Snapshot of Home Sales Statistics in Maplewood, MN Year End 2015



The housing market in Maplewood, Minnesota remained strong and steady throughout 2015. Similar to other communities in the Minneapolis/St. Paul metro, this Ramsey County city has real estate sales statistics remained solid with abundant sales and new listings. Both the number of new listings and closed sales were up from 2014 and the average sold price was steady coming in slightly lower than last year at just under $200K. Keep in mind; just four years ago the average price of a home was over $50K less at $146,957. Continued sales at a steady price show a solid comeback for housing sales in the area.

Back in 2011, Maplewood homes were bringing in an average price per square foot of $82 which was similar to many other communities in the northeast Minneapolis/St. Paul area at that time. In 2015, Maplewood home sellers saw the price per square foot rise a tad over the 2014 price to $108 on average but significantly higher than four years ago.  Sellers continue to get about 96% of their asking price in 2015 but the time to sell a home has decreased.  The average time on the market to sell a home was down significantly from 2014, taking an average of 69 days to sell. Compare this to the 164 average days on market (DOM) statistic in 2011 to realize just how big the rebound of the Maplewood market has been. A limited housing inventory will continue to push prices up slightly and homes appear to be selling at a somewhat brisk pace. Maplewood home owners considering selling in 2015 might want to get their home listed early. The housing market is strong and  inventory is low giving a slight edge to sellers when  a home is well priced and properly prepared to list.

Snapshot of Home Sales Statistics in Forest Lake, MN Year End 2015



At the end of 2015 there were only 2.5 months of inventory in the Forest Lake area for single family homes including all condos, townhomes and new construction. The housing market in Forest Lake is stable and stronger than has been in several years though it has come back slower than communities closer to the Minneapolis/St Paul metro.  New listings were up a substantial 13% from 2014 to 2015 and closed sales up a whopping 36.4%. This is most likely due to abundant new construction in the area. The continued lack of inventory throughout the metro has pushed buyers north but that has not had a significant effect on the sales price.  Prices in this north metro suburb were 2% under the average price in 2015 but home sellers have little to complain about as this is still well above a few years back when the average price was under $200,000. Days on market in 2015 were down a tad but it sellers still waited almost 3 months on average for a buyer. Average price per square foot rose from $114/sq ft in 2014 to $122/sq ft last year. This is comparable to other communities in the Washington County/east Anoka County area. Solid sales prices and low inventory would give a slight market edge to sellers in the Forest Lake area as we head into the 2015 spring market.

Snapshot of Home Sales Statistics in Blaine MN Year End 2015




The changes in the  real estate market in Blaine, Minnesota were subtle but strong in 2015. This northern suburb of Minneapolis had a slight increase in new listings but big bump in year over year closed sales. This is probably due to the amount of new construction closes almost as soon as it is listed in this area.  Blaine’s higher valued new construction boom continues to have a positive effect on the average sales price. The average price per square foot has increased another few percentage points in 2015 from $116/sq ft to $119/sq ft. This is significantly higher than just a few years back when it  was under $90.  Closed sales took a big jump, up almost 15%. Homes continue to sell quickly in Blaine, staying on the market an average of just under 2 months. Market time has been cut in half from the 4 month sales time in 2011. Home sellers received nearly asking price in 2014 with accepted offers at 97.8% of list. This north metro community has sold through most of its existing home inventory so 2015 might be a good time for a traditional seller with a starter home to make their move as sellers are continuing to have the upper hand in this community.

Why List Your Home in February? Starter Homes are Going FAST!




It's not exactly springtime but in February when the weather forecast calls for 40's and rain rather than snow, Minnesotan's can't help but think spring! But we all know that another blast of winter could still be right around the corner. So who in their right mind would consider listing their Minneapolis/St Paul home now?


Smart sellers, that’s who.

There is a misconception out there; People think no one moves until April or even May in Minnesota. It’s can often be so darn cold it literally takes your breath away in February when the temps drop below zero. But Minnesotans don’t hibernate.  We go to work, the gym, restaurants and generally live our lives embracing the cold. Believe it or not, there are Minnesotans who choose to move in the winter. And with the continued very low interest rates, there are many home buyers looking to purchase a first home or move up to a bigger home, better school district or closer to their new job. But since Twin Cities sellers don’t buy into this concept, the housing inventory is very low at this time of year.

Most home sellers mistakenly think it is best to wait until that “hot spring market” when the weather is warm and grass is green.  They assume they will get a better price for their home if they wait until May or June to sell. In my experience, if a homeowner can get their house on the market early, they are more likely to get top dollar and maybe even multiple offers. I recommend to my clients to  try to get listed before the Parade of Homes starts at the end of February if at all possible.

My reasoning?  It comes down to basic supply and demand. There is a demand for affordable starter homes right now and very little housing supply in February and early March. If you can get your home listed soon, you might be hanging the sold sign sooner than expected (and for a good price too!)

Snapshot of Home Sales Statistics in North Oaks, MN Year End 2015




The housing market in North Oaks, Minnesota saw significant improvement in 2015. This north metro Ramsey County community with private roads, golf course and upscale executive homes increased new listings and closed sales in 2015There was also a nice year over year increase in the average sales price which was up almost 9% to $727,159. The amount sellers are receiving on their homes is close to asking their asking at 96.7% which is up over 3% from 2014. The average price per square footage likewise jumped from $154/square foot in 2014 to $179 at the end of the year which is an increase of over 16%. Time on the market to sell a North Oaks home, is down by over 26% with homes taking just over 4 months to sell on average. This is higher than other communities in the metro but with price points significantly higher in this unique, upscale community, this is expected.

As we start 2016, housing inventory levels are average in North Oaks. There are several new construction properties and a handful of unique previously owned treasures. Each home is very unique North Oaks with many designed by architects specific to the owners specifications. Since interest rates continue to remain affordable, home buyers out there searching for their 2016 dream home would be well advised to explore options in North Oaks

Snapshot of Home Sales Statistics in North St Paul, MN Year End 2015



North St. Paul home owners are smiling almost as big as the world’s largest year round snowman that hangs out in the center of town along Highway 36. This eclectic, vibrant community is actually located more to the east than north of the Minneapolis/St Paul metro and has been experiencing continued improvement in the real estate market.  The number of new listings and closed sales significantly improved for the fourth year in a row. The average sales price increased in 2015 to over $176,000 and the price per square footage rose from $101 to $109.  This is a huge increase from just 4 years ago when the average sales price of a home in North St. Paul was under $130K and the average sold price per square foot just $80. The average days-on-the-market statistic has also dropped significantly for the fourth year in a row to just 65 days. This is half the time it took to sell a home in 2011 when the average time to sell a home was 130 days! The accepted offers on North St Paul homes are closer to their asking price this year too coming in at an average 96.6% of the listed price.

The housing inventory is low across the Twin Cities metro and North St. Paul is no exception as we begin 2016. This creates a bit of a seller’s market, giving home seller a slight edge when negotiating with a buyer. With continued low interest rates and a mild Minnesota winter, home buyers are in the market for their dream homes now. North St. Paul home owners considering selling in 2016 and hoping to get the most leverage from the improved market should consider listing their homes as soon as possible before the increased competition in the spring.

Snapshot of Home Sales Statistics in Hugo, MN Year End 2015





The housing market in Hugo, Minnesota has improved significantly in 2015. This north metro Washington County community just outside of White Bear Lake saw increased new listings and closed sales in 2015. With closed homes statistics rising faster than new listings, housing inventory is still low in this northern Minneapolis/St. Paul suburb. This could the reason the average sales price rose again for the fourth consecutive year to over $259,000. The amount sellers are receiving on sales is close to asking at 97.3% which is slightly up from 2014 and it continues to be one of the highest ratios for communities in the north and east metro area. The average price per square footage likewise jumped from $111/square foot in 2014 to $119 at the end of the year. Time on the market to sell a Hugo home, was also down significantly in 2015 with homes taking just over 2 months to sell on average. 

As we start 2016, housing inventory levels continue to be low in Hugo. This has created a bit of a seller’s market; with sellers having the negotiating advantage. Since interest rates continue to remain affordable, home buyers are out there searching for their dream home well before the traditional spring market has begun. Hugo home owners considering selling in 2016 and planning to get the most leverage from the improved market should consider listing their homes as quickly as possible. Once the warmer temperatures arrive, there will likely be more homes on the market and the market will balance out.
