Decisions. Decisions….A Homebuyer’s Dilemma—Hundreds of Homes! How Many Should I See?


Inventory and affordability are a buyer’s dream situation. Fortunately for home buyers in the Twin Cities real estate market, that is the situation we currently find ourselves in today! As a REALTOR® specializing in lakeshore and acreage properties in Anoka County, I have had several clients with very loose selection criteria end up with several hundred homes in their initial MLS search. The amount of homes is overwhelming to the buyer going it alone. By working with an experienced REALTOR®, homebuyers can get that list of homes down to a manageable level it quick order!

The U.S. Department of Housing and Urban Development website indicated, an average homebuyer will see 15 homes before writing an offer. In my experience this is fairly accurate. Most buyers get bored with the process after seeing a dozen or so homes. The homes start to look similar and buyers have trouble remembering keeping them all straight. In a buyer’s market, with so many choices, how does a homebuyer stay focused?

  1. Write down what you Must Have in a home. Need an attached garage? Want a fireplace? Can’t live without central air conditioning? Must have a wooded backyard? Electric heat a deal breaker? Weed out the homes that don’t fit the bill by writing down the must haves and must not haves.

  2. Select a neighborhood, area or school district. If you must be within a few miles of work or you want your children in a specific school district, make certain to specify in your criteria.

  3. Work with a REALTOR®. Although the internet searches have become specific, they are still not as detailed as the ones used by licensed agents. Real estate agents are skilled at asking questions to narrow down your needs then set detailed searches to find your dream home.
It doesn’t cost buyers anything to work with an agent in most cases and it can save time and money! Fees are most often paid for by the seller. But a REALTOR®’s service can save the buyer time and frustration.

As a case in point, I was working with a family that started looking for homes in throughout the northeast metro. When we set the initial search by map search and price point alone, they had an overwhelming 300+ homes to choose from. When questioned further, they really wanted to be within 20 minutes from work in Shoreview and relatively close to downtown Minneapolis and the airport. And, they really preferred to keep their children in the Centennial school district. After initially showing four homes, I learned from the family that a 3 car garage was a “must have” and foreclosure homes in disrepair were not going to be considered. After setting a search and reviewing the homes, I emailed the family two dozen homes that met their specific needs. They chose to see about half of the properties and after viewing the homes, the list was down to a few homes for second showings and possible offers.

Had this family chose to go it alone, they would have been overwhelmed, distracted and frustrated driving around to several homes that would never really consider. By setting specific criteria and working with me, an experienced REALTOR®, the number of homes became a manageable. The buyers remained focused and were able to narrow down to an ideal home rather quickly.

So what happens if you are in a buyers market and there are no homes that are meeting all of your criteria? The beauty of a buyers market is affordability and inventory so buyers have an opportunity to key in on more of their wants and needs for their dream home. But since no home is ever 100% perfect, if too many wants are specified, there may never be a home that measures up. If the list of homes available is too short, reassess those “must haves”.

Lino Lakes, MN Real Estate Market Statistics 3rd Quarter 2008



Lino Lakes continues to grow and real estate is affordable. Conveniently located near the junction of the 35E and 35W split north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts; Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Real estate in Lino Lakes, MN in Anoka County is still selling. During the third quarter, single family homes had a cumulative days on the market statistic (DOM) of 151 days or about five months average selling time in the Lino Lakes area. While encouraging, these are summer numbers and it will be interesting to see if the momentum continues into the fall and winter. Active homes priced under $300,000 seem to be selling well and with thirteen in pending, it seems there is still some momentum as we head into October in this category. There currently is about a six month absorption rate meaning it will take six months for the current inventory of homes to be sold if no additional homes are listed. Lino Lakes existing homes continue to compete with available new construction in Hugo and Blaine. But as it is in southern Anoka County, its sales figures do not tend to be as stagnant as northern Anoka County communities like Ham Lake and Linwood.

High end home sales are starting to move in Lino Lakes. This is welcome news as no high end homes were sold in the first quarter of 2008. There were still just a handful of sales in the $400,000-$500,000 category but the 6 sales over $500,000 is an encouraging sign.
Acreage opportunities are abundant in the Lino Lakes area! From one acre parcels to 15 acre hobby farms, Anoka County as quite a selection of homes in the Lino Lakes area. Many have been on the market for a quite a while. With continued low interest rates, it is a great time to negotiate a deal on your piece of Minnesota acreage!

Circle Pines & Lexington, MN Real Estate Market 2008 Mid Year Sales Statistics

Circle Pines is a small city, approximately 2 square miles, in Anoka County. The neighboring community, Lexington is even smaller encompassing less than one square mile of land. Both little communities are often overlooked since they are sandwiched between Blaine, Lino Lakes just to the north of Shoreview.

Circle Pines might be small but is thriving and has a unique history. According to
Circle Pines and Lexington History, it was one of the first cooperative communities started in 1946 in an area between the townships of Blaine and Centerville in Southern Anoka County. According to the Circle Pines website, the symbol of the cooperative was a pine tree with a circle around it; thus the name Circle Pines. Though the unique development idea only lasted 3 years due to financial and leadership problems, the name remained. One benefit of its cooperative past is that Circle Pines is the only suburban city that operates its own natural-gas distribution company which serves part of Lino Lakes. The community is a part of the Centennial School District is home to Golden Lake and acres of wetlands.

Real estate in the communities of Circle Pines and Lexington is affordable and selling—though admittedly at a slower pace than most sellers would like. First half of 2008 numbers show area homes are staying on the market an average of 160 days. When broken down to single family homes versus townhomes/ condos, the single family homes have a 158 average CDOM while townhomes/condos are selling a bit more slowly with a 181 CDOM. Prices reductions on townhomes are drastic in this area due to the abundance of new construction in the neighboring community of Blaine. Amazing deals can be had for the astute first time condo home buyer.

The cumulative days on market numbers for Circle Pines are comparable favorably with other areas of the north metro like Blaine, Forest Lake, Lino Lakes and Ham Lake where homes had 1st quarter cumulative days-on-market rates (CDOM) ranging from 150 to over 200 days. Inventory levels of single family homes under $200,000 in Circle Pines are reasonable as most homes fit into that under $300K price catagory. Lower days on the market can be partially attributed to fewer high priced homes and the central location to the downtown areas. New construction townhomes in Lexington that have been on the market since 2005 also skew the DOM results.

Lino Lakes, MN Real Estate Market Statistics 3rd Quarter 2007

The third quarter numbers show area homes are staying on the market an average of 159 days. Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 5-6 months of inventory as it stands today.

While homes under $300,000 in Lino Lakes have a manageable inventory level, similar to other areas of the Twin Cities, high end homes are selling at a slower pace. Based on the 3rd quarter statistics it would take about a year to sell the current inventory of homes. This is much better than communities to the north, like Ham Lake and Forest Lake, which have about 2-3 years of high-end home inventory.
