 36, is also home to happy home owners. This eclectic, vibrant community is actually located more to the east than north of Minneapolis/St Paul metro and has seen significant improvement in the real estate market.  The number of new listings has stayed pretty constant (down just 2.4%) despite the overall lack of inventory in the Twin Cities. Closed sales were down just over 7% with 181 homes sold in 2017 versus 195 the previous year. But the average sales price did increase again in 2017 to over $212K and the price per square footage rose from $119 to $128 per square foot.  Compare this to the end of 2011 when the average sales price of a home was under $130K and the average sold price per square foot just $80. What a difference a few years can make! The average days-on-the-market statistic has also dropped significantly again to just 39 days. Six years ago, it took over 4 MONTHS on average to sell an area home. The accepted offers on North St Paul homes were nearly at asking price in 2017, where the average accepted offer was 98.9% of the listed price.


The housing inventory is low across the entire Minneapolis/St. Paul metro as we begin 2018 and North St. Paul is no exception. This we remain in a seller’s market, giving home seller an edge when negotiating. With continued low interest rates, home buyers are out in full force searching for their dream homes NOW hoping to get an accepted offer before the spring market hits. North St. Paul home owners considering selling in 2018 and hoping to get the most leverage from the improved market should consider listing their homes as soon as possible to meet this demand for homes. Getting listed early in the year often means a quick sale.

White Bear Lake MN | 2018 Housing Market Update Snapshot of Home Sales Statistics





The housing market in White Bear Lake, Minnesota is booming. This northeast suburb of the Minneapolis/St. Paul metro area had less homes list but almost an equal number of sold in the year over year statistic from 2016. The effect on average price was a solid 4.5% increase. While not as impressive as the 8.8% increase the previous year, this was none the less a sign that home sellers in  the White Bear Lake housing market is still remain in control when negotiating. In 2017, White Bear Lake homes sold for an average $245,347 and an average price per square foot $141/sq ft. Homes were selling at a faster pace in 2017 too, It took an average 43 days to sell in the city of White Bear Lake this past year. Sellers are in a strong negotiating position and offers are being accepted very close to the listed price. Last year sellers in the White Bear Lake area received an average of over 98% of asking price.

As we start 2018, housing inventory levels are very low for homes in the White Bear Lake area so it remains a seller’s market, giving the negotiating advantage to a home seller. With continued low interest rates, home buyers seeking their dream homes have started very early this year and homes listing now are getting showings and offers. Home owners wanting to take advantage of this strong market might want to list asap. There is a huge demand for affordably priced starter homes in the White Bear Lake Area! With home inventory is low, the negotiating edge goes to the seller but as more homes list in the spring, the market will level out a bit as we go toward summer.

Real Estate Word of the Day: What is a Buyer's Agent?


Buying a home is not an every day event. The average person purchases real estate once every eight years .Whether you are a first time buyer or someone who hasn’t purchased a home for several years, sometimes a refresher on real estate terms can be very helpful. I often notice my Minneapolis/St Paul buyers (and sellers) with a glazed look on their face when certain terms come up so I thought an online real estate glossary would be helpful. The real estate term for today is:

Buyer’s Agent An individual contracted by the buyers to represent them in the purchase of their home.

When buying a house, the home is listed by a broker or company. The REALTOR® that lists the home is the listing agent for the home and is under contract with
fiduciary duties to the seller. When a buyer calls on a sign or enters an open house, the information they provide is shared with the seller because the listing agent is required to disclose all information to their client.

A buyer can have their own representation when purchasing a home. They do not have to work with the listing agent. In fact, almost all of the home buyers I have worked with prefer to have their own agent working on their behalf. If a buyer signs a contract to work exclusively with a specific REALTOR® that agent will work on behalf of the buyer to get the best deal while keeping all their client's private information confidential. As a buyer’s agent, I can show my clients any listed home in the Twin Cities metro. Best of all, it doesn’t cost anything additional to retain your own real estate agent when purchasing  because the fee is paid for by the seller of the home with a shared commission.
