List my Twin Cities Home in February? Are You Kidding?

For the past decade or so, my clients who have listed their homes in the dead of winter have had the greatest success. I am not kidding about this. Sure, some days are bitter cold and people have to be bundled up, but they DO move.

FACT: There are many more buyers in the Twin Cities searching for the perfect home, than homes on the market listed for sale.

Even diehard Minnesotans believe no one moves in February. It’s so darn cold everyone is hunkered down inside. But Minnesotans don’t hibernate. We go to work, the gym, restaurants and generally live our lives embracing the cold. Believe it or not, there is currently an over abundance of Minnesotans who want to move THIS winter. And with interest rates edging up, there are many home buyers who don't plan to wait until spring to purchase a first home or move up to a bigger home, better school district or closer to their new job.

Winter after winter, I try to convince sellers to believe how low the housing inventory is in February compared to the amount of active home buyers. It is really difficult to overcome that ingrained belief to wait until that “hot spring market” when the weather is warm and grass is green. Sellers assume they will get a better price in May or June. However, it is just the opposite. If a homeowner can get their house listed BEFORE spring, they are more likely to get top dollar and generate multiple offers.

I recommend to my clients to try to get listed before the Parade of Homes starts in early March. My reasoning? It comes down to basic supply and demand. There is a demand for affordable starter homes right now and very little housing supply in February and March. Not every buyer can afford new construction but the Parade advertising really motivates people to move. Home sellers that get your home listed soon, might be hanging the sold sign sooner than expected (and for a good price too!)

Why List Your Home in February? Starter Homes are Going FAST!

It's not exactly springtime but in February when the weather forecast calls for 40's and rain rather than snow, Minnesotan's can't help but think spring! But we all know that another blast of winter could still be right around the corner. So who in their right mind would consider listing their Minneapolis/St Paul home now?

Smart sellers, that’s who.

There is a misconception out there; People think no one moves until April or even May in Minnesota. It’s can often be so darn cold it literally takes your breath away in February when the temps drop below zero. But Minnesotans don’t hibernate.  We go to work, the gym, restaurants and generally live our lives embracing the cold. Believe it or not, there are Minnesotans who choose to move in the winter. And with the continued very low interest rates, there are many home buyers looking to purchase a first home or move up to a bigger home, better school district or closer to their new job. But since Twin Cities sellers don’t buy into this concept, the housing inventory is very low at this time of year.

Most home sellers mistakenly think it is best to wait until that “hot spring market” when the weather is warm and grass is green.  They assume they will get a better price for their home if they wait until May or June to sell. In my experience, if a homeowner can get their house on the market early, they are more likely to get top dollar and maybe even multiple offers. I recommend to my clients to  try to get listed before the Parade of Homes starts at the end of February if at all possible.

My reasoning?  It comes down to basic supply and demand. There is a demand for affordable starter homes right now and very little housing supply in February and early March. If you can get your home listed soon, you might be hanging the sold sign sooner than expected (and for a good price too!)

Be as Sly as a Fox when Buying your Next MplsStPaul Home

Como Park Zoo has always been one of our favorite destinations on a weekend afternoon, even on a snowy winter day. With big flakes falling we were graced by the presence of this white fox, which often hides in his foxhole instead of greeting zoo visitors. Smart little guy that he is, he embraces the snowy winter weather because he can enjoy a bit of solitude rather than the loud noisy throngs of humans that are usually just beyond his fencing.

See there are some things Minnesotans don’t like to do in the winter…especially in the snowy months of January and February. Moving to a new home tops that list.

No it is not fun to move furniture when there is ice on the sidewalks.  Going to showings involves carefully removing boots to avoid tracking snow into the homes you view.  Driving from listing to listing in blizzard like weather can be treacherous. But like the fox in the solitude of the often busy zoo, it can be very smart to consider purchasing a home in the dead of winter.

Right now, interest rates are low. There are fewer buyers in the market for higher priced homes but many first time buyers for starter homes (but more are in the process of getting qualified for the spring housing rush). Home owners who want to sell in the spring are just starting the process of getting their homes ready to sell.

If you are a move-up buyer who currently owns a home and wants to move up to a larger property, this is an especially smart time to speed up your time frame. There are always first time buyers in the market looking for starter homes. With year-round demand for a smaller, lower priced homes, a savvy move-up home buyer could have their starter home or townhome listed and sold quickly and at a higher price in the winter than if they wait until May. They are often able to negotiate on that larger home more effectively as they can avoid dealing with the contingency of selling their current home.

Often sellers who list in the subzero temps of winter get more for their properties than when the spring market hits. Yes, there are more buyers in the market in May when the weather is warm, but there is more home inventory too. This actually causes less demand because buyers have a greater selection of properties. However, higher priced and newly constructed homes that that move up buyers are considering, do not seem to be affected as drastically by this winter pricing bubble. It presents an unique opportunity to get more for your current home without paying more for the home you plan to buy.

It’s Cold. It’s Snowy. Why Should I List My Minnesota Home Now?

Tonight Twin Citians will face some of  the coldest weather in Minneapolis/St Paul so far in 2015. People from other parts of the country think we must be crazy to live where temperatures reach into the double digits below zero. Who in their right mind would contemplate listing their home for sale when it is so darn cold?

Smart sellers, that’s who.

There is a misconception out there; People think no one moves in January in Minnesota. It’s so darn cold we all must be literally frozen to the ground. But Minnesotans don’t hibernate.  We go to work, the gym, restaurants and generally live our lives embracing the cold. Believe it or not, there are Minnesotans who want to move in the winter. And with the very low interest rates, there are many homebuyers with good intentions and New Year’s resolutions to purchase a first home or move up to a bigger home, better school district or closer to their new job. But since sellers don’t always believe this, our housing inventory is very low at this time of year.

Most home sellers mistakenly think it is best to wait until that “hot spring market” when the weather is warm and grass is green.  They assume they will get a better price for their home if they wait until May or June to sell. Tips for Staging, Showing and SELLING a Home at Christmas!

With Thanksgiving's turkey leftovers all but a memory, the holiday season is in full swing. It is the time of year when my clients with their homes on the market, start calling for advice. On or off the market for the holidays? What a great question! My answer is always, if possible, keep it on!

Most home sellers are more inclined to withdraw their home from the market for a few months. This is especially true in Minnesota where a white Christmas is almost a guarantee. Old Jack Frost has been nipping at the nose early this year so sine sellers believe home buyers are too preoccupied with finding a perfect gift instead of being out shopping for their dream home. While there is some truth to this, sellers can be ignoring another more important truth: Buyers looking at houses during the holidays are V-E-R-Y serious buyers.

There are not too many proverbial "tire-kickers" running around with a REALTOR® when there are presents to buy and gifts to wrap. December and January showings are a seller’s opportunity to stand out from the competition. Most homes buyers will visit at this time of the year are vacant. Often a buyer’s choices are down to model homes, empty relocation properties and foreclosures. Just imagine how a buyer perceives a warm home filled with the colorful sights, delightful sounds and wonderful aromas of the season. Staging a home for a sale during the holidays is a unique opportunity giving the traditional home seller the edge!

Tips for Showing & Selling During the Holidays

  •     Decorate! Tastefully of course. This might not be the year to pull out all stops with a million light display but a decorated tree, candles and wreaths can add a special touch.
  •     Bake and Share Gingerbread Men. Leave out a plate to share with potential buyers. Why should Santa have all of the extra calories?
  •    Cozy and Comfortable! Make sure the furnace is set for showing at a comfortable temperature to take off the chill. If you have a fireplace, keep it burning to add to a festive welcoming feel.
  •     Play holiday music. Avoid the annoying versions of Gramma Got Run Over by a Reindeer and go for instrumentals or uniquely Minnesota regional artists like The Blenders.
  •     Shovel and salt the sidewalk and driveway. No one wants to spend the holidays in the emergency room with a broken wrist or worse.
  •     Leave the front light on! Don’t forget it is dark during those early evening showings. Make certain REALTORS® are able to see their way to your front door and open the lockbox.

Quick Tips for Home Sellers--Show and SELL during the Holidays!

We just had the first measurable Minnesota snowfall so that means the winter holidays are just around the corner. But if what if the house hasn’t sold yet? What should a seller do?

At first inclination many sellers opt to cancel their listing and withdraw their home from the multiple listing service believing that the preoccupation with the holiday season puts the brakes on most home purchases. While many home buyers will be distracted, sellers can be ignoring a real opportunity: ANY buyer looking at houses during the holidays is VERY serious about buying a home.
There are not many tire-kickers running around with a REALTOR® when there are presents to buy, cookies to bake and gifts to wrap. November, December and January showings are a seller’s opportunity as most homes that buyers visit at this time of the year are vacant. Quite often, a buyer’s choices are down to model homes, vacated relocation properties and foreclosures. Providing the opportunity for a buyer to visit a home filled with the colorful sights, delightful sounds and wonderful aromas of the season is a great option for those wanting to sell.

Tips for Showing and  Selling During the Holidays
  1. Decorate! But don't go overboard with the lights and decor! This is not the time for a Griswold inspired display of lights as in National Lampoon’s Christmas Vacation, but a decorated tree, candles and wreaths can add a special touch.
  2. Bake Christmas Cookies. Share a few with the buyers and agents viewing your home. Why should Santa have all of the extra calories?
  3. Make sure the fireplace is burning bright, warm and welcoming!
  4. Play holiday music. Leave out the nerve-grating "Santa got Run Over by a Reindeer" type carols and go for instrumentals or uniquely Minnesota regional artists like The Blenders.
  5. Shovel and salt the driveway as necessary. No one wants to spend the holidays in the emergency room with a twisted ankle and bruised tailbone.
  6. Turn the heat up for showings…Show visitors how well the furnace works. Warmth is such a treat after visiting vacant homes with the thermostat turned way down!
  7. Leave the front light on! Don’t forget it is dark out during those early evening showings. Make certain buyers and their agents are able to see their way to your front door and open the lockbox.

Rebounds Not Exclusive to Basketball—Housing Prices have Bounced Back!

I have no ability when it comes to basketball but as a REALTOR® with well over a decade of experience in the Twin Cities north and east metro, I do know a housing rebound when I see it. Since last fall there has significant activity in the Minneapolis/St. Paul housing market. In the north and east metro, I have witnessed the market turn. The extreme low interest rates have brought out the first time buyers who have literally bought up almost all the listed houses. This is good news…unless you are a first time buyer.

Once again, there are multiple offers on home. In one situation I was in this past fall, there were 12 offers by the time the highest & best deadline arrived. Not familiar with the term highest & best? When there are multiple offers on a home, the seller’s agent notify all interested buyers to submit their highest and best offer so the seller can choose which one to work with. In this situation the seller’s agent said she had another dozen buyer’s agents contact her AFTER the deadline. More than 2 DOZEN interested parties on one home! This is driving prices up again.

The real estate market has seen a rebound this market and it is good news for any seller that has been waiting for the right moment to sell.

Before the holidays, I was asked by a number of clients what they should do to do to get their home ready for selling in the spring. My advice was, “If you are ready now, go for it! Don’t wait until spring!” There is no reason to wait out the winter. Buyers are looking now and writing offers now as there are very few good homes on the market. The clients who took my advice saw their homes sell quickly…in many cases in just days.

Tips for Sellers in this Rebound Market:

  • Get your home picture-perfect ready and on the market as soon as possible. Don’t wait as there will be more sellers competing in the spring.
  • Stage your home. It will stand out compared to foreclosures.
  • Price it right from the start. Just because pricing is up, doesn’t mean the sky is the limit on pricing. Buyers are too savvy…and so are appraisers! Trust your REALTOR® to help you find a realistic listing price.

Tips for Buyers in this Rebound Market:

  • Work with a REALTOR® from the start. I am able to find homes for my buyer clients and get them out to see them within hours of hitting the market.
  • Get Pre-approved for a home loan. Sellers will not consider an offer without a pre-approval letter or proof of funds if it is a cash offer.
  • Educate yourself on the market and work with an agent that knows the area so you won’t have to hesitate to write an offer. Waiting a few days to think about it may not work in this fast paced market.

On or Off the Market this Holiday Season? What Should a Home Seller Do?

Thanksgiving is only a week away...the relatives are planning for a visit...the turkey is in the freezer and grandma's secret stuffing recipe has been pulled from the vault. Yes, the holiday season is almost here but the house hasn’t sold.

What should a home seller do?
A first inclination for most home sellers would be to withdraw their home from the market for a few months. This is especially true in Minnesota where a white Christmas is pretty common. There is a belief that the home buyers will be preoccupied with the holiday season and only a handful of people in the market. While there is some truth to this belief, sellers can be ignoring another more important truth: Buyers looking at houses during the holidays are V-E-R-Y serious buyers.
There are not many tire-kickers running around with a REALTOR® when there are presents to buy and gifts to wrap. 4. Play holiday music. Leave out the barking version of Jingle Bells and go for instrumentals or uniquely Minnesota regional artists like The Blenders.
  5. Shovel and salt the sidewalk and driveway if necessary. No one wants to spend the holidays in the emergency room with a twisted ankle.
  6. Leave the front light on! Don’t forget it is dark during those early evening showings. Make certain buyers and their agents are able to see their way to your front door and lockbox.

Holiday Tips for Homesellers—House On the Market for Thanksgiving & Christmas?

The calendar says November and that first snow fall will be blowing in soon. It won't be long before the holidays are upon us. So if your home is currently on the market and has yet to sell or if you just got a job offer out of state and need to list your home, what should a seller do?

At first inclination most sellers opt to withdraw their home from the market believing that the preoccupation with the holiday season puts few buyers in the market. While there is a grain of truth to this, sellers can be ignoring another more important situation: Any buyer looking at houses during the holidays  will be VERY serious buyers.
There are not many tire-kickers running around with a REALTOR® when there are dinners to plan, cookies to bake, and gifts to wrap. November, December and January showings are an opportunity for a traditional seller. Most homes that buyers visit at this time of the year are vacant. A buyer’s choices are down to model homes, empty relocation properties and foreclosures. A welcome home filled with the colorful sights, delightful sounds and wonderful aromas of the season, give a unique opportunity for those wanting to sell.

  7. Leave the front light on! Don’t forget it is dark out during those early evening showings. Make certain buyers and their agents are able to see their way to your front door and be able to open the lockbox.

Home for Sale During the Holidays? 7 Essential Tips for the Holiday Homeseller!

Summer is long over and with Halloween now come and gone it is time to pack up the pumpkins and fall decor too. Home sellers so excited this spring that this was THE year to downsize from their family home or upgrade to something larger are more concerned over the upcoming holidays than the extremely low interest rates that enticed them to list their home in the first place. Many are now wondering whether they should take a break from potential showings and just enjoy the upcoming holidays without concerns of whether the home is "showing perfect". So,what should a home seller do?

At first inclination most sellers opt to withdraw their home from the market believing that the preoccupation with the holiday season puts few buyers in the market. While there is a bit of truth to this belief, sellers can be ignoring another more important truth: Buyers who look for houses during the holidays are VERY serious buyers. Savvy buyers know that the extremely low interest rates will not be around forever.
And, there are not many tire-kickers running around with a REALTOR® when there are presents to buy and gifts to wrap. November, December and January showings are a traditional homeseller’s opportunity as many homes that buyers visit at this time of the year are vacant. A buyer’s choices are down to model homes, empty relocation properties and foreclosures. A welcome home filled with the colorful sights, delightful sounds, wonderful aromas of the season give a unique opportunity for those wanting to sell. Picture how inviting a warm home with a crackling fire in the hearth and a tree full of twinkling lights will appear to a homebuyer after seeing house after house that is cold, dark and vacant. It will feel like an oasis! Sellers serious about selling, will keep their homes on the market!
Tips for Showing & Selling During the Holidays
  1. Decorate! Tastefully of course. This might not be the year that you do the Griswold display of lights as in National Lampoon’s Christmas Vacation, but a decorated tree, candles and wreaths can add a special touch.
  2. Bake and leave out Christmas Cookies. Why should Santa have all of the extra calories?
  3. Make sure the fireplace is burning bright, warm and welcoming!
  4. Play holiday music. Forget the classic kiddie favorites like Jingle Bells and Rudolph. Go for instrumentals or uniquely Minnesota regional artists like The Blenders.
  5. Shovel and salt the driveway. No one wants to spend the holidays in the emergency room with a twisted ankle or broken hip.
  6. Turn the heat up for showings…Show them how well the furnace works. It is such a treat after visiting vacant foreclosed homes!
  7. Leave the front light on! Don’t forget it is dark out during those early evening showings. Make certain buyers and their agents are able to see their way to your front door and lockbox.

Attention Homeowners! Essential Fall Maintenance or "Honey Do" List

There was a nip in the air this morning. Leaves have turned gold, red and yellow and now are blowing all over Anoka County. The fallen acorns have attracted white-tailed deer as they feast in Ham Lake, Columbus and Lino Lakes backyards. It is time to get those autumn chores done to protect our home and investment from the winter ahead.
As a REALTOR® in the Twin Cities metro, I know how important it is to maintain a home in throughout the year. Winters can be mild or brutal in Minnesota depending on the year. Whether the Almanac or the weatherman predicts a few snowfalls or many blizzards, getting your home ready in the fall can prevent winter damage and costly repairs in the spring.

Here are a few reminders of repairs and preventive maintenance tips for all homeowners to consider do every fall:

  1. Clean Gutters of leaves and other debris that might clog the drainage. A blocked gutter can cause an ice dam when the snow flies.

  2. Winterize the lawn tractor or mower and get that snowblower tuned. If you have a plow service, make contact and update your contract prior to the first snowfall.

  3. Change security lightbulbs in hard to reach outlets. It would hazardous to climb ladders to reach the tip of a garage over an icy driveway.

  4. Unhook, coil and remove hoses from water spigots. Turn off and winterize sprinkling systems. Turn off water to outside spigots if not frost-free to prevent burst pipes in subzero temperatures.

  5. Have the annual furnace cleaning and tune-up to be ready for those first cold evenings. Remember to change the furnace filter every month for best efficiency…even if the packaging says “6-month filter”. QUICK TIP: Change filter when you make your monthly mortgage payment so you don’t forget.

  6. Check all windows and doors to see if new caulk or weather-striping is needed.

  7. Fall is the perfect time to paint with the low humidity and crisp breeze. Check deck, siding and trim for peeling paint.

  8. Fall is the last chance to seal the asphalt driveway prior to winter freezing. Fill cracks and topcoat if necessary.

  9. Inspect the roof for missing or damaged shingles. Verify that the flashings are sealed from rain and snow.

  10. Snap a few fall photos while the mums and trees are vibrant with color! Golden yellow oak leaves and vivid red sumacs will look awesome in the local MLS if you decide to sell your home over the winter.

7 Tips for Holiday Homesellers—House On or Off the Market at Christmas?

It is that time of year again. The holidays are upon us but the house hasn’t sold. What should a seller do?

At first inclination most sellers opt to withdraw their home from the market believing that the preoccupation with the holiday season puts few buyers in the market. While there is truth to this belief, sellers can be ignoring another more important truth: Those buyers looking at houses during the holidays are very serious buyers. That
extended tax credit has expanded to include those who have owned homes previously so this year there are more winter buyers than ever before. There are not many tire-kickers running around with a REALTOR® when there are presents to buy and gifts to wrap. December and January showings are a seller’s opportunity as most homes that buyers visit at this time of the year are vacant. A buyer’s choices are down to model homes, empty relocation properties and foreclosures. Expanded Tax Credit Might Make Moving in a MN Winter Worth the Effort

Everyone knows that S word associated with a Minnesota Winter: SNOW! The dreaded elements of the season that scare many "sunshine and warmth" lovers out of our great state do present problems when it comes to moving and selling a home.

But this year if you wait until spring, you could lose out big time.
The expanded and extended tax credit for homebuyers will expire in April 2010 just as the warm winds of spring make a comeback. If you are considering a move in the next 6-12 months, listing your home now could definitely be to your advantage.

Here are a few reasons…besides the $6500 tax credit…that might convince you to put your home on the market now:

  1. Buyers who look at homes in the winter months in Minnesota are serious about purchasing a house. There are less “snow” tire-kickers when you have to navigate to showings along icy roads.

  2. Not all first time buyers could find that perfect foreclosure home this summer. Many would prefer to work with a traditional seller who can provide a history of the home on a disclosure.

  3. Buyers like viewing homes where the utilities have not been disconnected, and this is true especially in the winter. As a traditional seller your home isn’t winterized and disconnected like vacant, foreclosed properties. Buyers will definitely feel a warm glow any home with the lights and heat on!

  4. Snow can cover landscaping flaws. If fido has left dead spots in the grass, now one will notice.

  5. Homes look very festive during the holidays! Of course don’t go overboard with the lights…This means NO Griswold decorating! But tasteful holiday décor will make a house feel more like home.

The Sumac is Starting to Turn---10 Fall Maintenance Tips for Minnesota Homeowners!

I could hardly believe it when I saw it…The sumac is starting to turn in Anoka County and all over the north metro. Combine that with an over night temperature in the mid-40’s and we know that summer is almost over. Okay sumac is the first to turn colors and on most trees the leaves are still green but fall will be upon us soon. In a few more weeks we will need to wrap up all those summer projects and get the house ready for the winter season.

As I walk around my Ham Lake backyard and see the few leaves that have just begun their transformation from vibrant green to brilliant red I wonder where the summer went. It was the usual blur of activity baseball, summer classes, weekend excursions, trips to
Bunker Beach and Valleyfair with an occasional evening on the patio enjoying family time around a blazing fire in the firepit. All good things eventually come to an end...I realize it is time begin the autumn chores to protect our investment from the winter ahead.

As a REALTOR® in the Twin Cities metro, I know how important it is to maintain a home in throughout the year. Winters can be mild or brutal in Minnesota. Despite what the
Old Farmer’s Almanac might predict there is no guarantee which type of weather will come our way this year. Getting your home ready in the fall can prevent winter damage and costly repairs in the spring. And for any homeowner thinking the spring of 2010 will be the time to make a move, taking late summer and fall photos is a great asset to a winter listing to show how beautiful your landscaping is all year round!

Here are TEN essential tips and reminders of repairs and preventive maintenance all homeowners should consider in the fall:

  1. Clear Gutters of leaves and other debris that might clog the drainage.

  5. Schedule the annual furnace cleaning and tune-up to be ready for those first cold evenings.

Golden yellow oak leaves and vivid red sumacs will look awesome in the Twin Cities MLS if you decide to sell your home over the winter. Beautiful, green photos are a refreshing change when you consider that all of your competition will be snow covered!
