Lino Lakes, MN Real Estate Market Statistics Third Quarter 2009

Looking for a good deal on lakeshore or acreage in the Minneapolis/St. Paul area north metro? Lino Lakes, MN in Anoka County might be just the ticket. 2009 had seen an abundance of sales in the lower price points with bank owned and lender mediated properties impacting the market. Traditional homes had longer market times and by the end of the 3rd quarter properties were starting to move in even the higher price points.

Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts;
Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Like other communities in the Twin Cities, Lino Lakes homes priced under $300,000 are selling while those priced over $300,000 are lingering on the market. Inventory is way down in the under $200,000 single family home category and sales are strong up in the $200,000 to $300,000 categories for both single family and townhomes. The third quarter cumulative days on market (CDOM) statistic is much lower than for the average CDOM first quarter of 2009 (142 versus 192). It is also better than the CDOM for all of 2008 (142 versus 160). Looking at current inventory levels and the rate of sales for single family homes priced under $200,000, there is about 3-4 months of inventory. And a bit higher with 7-8 months of inventory at the $200K-$300K price point. Surprisingly even the inventory levels in the $300K-$400K range of Lino Lakes single family homes has made quite a bit of progress this summer. This category also is under a year’s worth of inventory as it has about 10-11 months worth. Hopefully this will be a trend we see continue as we end 2009 and one that will continue into the new year.

Townhomes continue to struggle even with the
$8000 tax credit for first time buyersthat helped make so much difference in the single family home market. In every price category, there continues to be significant inventory and this doesn’t include all of the non-MLS listed new construction townhomes in the area either. Motivated sellers will have to be very aggressive with their pricing if they need to sell a townhome in Lino Lakes. Buyers considering townhomes in the Twin Cities north metro have quite an opportunity to make a deal in the Lino Lakes area.

Forest Lake, MN Real Estate Market Statistics Mid Year 2008

Forest Lake, Minnesota is a special community in the northeast metro Twin Cities area. Many people from the city remember Forest Lake fondly from decades ago as a summer vacation spot or place to go for a drive in the country. Today, the lakeside cabins have been replaced with year round residences and the rural nature is all but a thing of the past in this thriving St. Paul suburb. Though housing growth has slowed down drastically in the past year or two in many northern suburbs due to ever increasing gas prices, Forest Lake is holding it’s own.

Real estate in Forest Lake, MN in north Washington County and east Anoka County continues to sell but slowly. The Days on Market (DOM) Statistic is currently running at about 211 days for all homes sold. When the first quarter numbers showed area homes had stayed on the market an average of 287days, this is welcome news.

If we look at sold homes in the under $300,000 category the absorption rate has come back an 11 month level from earlier this year where it was nearly 24 months. But high end homes continue to struggle for sales. Only five homes sold in the last 6 months in the $400,000 plus price category. Currently, the Forest Lake community sits with nearly 5 years of inventory if sales continue at this slow pace on high priced homes. Great homes at amazing prices are out there on lakeshore and acreage properties. With this much inventory, sellers will need to be flexible on pricing. It might be the perfect time to negotiate a GREAT deal on a lakeshore home!

Lakeshore opportunities are abundant in the Forest Lake area! There are more listings than ever before at incredible prices too! The is inventory awesome…47 lakeshore homes currently active. Many have been on the market for a quite a while. With continued low interest rates, it is a great time to negotiate a deal on your piece of Minnesota shoreline!

Mid Year 2008 Forest Lake real estate statistics for single family homes:

Lino Lakes, MN Real Estate Market Statistics 4th Quarter 2007

Real estate in Lino Lakes, MN in Anoka County is affordable and selling—though admittedly at a slower pace than most sellers would like. The community is conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts; Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

The fourth quarter numbers show area homes were selling just a bit faster than the previous quarter with an average of 141 days on the market for sold properties (DOM) compared with 159 days DOM in the third quarter. Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 10-12 months of inventory. So with fewer homes selling and more coming on the market the absorbtion rate has gone up as in the third quarter it was closer to 6 months of inventory. Hopefully things will pick up again as the snow melts away.

While homes under $300,000 in Lino Lakes have a manageable inventory level, similar to other areas of the Twin Cities, high end homes are selling at a slower pace. Based on the 4th quarter statistics it will now take about tow years to sell the current inventory of homes above the $400,000 price tag. Though better than communities to the north, like Ham Lake and Forest Lake, which have about 3 years of high-end home inventory, Lino Lakes high end absorption rate is starting to edge upward.

Forest Lake, MN Real Estate Market Statistics 4th Quarter 2007

Real estate in Forest Lake, MN in north Washington County and east Anoka County is still selling. The first big December snowfall and holidays didn’t deter savvy buyers from getting out into the market and writing offers. The inventory levels are down from the third quarter statistics, but sales during the last three months of the year were only slightly lower than the previous quarter. The fourth quarter numbers show area homes are staying on the market an average of 166 days, just slightly lower than the 171 DOM in the third quarter. Looking at current inventory levels for homes priced under $300,000, there is about 9-10 months of inventory at the 4th quarter rate of sales.

High end home sales continue to remain stagnant. With only one home sold in the last 3 months, sellers in the over $400,000 price category are looking at a market time in the years rather than months if the rate of sale continues at this snails pace. Of course spring always brings new buyers out…They will have plenty of wonderful homes to select and negotiate on. When the ice thaws, it will be time to consider a lakeshore home!

Lakeshore opportunities are abundant in the Forest Lake area! The combination of an amazing inventory of 32 lakeshore homes, long market times, and low interest rates, creates the perfect situation as sellers should be ready to negotiate an acceptable deal for the sale of your piece of shoreline!

4th Quarter Forest Lake residential real estate statistics for single family homes:

Ham Lake, MN Real Estate Market Statistics 4th Quarter 2007

The sluggish real estate market continues to affect Ham Lake, MN and Anoka County in the fourth quarter of 2007. Homes are staying on the market longer with an average Days-on-Market (DOM) of 220 days for homes sold in the 4th Quarter (compared to 157 DOM during the 3rd Quarter). Note that DOM for homes under $300,000 is a significantly lower time on the market, selling with an average DOM of 155.

While there are 30% fewer homes on the market in Ham Lake, 110 versus 158 at the end of the third quarter, homes are taking a bit longer to sell so there continues to be more homes on the market than buyers. Homeowners considering selling a home in the Ham Lake area must consider the average time to sell a home in the area is approximately 5-8 months. A home must be properly priced and prepared for showings to sell effectively in the Ham Lake market today.

Additional 4th Quarter Ham Lake residential real estate statistics for single family homes:

Blaine, MN Real Estate Market Statistics 3rd Quarter 2007

Blaine is expanding by leaps and bounds in the north metro of the Twin Cities. The residential real estate construction boom in Blaine during the past decade has slowed but not stopped making new and existing home purchase opportunities very affordable. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16. Blaine is best known for the National Sports Center a sport and meeting facilility that hosts an annual worldwide soccer event and Tournament Players Club golf course where the PGA Senior tour is played every summer.

Real estate in Blaine, MN in Anoka County is affordable and selling—though admittedly at a slower pace than most sellers would like. The third quarter numbers show area homes are staying on the market an average of 139 days. This number is better than in other areas of the north metro like Centerville, Forest Lake, Lino Lakes and Ham Lake where homes have a days-on-market rate (DOM) between 157-198 days. (Links to statistical reports for these communities are listed below.) Looking at current inventory levels and the rate of sales for single family residential homes priced under $300,000, there is about 5-6 months of inventory as it stands today. Townhomes in Blaine have a higher DOM than single family residential with a 157 DOM.

While single family homes under $300,000 in Blaine have over 200 homes to choose from currently on the market, at a rate of 20 per month sold, the inventory is manageable. Higher price homes are not only selling at a slower pace, they have to compete with new construction for the buyers. Note that one third of the homes sold in the $300,000-$400,000 category and half of all homes over $400,000 sold in the 3rd quarter are new construction. If you have a higher priced existing home on the market, be aware of the builder incentives being offered as they do affect your ability to sell.

The townhome and condominium market has exploded in Blaine. At the current rate of sale, there is nearly 3 years of inventory currently on the market. Existing townhome sellers must make their prices very attractive as there is a significant number of builders with new townhomes available in the same area.

3rd Quarter Blaine residential real estate statistics for single family homes:

Doctor! Doctor! Give Me the News! I’ve got a Bad Case of Real Estate Blues

Have you ever noticed how people out there want a quick fix for everything? Think about how many informercials and products out there guarantee quick and easy weight loss. Consider those who took Fen-Phen or have tried the new Alli fat-blocking product. Trading a heart attack or serious gastro-intestinal problems for a healthy weight, isn’t a good tradeoff. Talk to an educated professional dietician and you will begin to understand there is no magic involved to long term weight loss. Good old fashioned hard work is the secret to success.

Similarly, there is no pill to kill the ills of the real estate market woes. Sell quick schemes and guaranteed sales programs are no replacement for preparation. Consult with a professional Realtor and there will be no gimmicks to replace the good old fashioned hard work that will get your home sold. Partnering with a highly qualified professional to price and prepare your home for sale is essential in this changing market.

If a real estate offer seems too good to be true, you need to look it over carefully and examine that fine print. A claim of “sold in 120 days or I will buy it” doesn’t look so great when you will be selling it to the agent for 80% of the appraised value of the home and the selection of the appraiser is at the sole discretion of the real
estate firm. A company that offers to buy your home directly and will close in days for cash has a certain appeal to those desperate to sell. Again, peruse that fine print very carefully as the fees may be surprising and not such a great deal to the average seller.

The best option is to skip the magic pill mentality and roll up your sleeves! If you really want to sell your home in this market, here is a simple 3 step approach to kick the real estate blues:

Step 1: Partner Up! It is imperative to team up with a professional agent to get your home ready and priced right. Find someone who lists and sells homes in your community. Don’t choose your best friend from college who just got their license or the wife of your coworker who lives on the other side of the Mississippi. Pricing is critical and understanding the marketplace can vary from neighborhood to neighborhood. Sure, your brother-in-law’s mom who lives and works mostly in Wisconsin may have a Minnesota real estate license, but does she really know anything about Forest Lake?

The selling process still will take time. In the Twin Cities north metro and Anoka County, homes are taking an average of 120 days to sell. Unprepared homes and improperly priced properties can sit for well over a year on the market.

Step 2: Fix everything! Yes, EVERYTHING! The 20 year old roof. The dripping faucets. The missing doors. The dingy carpeting. The outdated wallpaper. Everything needs to be repaired and replaced.

When a buyer has 20-50 homes that they can purchase, if you want them to consider yours, you need to remove every potential deterrent to writing an offer.

Curb Appeal is a Must! Your home must look AWESOME from the street!

Step 3: Pricing is Critical! The most important decision you will make in the process of selling your home will be determining the original list price. If you are too high, you will lose potential clients and increase your time on the market. Pricing a home correctly from the get-go is essential. If your real estate agent shows you sales comparisons from 3 months ago but you insist on using last year’s refinance appraisal, you are not working on the same team.

Most real estate markets have changed since the beginning of 2007. Changes include the amount of foreclosures in the community, new developments that are offering crazy incentives and fewer approved sub-prime buyers, have affected the marketplace drastically. Find a professional Realtor that knows your community and listen to their educated pricing opinion. It might be a bitter pill to swallow but to sell your home; you need to hear the truth.

Linwood Minnesota Real Estate Marketing Statistics for First Half of 2007

The Linwood real estate market in southeast Anoka County has experienced a slowdown but homes are still selling. Per the St. Paul Area Association of Realtors, sales for the 13 county Twin Cities area are down 16% in the first half of 2007 compared with sales in the first half of 2006. The average home price fell 2%.

This mid-year update for Linwood real estate reflects the sluggish market with many existing home listings and a longer than average days on market (DOM). Though existing home inventory is high, homes are selling in the lower price ranges. There were very few homes sold in prices above $400,000 in Linwood. Linwood homes have an average cummulative DOM of 148 days. This statistic looks promising as it is lower than the overall average DOM in surrounding communities but almost all Linwood sales have been for lower valued homes which due tend to sell a bit more quickly. For reference to other areas in the northeast Twin Cities metro, Ham Lake has a cumulative days-on-market statistic of 208 days; Lino Lakes is173 DOM and Forest Lake is 168 DOM.

Appreciation in the Twin Cities Down to Half a Percent But Median Sales Price Up!

In the fall of 2004, I attended a presentation on mortgages given by a lending group that I worked with on a regular basis. As a Minnesota Realtor, I work to find the best products and options for my clients. One of the presenters started an explanation on zero down interest only loans and what a great opportunity it was for us as agents and our clients. He explained that across the country, people are able to purchase more home than in the past with this innovative loan product.

The basis of this loan officer’s argument was that interest only loans weren’t a great risk was a statistic that historically, single family homes appreciate at rate of 6%. No arguments there. This is a verifiable statistic. When a homeowner hits the balloon, they will be able to refinance the home using the appreciated value. It is a win-win situation! Real estate agents get to sell a larger ticket home and earn a bigger commission while home buyers get a larger, more luxurious home. Good for everyone, right?

Wrong! I didn’t buy this argument for one second! The problem with this theory is the Twin Cities had appreciation rates over 6% for several years in a row. In order to average at 6%, there are going to be some years with zeros ahead. I did not like this loan product and could not in good conscience recommend to my clients.

Of course many agents and homebuyers did like the argument. Thousands and thousands of people did use these loans to buy their dream homes. This is one of the reasons for the widespread foreclosures across the Twin Cities metro. The rate of appreciation in the Twin Cities had a dramatic drop to 0.48% for 2006 in the 13-county metro area. See chart below from the St. Paul Area Association of Realtors (SPAAR).

The news is not all bad. In the same period, the median value of homes sold in the 13 county metro area has almost doubled. The median price of homes sold in 1997 was $116,500 and in 2006, the median price is $230,000. So homes purchased in the late 1990’s, where owners have not taken an equity loan or refinanced, should have substantial equity.

Gloom and Doom for MN Real Estate? Maybe not…Check the Numbers

It is easy to get caught up in believing the hype of the tragic situation in today’s real estate market. Every day in the national and local news there is a new story of a housing development or community somewhere in the United States that has been affected by the sub-prime lending debacle that has taken place with zero-down and piggyback financing. But is it really that bad in Minnesota? Maybe and maybe not.

According to a study that was done through collaboration between the Minnesota Association of REALTORS® and the Shenehon Center for Real Estate Education at the University of St. Thomas the current situation is not dire. Their assessment is as follows: “Strong economic conditions, historically low interest rates and affordable prices help keep housing values strong in Minnesota.”

I was intrigued by this assessment so I reviewed the most current
MN Housing Report for 4th Quarter 2006 myself to check the status of the Minnesota real estate market. While there are some numbers that have dropped sharply in the housing prices, the historical number of the past few years is still up dramatically.

In Minnesota we have experienced double digit increases in property values for several years in a row. While this “Hot” market was exciting, it was not sustainable. But these numbers while leveling off, do not indicate the bottom has dropped out. The price change in home values across Minnesota since 2002 is still up significantly at 20% or higher.

So how will this affect the average Minnesota homeowner? If you bought a home in the late 1990’s or early 2000’s, your home has most likely appreciated in value. If you just bought a home in the past year, your home may not have appreciated at all. A home is a
smart investment but a long term one.
