Man Cave in Your Next Home? Features to Make it Awesome!

So it’s time to move and your husband is insisting the neon bar light he acquired in college shouldn’t go into the trash. He is certain it will be the perfect addition to the downstairs family room—along half a dozen framed jerseys from various sports teams. And then there is that unique pseudo Adirondack chair made every hockey stick he has ever owned. You’re just not crazy about a purple, green or red wall in any part of your new home even if they are his favorite team colors. Before there's an all out battle, maybe it’s time to consider a man-cave a priority on the new home list.

A man cave, or male sanctuary, is a place to stash all that guy stuff that just doesn’t fit the décor of the rest of the home. It is where a guy can be a guy and keep his treasures. A hangout if you will. So before you risk your relationship and hide all of his precious, yet somewhat hideous treasures in the box designated for the Salvation Army, consider finding a home with man cave potential.

Top Features in a Man Cave

  1. Soundproof—A great man sanctuary will allow guys to be loud without bothering the rest of the family.
  2. Abundant, Comfortable Seating—Relaxing in front of a game, movie or Xbox will need to be done in comfort.
  3. Big Screen—The bigger the better in most cases, whether watching sports or gaming.
  4. Bar area—Either a wet or dry, a place to store refreshments is a necessity.
  5. Workshop—Most men treasure their tools making a cool workbench a great asset
  6. Private entrance—Again, the less the rest of the family is disturbed, the better.
  7. Workout Area—Whether a treadmill, boxing bag or mega weight bench, this manly equipment is best suited for the cave!
And if the lady of the home also has some unique treasures that need their own space, whether it be an over-sized walk-in closet for the shoes or a special hobby room for scrap booking,  maybe a woman-cave is should be on the house requirement list too.

One Size Does NOT Fit All When Selecting a REALTOR®

One of my family's favorite places to visit on a trip to Walt Disney World in Orlando, Florida is the Animation Building in Disney’s Hollywood Studios There is a spot after the animation tour where a couple dozen would-be illustrators can go for a half hour class with a Disney artist. The class gives step-by-step directions on how to draw a beloved Disney Character. It the past we have had the chance to draw Mickey , Goofy, Pluto, Stitch and even Jack Skellington and Scrooge McDuck. Thankfully, talent is not required and the only art on display is the actual instructors. At the end of the session, everyone leaves with a drawing that somewhat resembles the character that is up on the screen.

The best part of the day is when we compare our drawings Here are examples of my family’s drawings from when my sons were in grade school. Though all of our drawings look like Walt’s old pal, Mickey Mouse, none are identical to each other (and definitely NOT as expert as the one draw by the instructor!). Lesson learned? Everyone who can hold a pencil and follow simple instructions can draw Mickey Mouse, but it takes talent and experience to become a great Disney artist!

Now in real estate, there is a similar situation; anyone can take a real estate class but not all REALTORS® are exactly the same.

Though, REALTORS® do take the same required classes and tests to become agents and adhere to a very specific code of ethics, we are people not machines. As people, we are individuals with different life experiences and talents. Not every real estate agent does things exactly the same way. We all come into each experience with our own talents, abilities and backgrounds. Through education, we may become similar but not identical.

So what does working with a REALTOR® really mean to a buyer or seller?

REALTORS® do abide by a Code of Ethics. In my Minnesota real estate practice, I take these rules very seriously. It is considered the standard of practice that I work under as I truly believe it is the right way to do business. Although there are many details to the complete code of ethics, here are a few points I would like to highlight:

REALTORS® pledge to protect and promote the interests of their client.
REALTORS® do not mislead on property value.
REALTORS® must disclose material defects and facts on properties.
REALTORS® must not discriminate.
REALTORS® must disclose dual agency.
REALTORS® are required to be accountable for funds.
REALTORS® must disclose accepted offers.
REALTORS® are required to provide competent service.
REALTORS® are not lawyers and cannot offer legal advice.
REALTORS® preserve the confidential information of their clients.

When selecting a REALTOR® make sure that the person is on the same page with you and can draw up and present the contract in a professional manner. Take the time to research and select a professional REALTOR® that will be your partner and advocate. Work with a person you like and trust to help you understand the process and negotiate the best deal for you!

Irish Eyes are Smiling in Minnesota on St. Patrick’s Day!

St Patrick's Day Events in St. Paul Minneapolis

March 17th an official holiday is a semi-official holiday in Minnesota! Growing up as a Irish-woman in the Minneapolis/St. Paul area made St. Patrick's Day a fun event. (Okay...I'm only a quarter Irish but on St. Pat's day, whose counting?) From time to time our family attended the parade on the east side of the river in downtown St Paul. One time we even jumped into the parade and strolled down the street under the “Flaherty” banner.

There were meals of home cooked corned beef and cabbage, though I much prefer a Shamrock Shake. We didn’t dance, but sang the “When Irish Eyes are Smiling” almost throughout the month of March. It was my Prussian grandmother's favorite song after all! It is always fun to celebrate our heritage.

With the unofficial holiday falling on a Saturday this year, the parades are certain to draw a crowd. There are two different Irish Associations with an array of St. Pat's events in the Twin Cities. The St. Patrick’s Association in St. Paul has a worst Irish Tenor Contest and annually crowns a Miss Shamrock and cast of Blarney Brothers to accompany the Shamrock princesses to events. This association puts senior citizens at the heart of their events with visits to area nursing homes and senior centers during March. And of course, there is a parade. The St. Paul St. Patrick's Day parade runs along Fifth Street starting at noon.
Not to be outdone, the St. Patrick’s Day Association of Minneapolis has a full array of contests and events to mark this special day. In addition to the 6:30 evening parade down Nicollet Mall, there is a Ms. Blarney and Wee Leprechan Contest. Yep, the cutest Irish lad or lass wins a Wii. How’s that for a fun homonym tie-in?

Can't make it to the parades? Celebrate St. Patrick’s Day online with some fun and interesting Irish websites:

May you have all the happiness
and luck that life can hold—
And at the end of all your rainbows
may you find a pot of gold.

Home Selling 101--Did the Color Look Better on the Paint Chip?

About a decade ago now, some close friends built a new home in an Oakdale development. Our own home was just on the other side of Silver Lake in North St. Paul so we drove through the development several times during the construction. We monitored the new community as the first dozen or so homes were constructed in the new neighborhood. This development didn’t have extremely restrictive covenants regarding the exterior of the home. The resulting neighborhood was very eclectic with assorted styles of homes. The sidings were of differing colors and materials so each home was truly unique. One night we passed by a home that really was starting to take shape and we noticed the very bright PURPLE front door! The siding on the house itself was a totally different color palette as it was slate blue, but the door was a striking shade of purple. The PURPLE door had to be a mistake!

As it turned out, we discovered we had a friend in common with the homeowner of the house with the purple door. So I asked if that was the color they wanted or was it a mistake. Turns out, it was no mistake, the owners LOVE purple! Okay we live in Minnesota--Home to Prince and the  Purple and Gold Vikings...so the people like purple. But from that day on, whenever we drove by the house, we remarked, “It must have looked better on the paint chip”.

And over the years, this saying has become code between my husband and I when we see someone with a love for flamboyant or unusual colors in their decorating.

As a REALTOR® I have to view many homes. Every once in awhile I come across a “better on the paint chip” room, door or house. When marketing your home, it is essential to make certain your own personality does not prevent the buyer from seeing the details of your home. If a bright orange kitchen counter, hot pink bathroom or lime green playroom is the way you have made your home your own, I do think that is an awesome way to personalize your space. But, you are going to be moving and if your favorite colors choices are too wild, it could hamper your sale. Bold colors in internet photos could knock your home out of the running with many potential buyers. And in this slowly recovering real estate market, you don’t want to lose any potential buyers over something as inexpensive to update as paint.

Stage your home with neutrals to bring out the details and style of your home. You want the buyers to feel your home is welcoming and warm. That can be difficult as people are quickly often turned off a home by colors they view as a mistake.

March 2010 Twin Cities Real Estate Market Video Update—Good News Continues Despite the Snow!

The Minneapolis Area Association of REALTORS® just released the March monthly skinny video a few days ago. From the information provided it appears that snowy weather didn't slow down the home buyers in the Twin Cities market. Over 3500 purchase agreements were written during the last month. And which sellers were on the receiving end of those purchase agreements? Traditional sellers at lower price points (as opposed to lender-mediated or bank-owned properties). This is no doubt due to buyers wanting to get an agreement accepted or countered in a timely manner combined with traditional sellers willingness to negotiate as the deadline to the $8000/$6500 tax credit looms nearer. Check out the video for a full recap of the housing market in the Twin Cities area.

Staging to Sell--It Looked Better on the Paint Chip!

Years ago, my sister and her husband built a new home in an Oakdale development. We lived in a mile away in North St. Paul at the time so we drove by often and watched as several homes were constructed in the neighborhood. This development didn’t have restrictive covenants so there were various styles of homes with differing colors and types of siding giving the area a very eclectic look. As one home we passed by often was starting to look more like a home than a construction project, we noticed the PURPLE door! The house itself, mind you, was a beautiful slate blue, but the door was a striking shade of purple. We were certain it was a mistake!
As it turned out, we had a mutual friend in common with the homeowner of the house with the purple door. So we asked about the very unusual color choice. We were told that it wasn’t a mistake, the owner LIKES purple…Okay we live in Minnesota and it was the 1980’s, Prince was big at time and then there is the Purple & Gold Viking colors so whatever floats someones boat is okay with me. But from that day on, whenever we drove by the house, we remarked, “It must have looked better on the paint chip”.

And over the years, this saying has become code between my husband and I when we visit a friend’s home who has a love for flamboyant or unusual colors.

As a REALTOR® I have to view many homes and from time to time when I am asked to do a market analysis, I come across a “better on the paint chip” room, door or house. When marketing your home, it is essential to make certain your own personality does not prevent the buyer from seeing the details of your home. If a bright orange kitchen counter, hot pink bathroom or lime green playroom is the way you have made your home your own, I do think that is an awesome way to personalize your space. But, you are going to be moving and your favorite colors choices are too wild, it could hamper your sale. Bold colors in internet photos could knock your home right off many potential buyers’ favorite homes lists. And in this slowly recovering real estate market, you don’t want to lose any potential buyers over something as simple to change as paint.
Stage your home with neutrals to bring out the details and style of your home. You want the buyers to feel welcome in your home. That can be difficult as people are quickly often turned off a home by colors they view as a mistake.

Remodeling Investments: Bathrooms Continue to be a Good BET!

In this changed market, many homeowners are choosing to stay in their current homes and remodel rather than make a move. But are you concerned that the investment might outweigh the value added to your home? If you are, you would have good reason. There isn’t one remodeling investment that you will fully be able to recoup all of your costs but if you are considering a bathroom remodel for your Twin Cities home, you can expect to recoup a good portion of it.

As a REALTOR®, I have always told homeowners, kitchens and bathrooms sell homes. A recent report from National Association of Realtors (NAR) agrees. While a kitchen or bathroom remodel will not recoup in sales dollars the way it did in years past, both are still important enough to make the
list of the eight quick fixes for home value
. In late December, the NAR released the 2009-2010 Cost VS Value Report for home remodels. This study looked at cost data, resale value and percentage recouped for 25 different projects in 80 housing markets across the United States. With a bath remodel, a homeowner can expect to recoup a good portion of their expenses with a 75.4 percent return on investment for a mid-range remodel (about $62,000) as an average across the US but in Minnesota this ROI percentage drops to roughly 65%. On a lower budget remodel (spending about $16,000) the average American homeowner can expect to see a 71.0i% return while the average Minnesota homeowner will see about 65%. The return on investment is down from studies in previous years but as bathrooms are high on a homebuyer’s priority list, I would say bathroom remodeling is a good investment for future resale. (View all the statistics from the Cost vs. Value Report 2009-2010 for the Mpls/St Paul area..)

Before a considering a bathroom remodel, you need to understand “Why” you are undertaking this project. Do you need a new bathroom because the old layout is not functional? Not enough bathrooms in your home? Or is it because you plan to move and the gold ceramic tile and lemon yellow fixtures from the 1960’s are too ugly to get the best price for the home?

To design the perfect bathroom for your home a lifestyle inventory will need to be taken. This is a process where you ask yourself questions to determine the needs and expectations specific to your family for your family. Here some lifestyle questions to consider:
  • Who and how the bath will be used?

  • One sink or two?

  • Shower and tub combination or just a shower?

  • Storage, electrical outlets and counter space needs.

  • Private areas or completely open?

  • Will there be handicap accessibility needs now or in the future?
If you are looking for resale value, trends are important in bathrooms. Here are some of today’s hot bathroom trends:
  • Spa atmosphere with muted, neutral colors like beige, olive and sand.

  • Multiple mirrorsSoft and natural lighting

  • Subdue shiny fixtures…Chrome is out. Choose warm copper and bronze fixtures instead.

  • Artistic sinks and granite counters

  • Free standing, soaker bath tubs.

  • Heated, ceramic flooring.

  • Separate tub and shower.

  • Furniture-look to cabinetry with wood accents to mirrors, lighting and tubs.

  • Bathroom suite with coffee maker and flat screen.

  • Environmentally friendly products such as low-flow toilets & energy efficient lighting
Another important consideration is handicap accessibility needs whether now or in the future. Options today go way beyond a raised toilet and grab bars in the shower. Larger doorways, easy access lighting, easy entry tubs, roll in showers, sinks that raise and lower with the touch of a button are just some of the new options available to persons with special needs. If you are planning to stay in your home for a significant length of time, it might pay to review some of the exciting new products available. In Minnesota, I have had the opportunity to meet and work with an accessibility builder/remodeler specializing in totally accessible housing. These model homes feature unique products that make life easier and more enjoyable to persons with special needs.
If remodeling specifically to put your home on the market, take into consideration the quality and condition of the home. A good REALTOR® who knows your neighborhood can assist you here. In most cases, costs for a very expensive remodel will not be recouped in the short run. Working with someone who really understands your particular marketplace will help you get your home staged to sell within your budget and sold more quickly.Spending a little extra time in the planning stage can reduce the headaches and heartaches of a construction project that does not meet expectations. Taking your time will allow you to make the wise decisions that add value to your most important financial investment, your home.

REALTOR® Selection—One Size Does NOT Fit All!

The Animation Building in Disney’s Hollywood Studios is my family’s favorite places during our bi-annual treks to Orlando. (Okay I still call this park what is now known as MGM Studios, but that is just me.) There is a spot after the animation tour where you (and 30 or so other would-be illustrators) can go for a half hour class with a Disney artist and be given step-by-step instructions on how to draw Mickey , Goofy, Pluto, Stitch or another beloved character. Talent is not a prerequisite. At the end of the session, everyone leaves with a drawing that somewhat resembles the character that is up on the screen.

As soon as we finish, we compare our drawings. Here are examples of my family’s drawings from one class on a previous trip when my sons were in grade school. Though all of our drawings look like Walt’s buddy, Mickey Mouse, none are identical to each other (and definitely NOT as good as the instructors!). Lesson learned? Everyone who can hold a pencil and follow simple instructions can draw, but it takes talent and experience to become a great artist!

Now in real estate, there is a similar situation; anyone can take a real estate class but not all REALTORS® are exactly the same.
Recently a prospect, not someone I was under contract with, asked me to write up an offer on an REO property for him. It was a home under construction that had gone back to the bank. This foreclosure property would require significant work and renovation to complete, so it was significantly overpriced. This prospect wanted to make an extremely low offer that I deemed fair considering the condition. He was ready to write a purchase agreement at our next meeting. As part of the preparation process, I went into my spiel of what is required to make an offer; we would first enter into a representation contract, please bring a checkbook for earnest money and preapproval or proof of funds letter…yada, yada, yada.

This guy was beyond shocked and I got an earful! In short, he stated that he was NOT going to prove his financial situation to anyone prior to the offer being accepted. It was his opinion that working with a REALTOR® to write and present the offer should carry enough weight alone to get the offer accepted.
Hmmm…let’s forget the financing aspect of this situation; I’m more concerned with the implication that all REALTORS® are created equal.

From time to time, I see a contract from a fellow agent that is just not up to snuff so I know that there are a few that don’t do consistently do what is required to represent their clients it the best possible way. So I was taken aback by the implication that by virtue of working with a REALTOR® one would not have to justify their funding to a seller.

It is in the client’s best interest to provide the seller with a professional, sincere and concrete purchase agreement from the get go. Lowball offers without documentation do not get noticed, it gets tossed in the trash. As your REALTOR®, I want your offer to be given serious consideration by the seller and ultimately accepted. That doesn’t happen if it goes from the fax machine to the shredder in less than five minutes.

Take the time to research and select a professional REALTOR® that will be your partner and advocate. Work with a person you like and trust to help you understand the process and negotiate the best deal for you!

Top 10 Reasons To Call Birch Pond Condos in New Brighton MN Home!

There are countless reasons people love the condominium community of Birch Ponds in New Brighton, Minnesota! It was difficult but I have narrowed down the list to just 10 amazing features.

10. Beautiful Pond. What a great place to take a walk, have a picnic or sit and relax. Residents with views of the pond from their balconies often consider this the best place to relax in the condo, while those without enjoy taking frequent strolls around the pond.

9. Professional Management. The association is professionally managed and works hard to keep the quality of service up while maintaining reasonable association fees.

8. Workshop. Be creative in the common hobby room/workshop that is located just off the garage in each building. And there is an assortment of tools available for resident use too.

7. Workout and Whirlpool. Keep fit by using the in building workout facilities. An assortment of workout equipment and free weights are located in the mini-gym of each building. Or just relax after a long day in the whirlpool.

6. Guest Suites. Most people do not have room to entertain out of town guests in their condo but this is not a problem at Birch Ponds. For a nominal daily fee, a guest of a resident can reserve and rent one of the guest suites that is located in either building.

5. Swimming Pool. Who doesn’t think an outdoor swimming pool looks incredibly inviting during the dog days of a Minnesota summer? Whether you enjoy sipping lemonade poolside or splashing with family and friends, having an outdoor pool at your disposal is a wonderful feature.

4. Underground Parking. Most units have at least one parking spot in the underground heated garage. And as a special bonus, both buildings offer a carwash stall allowing residents to have sparkling clean vehicles year round.

3. No Age Restrictions. This is not a senior only building though due to the amenities many of the residents are 55+. This makes Birch Ponds the perfect condo for anyone who wants a no-maintenance lifestyle!

2. Security. Key access to the building and unit and an intercom entry system is only just the start of the security that you will find at the Birch Pond complex. It is a friendly community of people that make a point to know their neighbors and keep a watchful eye on who is coming and going in the building for everyone’s safety and security.

1. Location, Location, Location. What a great area to live in! Birch Ponds is situated near the intersection of Silver Lake Rd and County Road E in New Brighton. Close to both 35 and 694 to access virtually any community in the Twin Cities within minutes! Plan on a quick commute to a theatrical evening at the Guthrie in downtown Minneapolis; or a action packed Minnesota Wild hockey game in downtown St. Paul. If shopping and traveling is more your style, Birch Ponds is just minutes from a shopping spree at the Mall of America and the Mpls/St Paul International airport!

Testimonials from Home Buyers& Sellers…Best Thing Since Sliced Bread for a REALTOR®!

In the past, I have received numerous testimonials from home buyers ecstatic with their new dream home and happy parents of first time homebuyers. I love receiving these notes from clients…as most real estate agents do.

I recently started handing out a client satisfaction questionnaire. In addition to a 1-5 rating scale for service, I have some open ended questions on what my clients had to say about working with me. Here are a couple of responses that I received this past month. I LOVE this type of feedback…best thing since sliced bread, as they say.

“We were very satisfied with your service when we bought our home and will recommend you to our friends and relatives. The best thing about working with you is that you were very likable and NOT pushy!”
Bob and Gail W. of North Branch
“After a period of internet research, I was impressed by the type of feedback you were giving everyone on selling their home.

You were straightforward, honest, down to earth and extremely hard-working. The fact that you were able to sell our townhome in the worst market in decades speaks volumes about the way it was marketed.

Teri, we couldn’t have chosen a better person to work with us. We were very pleased with the attention and effort you put into selling our townhome. Thank you. Thank you. Thank You!”

Remodeling Investments for 2009: Kitchens Still Sizzle!

No doubt there are many homeowners who a different home but the current status of the real estate market has caused them to reconsider a move and opt for a remodel. But what the “what ifs” start creeping in too…Will I ever get the money back out of the remodel? Will the investment outweigh the value added to the home? If you are considering a kitchen remodel, it still could be good choice.

The statement “Kitchens and Baths sell homes” is second only to “Location, Location, Location” in the real estate playbook. Okay we don’t really have a playbook but the annual Cost VS Value Report for home remodels consistently shows that a higher percentage of funds used for a kitchen or bath remodel will be recouped on a sale than most other remodeling projects. In late December, the NAR released the 2008-2009 Cost VS Value Report for home remodels. This study looked at cost data, resale value and percentage recouped for 25 different projects in 80 housing markets across the United States. In Minnesota, if an homeowner does a major, mid-range kitchen remodel, he can expect to recoup about 72.7% of their expenses which is a little lower than the national average of 76% percent return on investment. A minor kitchen remodel, spending roughly $21,000 in Minnesota will be recouped at a rate of 73.3% again this is less than the national average of 79.9% but a reasonable return. (View all the statistics from the Cost vs. Value Report 2008 for the Mpls/St Paul area.)

Before a undertaking a kitchen remodel it is best to understand the “Why” of the project. Is it because your home-sweet-home is perfect except for a kitchen so small that people trip over each other on the way from the refrigerator to the table? Or is it because you want to move and the 1980’s country blue counter and white department store brand appliances have seen better days and should be put out to pasture? The approach to the perfect remodel will be different if you are planning to stay in the home for the long term.

Take a Family Lifestyle Inventory

If you are designing the perfect kitchen for your family, take a lifestyle inventory. This is a process where you answer questions to understand what will be the most important needs specific to your family for the new space. It will help you and your designer to incorporate important details into your plan.

  • Consider cooking habits: One cook or two? Baker? Left-handed? Do you do dishes as you cook? Lots of Gadgets? Buy in Bulk? One oven or two?

  • Consider eating habits: Family gatherings? Everyone for themselves? Eat outdoors? Need morning sunshine? Entertaining?

  • Other Considerations: Flat screen TV in kitchen? Computer or home office needs? Homework? Laundry? Recycling? Will the family grow? Older relatives? Handicap Accessibility requirements?

All of these are things to consider when making a decision on whether and how to remodel your kitchen. Work with a designer or use a remodeling design software that will take into account the important specific needs of your family.

Hot Trends for Today’s Kitchens

For a remodel to add value at resale, you must consider current needs and trends. So what are the hot for trends for kitchens today?

  • Open to Family Room or Great RoomCustom cabinetry in a variety of heights with lots of moldings and unique woods…Maple and Cherry are preferred to Oak.

  • Retro-look Appliances with Energy Star ratings.

  • Energy saving induction cook tops separate from ovens.

  • Ceramic tile back splashes.Green flooring choices like bamboo, cork and eucalyptus.

  • Sinks with instant hot water systems.

  • Pantries and abundant, easy access storage.

  • Multiple types of lighting (bright to work, indirect for mood). Avoid track lighting.

  • Windows for Natural LightQuartz-based granite-like product like Cambria, Silstone and Zodiac, for counters and islands, as health conscious people trend away from granite. Too expensive to do the whole kitchen in quartz? Consider just the island in the expensive stuff and do the rest of the kitchen counter in a complimentary colored laminate.

Stick to Your Budget

It can be easy to get caught up in the remodeling process and go over budget. Take time from the start to reflect on your family’s needs and reasons for the remodel. Consider options that make the most sense for your family, budget and neighborhood. Make certain that the kitchen isn’t designed and constructed at a quality far beyond the value of the rest of the home. Remember remodeling for family use tends to cost more than a remodel for resale.

If remodeling specifically to put your home on the market, go for the minor remodel and take into consideration the quality and condition of the rest of home. Remember you will not recoup 100% of your investment. The changes are being made to make the house more saleable in a down market. A good REALTOR® will give you the best advice as to what is necessary and what is over the top. If you are in an upscale neighborhood where homebuyers will expect high-end quality, don’t make discount-store decisions. Likewise, if your home is in an area of modest or lower value homes, skip the granite and go for the laminate to replace the counters. January 2009 Video Update on the Twin Cities Real Estate Market

The Minneapolis Association of Realtors just posted their first video update of the year on YouTube yesterday. The January update on the Twin Cities real estate market discusses of the increased affordability index in the Minneapolis/St. Paul area. Housing affordability combined with amazing low mortgage rates makes it a very attractive buying environment in the metro area. Several indicators are down but there is still “an elephant in the room” with the foreclosures and lender mediated homes. Another quick and fun view of real estate market conditions in the Twin Cities. Take a look...

Remodeling Investments for 2009: Bathrooms Continue to be a Good BET!

In this changed market, many homeowners are choosing to stay in their current homes and remodel rather than make a move. But are you concerned that the investment might outweigh the value added to your home? If you are, you would have good reason. There isn’t one remodeling investment that you will fully be able to recoup all of your costs but if you are considering a bathroom remodel, you can expect to recoup a good portion of it.

As a REALTOR®, I have always told homeowners, kitchens and bathrooms sell homes. A recent report from National Association of Realtors (NAR) agrees. While a kitchen or bathroom remodel will not recoup in sales dollars the way it did in years past, both are still important enough to make the list of the eight quick fixes for home value. In late December, the NAR released the 2008-2009 Cost VS Value Report for home remodels. This study looked at cost data, resale value and percentage recouped for 25 different projects in 80 housing markets across the United States. With a bath remodel, a homeowner can expect to recoup a good portion of their expenses with a 70.7% return on investment for a upscale bathroom remodel and 74.6% on a lower budget mid-range remodel. This is down from studies in previous years but as bathrooms are high on homebuyers priorities, I would say it is still a good investment for future resale. In the Twin Cities area, returns are a bit lower but a bath remodel could recoup roughly 65%. (View all the statistics from the Cost vs. Value Report 2008 for the Mpls/St Paul area.)

Before a considering a bathroom remodel, you need to understand “Why” you are undertaking this project. Do you need a new bathroom because the old layout is not functional? Not enough bathrooms in your home? Or is it because you plan to move and the black ceramic tile and shiny chrome fixtures from the 1980’s are too ugly to get the best price for the home?

To design the perfect bathroom for YOUR home take a Lifestyle Inventory. This is a process where you ask yourself questions to determine the needs and expectations specific to your family for your family.

Here some questions to consider:

  1. Who and how the bath will be used?

  2. One sink or two?

  3. Shower and tub combination or just a shower?

  4. Storage, electrical outlets and counter space needs.

  5. Private areas or completely open?
  6. Will there be handicap accessibility needs now or in the future?
If you are looking for resale value, trends are important in bathrooms. Here are some of today’s hot bathroom trends:

  • Pedestal sinks

  • White Fixtures

  • Subdue shiny fixtures…Chrome is out. Choose warm copper and bronze fixtures instead.

  • Free standing, soaker bath tubs.

  • Heated, ceramic flooring.

  • Separate tub and shower.

  • Furniture-look to cabinetry

  • Bathroom suite with coffee maker and flat screen.
In Minnesota, I have had the opportunity to meet and work with an excellent builder/remodeler, Dave Regel who specializes in totally accessible housing. He has model homes that feature unique products that make life easier and more enjoyable to persons will special needs.
If remodeling specifically to put your home on the market, take into consideration the quality and condition of the home. A good REALTOR® who knows your neighborhood can assist you here. In most cases, costs for a seriously spendy remodel are not going to be recouped in the short run. Working with someone who really understands your particular marketplace will help you get your home staged to sell within your budget and sold more quickly.
Spending a little extra time in the planning stage can reduce the headaches and heartaches of a construction project that does not meet expectations. Taking your time will allow you to make the wise decisions that add value to your most important financial investment, your home.

Teri and the Terrible, Horrible, No Good, Very Bad, Subzero MN Winter Day

In Minnesota this week we experienced a once (or twice) in a canine lifetime, finger-freezing, pipe-bursting, cold snap….or should I say ARCTIC BLAST? I know that half of America felt a bit chilly this week as that horrible, no-good jet stream swooped down from the Arctic into states as far south as Florida. But I frankly have no sympathy for someone suffering in 30 degree temperatures when ours are 30 degrees below zero. I think it is time to pack up the hateful flannel railroad pajamas and head to Australia!
There is no other way to describe subzero, bone-chilling weather…30 degrees below zero weather is NASTY with a capital N! The wind freezes the skin in a matter of seconds. Dress in layers takes on a new dimension as people, who never wear hats, gloves, boots or scarves, swaddle themselves in mismatched accessories and ugly holiday sweaters in order to walk out to warm up their cars…If the cars will start that is.

Thank goodness I didn’t have to show houses during the snap. As a Minnesota REALTOR®, it is cold enough when trying to show a winterized, heatless, and foreclosed home on a 30 degree day. In this weather, taking off your gloves to work a combination lock box can be a painful reminder of how quickly frostbite can overtake essential extremities…like fingers!

Our 17 year old dog, Tikki, played dead when I try to coax him out the door to take care of business. When I was finally able to push him out and down his dog ramp, he was too cold to do anything and he sat on his tail with his frozen paws in the air. I had to put on boots to go out and lift him back to his feet to get him inside. A few minutes later, we had an accident in the house.

School was delayed or even cancelled in many communities for fear that kids will freeze at bus stops or walk to school in their usual jacketless, bootless, gloveless and hatless state. I guess common sense still isn’t being taught at Minnesota schools…or maybe it is just that teenagers still don’t believe that minus 30 is COLD! Heck as a Minnesota teen, I chose style over warmth too no matter how low the temperature got.

Those who have to venture out in this weather have all the supplies…gloves, blankets, boots, hats and energy bars in their winter survival kits…Who am I kidding? It is advised to carry one of those kits in your car but I don’t know one Minnesotan that has one. I did see someone get one as a Christmas gift once but I’d bet the Hershey’s bars were eaten long before any possible incident where the car hit black ice and went into the ditch.

On days like this week brought us, if I have to go out, I make certain to wear boots and thick, woolly socks. Once your feet get cold in this weather, they never warm up!

There was some frigid weather fun…The news people froze a wet t-shirt into a pancake-flat work of art in a matter of minutes and overnight a banana hardened into
a “bammer”…fruit so hard it could pound in a nail. Hot water thrown in the air creates an instant cloud and blown soap bubbles freeze and shatter like glass. Great times…Yeah right!

It was over 90 straight hours of below zero temps before we started to warm into the single digits…Next week it may be just warm enough to wash the thick, white crust of salt residue off the sides of my car. That groundhog better NOT see his shadow in a couple of weeks! It is SO time for spring! OR maybe a move to Australia!

2008 Year End Snapshot of Columbus, MN Home Sales Statistics

Home sales did not fluctuate significantly in Columbus, Minnesota which is well known for its acreage properties. In this Anoka County community, just west of Forest Lake, home sales were flat with only one additional home sold in 2008 over last year. There were only a few less homes listed so too and the average price of a home sold held relatively steady as well. Not all statistics were rosy for Columbus as it was taking significantly longer to sell a home in this community as compared to last year…over two months longer. All in all, the home sales market in Columbus, Minnesota appears relatively stable.

Listen Up! Mortgage Rates Could be Dropping Further and Soon!

Puzzled at how banks and mortgage brokers get their money to lend out to home buyers? Wonder how those ever changing interest rates are set? Did you hear like I did that lower interest rates...dare we say 4.5% are on the horizon? What causes this fluctuation?

Even after years in the industry, this subject can be difficult for many REALTORS® to explain to clients.

Just this morning, I came across this post on the social network site, Facebook. Brian Brady, Mortgage Broker with World Wide Credit Corporation, explains, slowly and carefully so we can all understand, why he believes interest rates will be coming down again and soon. In less than four minutes, you will better understand the flow of money in the mortgage industry. Here’s the link:
Brian Brady NOW knows why mortgage rates will drop to 4.5% (soon)

Change is Good! Teri Eckholm REALTOR® Moves to RE/MAX Specialists!

The late (and great) comedian George Carlin once quipped about stepping out of status quo; “I put a dollar in one of those change machines. Nothing Changed.” Dry humor yes, but a bit profound too…People seem to want change to happen to them without doing much of anything. But real positive change takes time and hard work. And, once the wheels are set into motion, the rewards are endless.

Just after Thanksgiving, I decided that I wanted to change my business in 2009. I spent over five wonderful years working as an agent under the Keller Williams Premier umbrella but sometimes a change will energize an individual and provide a more dynamic future. So without any decisions being made, I started interviewing brokers to see if there was a better fit out there for me and most importantly one that would provide additional benefits to my client base. I began researching smaller brokerages as I felt they would better fit needs. I contacted several but nothing felt right.

Fate played a role. In a
Listingbook class, I was seated next to a fellow REALTOR® who I knew in the White Bear Lake area. She told me of changes that were taking place at the White Bear Lake RE/MAX office that she was affiliated with. A day later, I heard similar news from another trusted mortgage colleague. Intrigued, I contacted the owner/broker Mike Vanderheyden and listened to what RE/MAX Specialists had to offer. Small firm with innovative ideas. Redesigning itself to be poised for the future. Putting the needs of the clients first. Hmmmm….Sounds a lot like me.
So I took a risk and made the change. As of January 1, 2009 I
am now proud part of the RE/MAX Specialists family.
Funny thing happened, when I made that leap off the bridge of change. A day after I called Mike and informed him of my decision, I received a call from
Bob Stewart, Active Rain guru in Bellvue, WA asking if I was interested in being part of the Growth Leadership Marketing Program. I had read his post on the project months ago but Minneapolis/St Paul was not on the list of cities so I didn’t respond. Bob called me anyway. What an amazing opportunity that just sort of fell into my lap. The start up was put on hold until after the broker change but soon my readers will see weekly posts on this fantastic program.

And the positive energy didn’t stop there…After I decided to make my change, my phone started to ring like crazy. Things just started to happen!

  • A referral from a long time friend.
  • A “I need a house NOW” buyer from the internet.
  • Showings on several of my listings during the usually slow Christmas week.

Sometimes change may not seem necessary but life’s forces are dynamic! One change can lead to others and create a field of positive energy. So take up the challenge: Make a change and reap the rewards in 2009!

December Video Update on the Twin Cities Real Estate Market

The Minneapolis Association of Realtors just posted their December Twin Cities real estate market update video today on YouTube. This month's snapshot talks of the phenomenal affordability of homes in the Minneapolis/St. Paul area. Housing affordability combined with amazing low mortgage rates is quite a story for first time homebuyers. Additionally, the association provides an explanation of how bankowned and foreclosed homes compare to the sales of the homes sold by traditional sellers. It is a quick fun snapshot of real estate market conditions in the Twin Cities. Take a look...

Uniquely Minnesota Artful Distractions—Homeowner Version: Pumpkins Year Round in Wyoming, MN

While visiting one of the favorite pumpkin patches in Wyoming, MN last month, I noticed a bit of permanent décor among the display for the festivities. Long after October, people will be able to drive down County Road 22 and know from this Uniquely Minnesota Artful Distraction where the pumpkins will be next fall.

This carved set of pumpkins is in the front yard of the Lendt Pumpkin patch year greeting the family and friends of the owners year round while providing a bit of artful roadside distraction for those passing by. No doubt left in anyone’s mind what grows in these fields, even in the dead of winter.

Have a VERY Happy and Safe Halloween!
