Shoreview MN | 2018 Housing Market Update Snapshot of Home Sales Statistics




In the centrally located Ramsey County community of Shoreview, MN new listings were down just slightly in 2017. This comes as no surprise because housing inventory is sparse across the greater Minneapolis/St Paul metro. New listings were down just 1.7% from the previous year. This likewise, caused a drop in closed sales (down by roughly 2.4% compared to 2016). This lack of housing inventory drove prices up significantly. The average sales priced skyrocketed to $281,106 up nearly 13%. The average price per square foot rose considerably too. Shoreview homes sold at an average $141 per square foot in 2017. It doesn’t take long for the sold signs to be posted in Shoreview either. A home stays on the market for an average of 45 days. This is down over 16% from the previous year. And home sellers are getting their list price too. Homes sold at 98.6% of asking price. 

As we edge closer to the 2018 spring market, it doesn’t appear the demand for Shoreview homes will slow or that inventory will rise. With the low number of Shoreview homes for sale and strong buyer demand, it is a seller’s market in Shoreview. This is where the seller has the negotiating advantage and it is a great time to consider selling a home. If you are looking to buy in Shoreview this spring, be prepared to look and possibly write an offers as soon as the perfect home comes on the market. But be ready with a strategy to make your offer very appealing. There will no doubt be multiple offers on affordable homes this spring.

Considering a new home? Consider Shoreview, Minnesota  This vibrant community attracts attention for many other reasons besides the twin, skyscraping, radio transmission towers reaching high 1400+ feet into the air. Though not officially incorporated until 1957, Shoreview has a rich history. A good portion of what is now known as Shoreview was once inhabited by Dakota and Ojibwe Native America tribes. It was ceded to the US Government from the Ojibwe in 1837 and soon became known as a farming community. The Soo line of the railroad expanded into Shoreview in the late 1800’s and soon New Englanders and other European settlers came to farm the land. The iconic radio towers weren’t built until much later in 1963 but those three towers on 694 are still the tallest structures in the state of Minnesota. According to the 2000 census, nearly 26,000 people called Shoreview home. No doubt this decade’s survey will only add to the number of residents in this vibrant community.

Here is a top ten list of reasons why Shoreview Minnesota is such a great place to live.

#10—Turtleman Triathlon. Shoreview is home to Minnesota’s oldest triathlon, the Turtleman Triathlon which is run every August starting at Turtle Lake park. Hundreds of athletes take to the streets and shores of Shoreview for this annual summer event.

#9—Free Music and Movies! Concert in the Commons has been an annual tradition from June thru August. In 2010, free movies were added to the mix of family-friendly activities being shown at the Shoreview Commons Pavilion on Friday evenings in August. Bring popcorn or a picnic and have fun.

#8—Einhausen Sister City. For nearly a decade, the City of Shoreview has had a unique relationship with Einhausen, Germany as its sister city. As sister cities, Shoreview and Einhausen are partnered to promote a cultural understanding between the United States and Germany by creating opportunities for residents in the two communities to form personal relationships.

#7—Awesome Schools. Although Shoreview does not have it’s own secondary schools it is served by two highly rated school districts: Roseville School District 623 and Mounds View School District 621. It also has three community based public elementary schools within its borders: Emmet D. Williams Elementary School , Island Lake Elementary School, Turtle Lake Elementary School .

#6—Lakes and Parks. Shoreview has several of Minnesota’s 10,000 lakes within its borders. The largest and most notable are Island Lake, Lake Owasso, Snail Lake and Turtle Lake but there are also several smaller named lakes in Shoreview including: Grass Lake, Emily Lake, Lake Judy, Lake Wabasso, and Martha Lake as well as Rice Creek to enjoy the view of one of Minnesota’s greatest resources. #4—The Tropics! Where do you go for a little splashing fun when the Minnesota lakes are frozen? Why the Tropics of course! The Tropics Waterpark is an indoor oasis located in the Shoreview Community Center for kids of all ages to enjoy some water fun whether it is too hot & humid or cold & blustery. Since it opened, it has been a popular birthday party venue for residents in the north metro. But most people don’t want to wait for a party, everyday is a party at the affordable Tropics Waterpark.

#3— Enjoy a Slice! The Slice of Shoreview is an annual summer event with something for everyone. This community extravaganza held every July includes fun activities that have included a petting zoo, parade, car show, art fair, talent show and carnival. New Year's Resolution for 2012: Resolve to Save for a First Home!


In a few days we will all be turning the calendar page and entering 2012. After the champagne corks pop and the big ball drops in Times Square, it will be time for resolutions. If you want to be a first time home buyer in 2012 maybe it is time to set a financial resolution or goal. If despite all the gloom, doom of the foreclosures during the past several years you still plan to own a homeowner one day soon, it's time to start saving! 

Those dreaming of buying a first home are in very good company. According to a CNNMoney.com article, Housing Bust? So What? We Still Want to Own, over half of Americans still want to own their own home. In fact, over a quarter of Americans indicated are even MORE likely to buy real estate since the foreclosure crisis. 


Does this surprise you? Not me. As a REALTOR® who has sold homes during this entire decade of rising and falling housing prices, one thing has remained constant: People prefer the freedom of owning their own house and piece of land. Whether it is a multi-level on a corner lot in Shoreview, a rambler on acreage in Anoka County or 50 feet of sandy lakeshore on  Forest Lake, people want to OWN! The biggest change (and reason I believe that there has been a rise in wanting to own) is simple. Owing a home is affordable again!
Home prices have started to stabilize and even inch upwards in some communities at the lower price points.  But overall housing prices in the Twin Cities remain at all time lows. This past year we saw first time buyer and starter priced homes start to sell again. Inventory is low for starter homes and demand is picking up. Though most communities are seeing significantly lower housing prices than a few years ago, prices are starting to edge up again. Record low interest rates combined with low prices meant that there was a really opportunity for the first time home buyer in 2011 and it will continue into 2012 too!


But like last year, first time homebuyers  must have a down payment. It is also important to have some cash reserved for repairs, remodeling and of course new furnishings for the new house! So what is the best way for a first time buyer to begin saving?
