Are you Stalking a Real Estate Sleeper?

Do you have your eye on the perfect home but have yet to make a move? You know the house I mean...It's been there saved as a favorite for a couple of months and it is priced right. In fact, it is a steal of a deal. But you are still on the fence about buying a home and so you just continue to "stalk" the listing but never act on it. Maybe you are trying to time the market and see if seller of that "sleeper" is going to drop the price again. Well wake up bargain hunter! It is very possible you are not the only one with an eye on that sleeper. If you wait too long it will be gone.

A real estate "sleeper" is a well priced home that hasn't sold yet. Usually the home is a great property, location, structurally sound and priced well but has not sold. In a winter market, especially just after the holiday season, sleepers are abundant.

Maybe the home was originally over priced and though it is now priced very well it is being overlooked. Possibly several very similar homes went on the market at the same time. Maybe the seller did receive an offer and the buyer's financing fell through so now it is "back on the market" through no fault of the house itself.

But if you are a buyer sitting on the sidelines and just watching your perfect home for another price reduction, beware. I have sold a couple of sleepers over the years throughout the north and east metro. In each case, there was minimal activity on the property then BAM....we had 3 or 4 qualified parties interested in the home at the same time. In these particular cases, they weren't the cookie-cutter variety either. One particular home in Washington County/Forest Lake area had a one-of-a-kind wooded lot and was in a perfect location. After months on the market, without an additional price reduction, over half a dozen serious buyers suddenly appeared. People were nonchalant when I told stressed that the home had recently seen a sudden surge of interest. Many even "pooh-poohed" the idea and mildly accused me of trying to coerce an offer. When the first offer came in, the seller wasted no time in accepting. Subsequently, I had several parties, buyers and agents alike, in disbelief, that it was suddenly sold!

If the sleeper phenomena had happened only one time over the years, I would consider it a fluke but I have experienced this situation on homes in Washington, Ramsey, Chisago and Anoka Counties as well. In some cases I was the listing agent and others I was representing buyers.

So home buyers heed my warning, if you are on the fence watching a sleeper, now might be the perfect time to make your move...Or someone else might beat you to it!

Forest Lake MN Real Estate Market Statistics 3rd Quarter 2009


Forest Lake, Minnesota is well known throughout the Twin Cities area. It was a favorite summer vacation spot, an annual ice fishing tournament tradition or as a destination when going for a Sunday a drive in the country in days gone by. Today, the lakeside cabins have been replaced with year round residences, the fishing tourney is but a memory and the farms are few and far between in this third ring St. Paul suburb.
Real estate in Forest Lake, MN in north Washington County and east Anoka County has seen homes priced under $200,000 continue to sell in the 3rd quarter which is consistent with most of the Twin Cities area. A total of 24 single family homes priced under $200K were sold in Forest Lake and Forest Lake Township during this time period. This is a 50% increase in unit sales from the previous quarter. The Cumulative Days on Market (CDOM) Statistic was again slightly lower than the previous quarter with 126 CDOM compared to 129 CDOM in the 2nd quarter. This is quite a bit better than what was seen in the first half of 2008 when the CDOM ranged from 211-286. This surge in home sales in the lower price points is almost certainly a result of the $8000 first time homebuyer tax credit.
It appears the high end homes will continue to struggle into 2009 with only 2 homes sold over $400,000. Obviously, there weren’t too many first time buyers looking at homes in THIS price range. And as most of the homes sold in the lower price points were foreclosures or vacant homes, there wasn’t the “move-up” activity seen in a normal market. When the lower value home sold in the past, a family generally moved to a larger more valuable home. Not the case in this market…and the statistics in Forest Lake back this scenario up. Forest Lake continues to have about 5-6 YEARS of lakeshore and executive home inventory…much of it on the very desirable Forest Lake's picturesque First Lake.
With this abundance of inventory, some sellers have aggressively priced their home to sell. Facing another winter with an empty home is not an option many home sellers want to consider so it is now a great time for buyers to get deals. There are a few beautiful homes are currently on the market in Forest Lake at amazing prices; many are lakeshore and acreage properties. With this much inventory, motivated sellers will need to be flexible on pricing.
There are 45 active lakeshore homes for sale in the Forest Lake area and some are at attractive and affordable price points. Many have been on the market for several months; some over a year. With the amazing low interest rates and few high-end buyers, it could be a great time to negotiate a deal on your piece of Forest Lake Minnesota shoreline!

Is Your Mama a Llama Lover? Spend Mom’s Day Learning About Llamas in Washington County

Llamas are cool. I always loved reading the picture book, “Is Your Mama a Llama?” to my kids when they were toddlers. Because of the story, whenever I had to take the kids to visit their doctor in White Bear Lake, we detoured past the two llamas that lived off of Hwy 96 and Ottertail Rd. I don't think they still reside on that property. Llamas are a rare site in the Twin Cities; one you remember after you see them. There used to be another farm in the community of Shafer in Chisago County where I would see llamas peeking over the fence from time to time. They are such beautiful creatures.

On Mother’s Day Weekend, May 9th and 10th there will be an opportunity to get up close and personal with a llama (or two). The 15th Annual
Llama Magic Festival is scheduled to be held at the Washington County Fair Grounds in Lake Elmo, MN. So if you are looking for a chance to walk a llama, learn about how to use llama yarn in crafts or maybe even buy a llama to raise on your Minnesota acreage, stop by!

2008 Real Estate Market Statistics Ham Lake, Forest Lake, Lino Lakes and Blaine MN….It’s All in the Details!


Real estate marketing statistics have been thrown around in the media lately as commonly and as randomly as a toddler tosses around a bowl full of Cheerios. Just like those darn O’s, numbers and stats are everywhere! But with so random of a disbursement, does a home buyer or seller really get what they mean?

Since the beginning of the year, I have been posting real estate market statistics for the communities in the north metro where I do the bulk of my business. While I work in Anoka County, Southern Chisago County, North and Eastern Ramsey County and North Washington County, the focus of my business is Ham Lake, Blaine, Lino Lakes and all communities in the Forest Lake and Centennial school districts.

There are two types of reporting that I post. The first is a quick snapshot report that includes information taken directly from the Minneapolis REALTORS® Association
Top 100+ Report that includes statistics for 205 different Twin Cities communities. I put these stats along with a quick synopsis of what happened during the past year. I have done quite a few of these "short and sweet" looks into the basic real estate housing stats for several communities.

But as is said,
the devil is in the details (or God as the case may be). I have another version of market reports for specific communities are not snapshots. In the communities that I work in on a daily basis, I want to really help people to understand the market so I take good hard look at the real estate sales on a quarterly basis and post a more detailed report. I also post a year end review several communities I work in and know well.

When I take the time to pull statistics directly from the Twin Cities Multiple Listing Service (MLS) I look for specific details like cumulative days on the market (CDOM). This comes into play every time a home is relisted as a new listing in the MLS. The snapshots DOM do not take relisting into account so the time on the market appears to be much shorter than it really is in some area.

I also look at CDOM by price point. Homes in the lower price ranges are selling much more quickly that in the higher price points. A quick overview does not get that specific.

Since each community is unique, I will examine different things in different areas. Blaine has an abundance of townhomes. Since townhomes are lingering on the market in all price points, this does have an affect on the CDOM if the sales are looked as an aggregate. But if the townhomes and single family homes are looked at separately, the details give home buyers and sellers more useful information than a one-size-fits-all quick look at the market. Now in Forest Lake, lakeshore homes are a focus while in Ham Lake and Lino Lakes, acreage comes into play.

Knowing how to pull the right comparables and read the market comes from knowing a specific area and what makes the community different. Finding a REALTOR® that knows the details is imperative when buying or and selling a home in this topsy-turvey, continually changing real estate market. There is no one-size-fits-all agent when buying or selling a home today. It is necessary to work with an expert.

Lakeshore Foreclosures Available in Washington County

Throughout Minnesota there are homes in foreclosure so with tens of thousands of lakes, lake homes cannot be immune from the mortgage and foreclosure crisis can it? In a word, no. I did a search today* for lakeshore homes that are currently bank-owned or listed as a foreclosure and found six current listings for Washington County lakeshore properties.
There are 3 listings on Forest Lake. The first two are priced very reasonably in the low $200’s. This is amazing for anyone who knows the area. Only a couple of years back, a lake lot would have sold for the same amount on Forest Lakes’ first lake. For those developers looking for a bargain, there is a 2 million dollar 46 acre parcel of prime Forest Lake shoreline that can be developed into 23 lots with deeded access for up to 10 boat slips.

If Scandia is more your cup of tea, then consider a foreclosed home on Bone Lake (pronounced bonnie). The two story home looks like a beauty for $379,900. Or consider the nice acre bargain on Big Marine for under $285K. And if you want something in southern Washington County maybe you would consider a home on Lake Jane. This four level split is available for just under $500K. All of the current foreclosed lake homes in Washington County are on full recreational lakes where boating and swimming are allowed.

Note that this list does not include any homes currently in a short sale position or if the current homeowner did not list the home as in foreclosure. More opportunities will continue to come on to the market throughout Washington County. And traditional sellers of lake homes have adjusted their pricing to compete with the distressed properties, so there are many affordable options for your piece of Minnesota shoreline.

Many of these are not your average foreclosures but can be transformed from distressed to fabulous with a bit of elbow grease. As with any REO home some of these lakeshore foreclosures will need more work than others but with so much potential, maybe it is time to do more than just dream of living on a Minnesota lake!Need to learn more about the size, depth and water quality of these lakes? Year End 2008 Snapshot of Hugo, MN Home Sales Statistics



While the number of new listings, closed sales and average sales price for homes in Hugo, Minnesota dropped between 10-14% in 2008 compared to the previous year, the biggest change was in time on the market. In this northern Ramsey and Washington County community, just north of White Bear Lake, home sales were an average of 40 days longer than in 2007; up statically by nearly 47%! Gas prices and a devastating tornado may have played a role. With the lower average sales price of a home in Hugo at $236,517, down just over 13%, a first time homebuyer can consider this community an affordable option once again.

Hey Homebuyers—Do you Have your Eye on a Real Estate SLEEPER?


You know what I mean…There is a home you have been watching for a couple of months and it is priced right. In fact, it is a steal of a deal. But you are still on the fence about buying a home and want to wait until that perfect moment. You are timing the market so to speak and waiting to see if seller of that “sleeper” is going to drop the price again. Well wake up bargain hunters…You might not be the only one with an eye on that sleeper and if you wait too long it will be gone.

A real estate “sleeper” is a home that is an amazing deal but few people, if anyone, is paying attention to it. Usually it is a great property, location, structurally sound and priced well but has not sold. In a buyer’s market where there is significant home inventory but few buyers, sleepers are abundant.

Maybe the home was originally over priced and though it is now priced very well it is being overlooked because of high days on the market statistics.

Possibly several very similar homes went on the market at the same time and in the same condition. Picture for a second, three homes listed during the same week in a cookie-cutter development where all the homes have roughly the same floor plan. All the home are the same age, condition, and priced very well, but only one homebuyer comes through the neighborhood during the next two months. So after 60 days, there are two sleepers left that didn’t sell. Since the houses are essentially the same as the neighboring home that sold, it's not that the homes aren't properly priced. This is another scenerio that will cause a sleeper in this changed market.

And then some great homes are "sleeping" on the market because…well, there is just so much darned inventory out there!

Lakeshore Market Statistics for Forest Lake, MN—Clear Lake & Forest Lake Sales


A few weeks back I received a phone call from a lovely lady thanking me for my informative post on the lakeshore market in the Twin Cities north metro. She lives in Forest Lake on Clear Lake and was considering selling next summer After reading my article, Think Now is a GREAT Time to Make a DEAL on a MN Lakeshore Home? I Do!, she was concerned about the changing market and wanted more specifics on how homes on Clear Lake were fairing today. She didn’t want a market analysis of her home, just some statistics on what was really selling on Clear Lake. I told her that was a very good question and the sales values would be very different than what was happening on other area lakes. I said that I would look into the situation further and get back to her. I also told her that her query could become my next post. She thought that was a terrific idea so here it is.

First of all, many people may not realize that the City of Forest Lake, Miinnesota has several lakes and the lake, Forest Lake itself is really 3 lakes, First, Second and Third. All three are full recreational lakes and are connected by channels but the lakeshore on the different has different levels of desirability and hence drastically differing values. First Lake is the largest and most coveted shoreline. Similarly, Clear Lake is nearby Forest Lake. It is a full recreational lake but it is not connected to Forest Lake. Many people driving past the City of Forest Lake as they head up on 35 toward Duluth will mistake Clear Lake for Forest Lake as it is the only lake visible from the freeway. It is just to the east of 35 and there is a small fishing pier and boat landing visible from the road.

So how has Clear Lake real estate faired during the market slow down? My research showed very little activity in the past year. In fact, only one home has sold so far in 2008 and three homes were sold in 2007. The home sold in 2008 had been recently remodeled and sold within days of listing for an amount significantly higher than its stated tax value. This is very unusual and on the surface sounds like great news for Clear Lake homeowners but it is only one house and so the information taken alone is misleading.

Taking the three homes sold in 2007 into account, the picture is clearer but not as rosy. Averaging all four homes, the days on the market (DOM) expands to 135 for the SOLD homes on Clear Lake. Since each of the homes is drastically different in age, style, shoreline, acreage and condition, I did not want to average the value. Rather I compared the homes sales prices to the current listed tax values from the Washington County Assessor.

Here is what I found:

  • A home on 217th sold for $463K and has a current tax value of $332K. It sold for significantly more than its tax value.
  • A home on Everton sold for $295K and has a current tax value of $277K. It sold for slightly more than its tax value.
  • A home on 210th sold for $320K and has a current tax value of $441K. This is significantly lower than the county has listed (and more in the norm for what is happening in the marketplace).
  • A home on Fondant sold for $682K and has a tax value of $530K. Again very high compared to the tax record.
Then I averaged the sales prices to come up with an average; it appears that the homes on Clear Lake are selling at 1.15% of tax value based on the 2007 and 2008 sales data.

There are also four homes currently listed on the lake that and the cumulative DOM is considerably higher. The average DOM is over 440 days for these four lakeshore homes. Also two of the homes are listed at prices significantly higher than tax value:
  • 21XXX Everton $270K List, $278K Tax
  • 21XXX Floral Bay $406K List, $441 Tax
  • 57XX 220th $680K List, $375K Tax
  • 51XX 217th $949K List, $703K Tax
The first two homes were originally listed at $340K and $475K respectively. I think it is possible that the prices on these homes were brought down to under tax value so that they would have a better opportunity to sell. This seems to be inline with what is currently happening in most segments of the real estate market today.

Since there were so few sales on Clear Lake, I also compared tax values to sale prices for lakeshore homes on Forest Lake during the past 12 months. On Forest Lake (Lakes First Second and Third combined), 17 previously owned homes sold with lakeshore. The tax record to sales price ratio was 1.01% just slightly over tax value.
To get a true picture of what a lakeshore home value would be in the market place today, it would be most prudent to have a property specific market analysis done. But, if you just want a ball park value, take a close look at your Washington County tax statement. Unless your home has significant recent improvements or is significantly distressed, its current value in today’s market is very close to the assessed value.

Forest Lake, MN Real Estate Market Statistics Third Quarter 2008


Forest Lake, Minnesota in the northeast metro Twin Cities area holds a special place in the hearts of many Minnesotans. Many residents of Minneapolis, St. Paul or one of the first ring suburbs will remember Forest Lake fondly from decades ago as a summer vacation spot or place to go for a drive in the country. Today, the lakeside cabins have been replaced with year round homes and the rural nature is all but a thing of the past in this thriving St. Paul suburb. Though housing growth has slowed down drastically in the past year or two in many northern suburbs due to ever increasing gas prices, Forest Lake is holding its own.

Real estate in Forest Lake, MN in north Washington County and east Anoka County continues to sell but slowly. The Days on Market (DOM) Statistic is currently running at about 167 days for all homes sold. When the six month numbers showed area homes had stayed on the market an average of 211days, this is welcome news.If we look at sold homes in the under $300,000 category the absorption rate is at a 7 month level which is down from 11 months at mid-year and significantly lower than the first quarter 24 month high. Summer weather for selling lakeshore may have contributed to this lower statistic. But high end homes continue to struggle for sales. Only eight homes sold in the 3 summer months in the $400,000 plus price category. Currently, the Forest Lake community sits with over 4 years of inventory when factoring in the sales of the first three quarters sales on high priced homes. Great homes at amazing prices are out there on lakeshore and acreage properties. With this much inventory, sellers will be forced to consider offers and be flexible when negotiating if they NEED to sell their home. However, it is an ideal time for and astute buyer to negotiate a GREAT deal on a lakeshore home!

Lakeshore opportunities are abundant in the Forest Lake area! There are more listings than ever before at incredible prices too! The inventory levels are awesome…49 lakeshore homes currently active. Many have been on the market for a quite a while. With continued low interest rates, it is a great time to negotiate a deal on your piece of Minnesota shoreline!

Check Out the Deadliest Rural Roads in Ham Lake, Anoka County, Minnesota and Throughout the US!

Last week a driver’s education car was broadsided on Highway 8 in Chisago County. The student driver was making a legal left hand turn and was hit by another driver who ran a red light. The instructor was killed. In the spring, two drivers perished in a head-on crash just a few miles east of this same intersection.

A few days prior to school ending this past June, a mother and son heading north on Highway 61 through White Bear Township to a graduation party. They were hit in a head-on accident and died at the scene.
 Unfortunately, these two were not the only fatalities on Hwy 61 this past year.

While there is no doubt that two-lane rural roads are deadly, as a REALTOR ® living in Anoka County and working the north and east metro, I have to drive several rural roads that are known to be unsafe. Unsafe, not for any other reason but that they are two lane roads with narrow shoulders and careless drivers. These are well-traveled two lane roads where deer run through the fields and jump into traffic. Busy commuters have no patience for a slower drivers and farmers on these roads and pass without care. There are no hands free laws in Minnesota so texting and talking play a role in unsafe driving. There are some roads known to be more deadly than others and now there is a tool to pinpoint which ones carry the most risk.

The
University of Minnesota in cooperation with the Center for Excellence in Rural Safety has just developed website that shows just how safe our roadways are in Minnesota and across the United States! With a half of all fatal accidents occurring on two lane rural roads, this unique website is worth checking out to see just how dangerous country roads can be. Put in your address and see how many fatalities have occurred on roads within 10 miles of your home. Click the link and see if people were driving carelessly, under-the-influence and whether seat belts were worn. It gives additional specifics on the occupants in each accident with details including age and sex taken from the Fatality Analysis Reporting System.SafeRoadMaps.org is a geographic information system based Mashup with Google Maps used to identify rural and urban road transportation safety issues and statistics through a publicly accessible website. In a nutshell, it is an important new tool to plan a safe commute not only when I have to be showing homes throughout Ham Lake, Columbus, Lino Lakes and Forest Lake but when I have commute safely home from baseball games and speech meets with my family in tow!

Uniquely Minnesota Artful Distractions--Homeowner Version: Move Over Tiger! Yogi’s Ready for the Links in Forest Lake!

As a Realtor I get the opportunity to canvas the countryside looking at homes and properties throughout the north metro. Time and again I stumble upon unique treasures. This time, I discovered an artful roadside distraction because of a detour just over two months ago. The tornado devastation in Hugo rerouted me from many of my regular real estate routes to and through Anoka and Washington Counties. On one such detour, I drove past this guy who acts as part of a welcoming committee in a Forest Lake home. Now this is a bear that is ready for one of Minnesota’s favorite summer activities…GOLF! I knew that I would have to take this detour again with camera at hand soon!

So this past week on my way to show homes to out-of-town buyers in White Bear Lake and Stillwater, I made a scheduled detour to get the shot. This guy stands on one side of the driveway while his friend (BooBoo maybe?) who is not decked out in golf attire, stands stately on the other. There was some thought put into the clothing as the beautiful two story home of the owner has the same whimsical color scheme: butter yellow siding with forest green trim.

In my real estate travels, I tend to take the same roads so if it wasn’t for the tornado detour, I would never have traveled past this pair of distracting bears. But this gets me thinking…Maybe I should take alternative routes more often as you never know what uniquely Minnesotan artful distraction could be around the next bend in a Minnesota roadway.

Owning Minnesota Lakeshore—Is the Water Really Safe?

Owning a lakeshore home is a dream of many Minnesota residents. Living in the Land of 10,000 Lakes, one would be hard pressed not to drive by a lake, pond or river on a daily basis no matter if you are in Anoka, Ramsey, Chisago, Washington, Hennepin or any other county in our great state. Almost every day on the news there is something happening on or in one of our wonderfully wet natural resources. Some of the news is not always so great: Eurasian milfoil, mercury in the fish and polluted waters are a concern. Even those who live in the city are being asked to prevent grass clippings from going into the street and sewer systems as the chemicals that make our lawns so beautifully green, go through the storm drains and into our lakes. So how do you know if the sparkling pristine blue water of that Minnesota lakehome you want to buy is as clean as it looks?

As a Realtor working in the north and east Twin Cities metro, I do get asked questions regarding the quality of our lakes. After buyers are dazzled by the view of a lakeshore sunset, they want to know about water quality before they sign a purchase agreement. Lakeshore owners want to be able to fish, boat and swim in the water. So questions arise.

*Is the lake polluted?


*Are the fish safe to eat?

*Is there milfoil present?

*Should we swim in the water?

Finding these answers is simple. I direct my lakehome buyers to http://www.checkmylake.org/, a wonderful website devoted to MN lakeshore and recreation published by Conservation Minnesota. The site gives information great information on all of Minnesota’s lakes that have been tested for water quality.

A potential lakeshore buyer can find out whether the lake water is safe to swim in and whether the fish are safe to eat on a case by case basis. The lake search is very simple to use. Just put in the name and or county of the lake you are interested in and hit GO. I found that when I was looking for a big lake that is located in more than one county, like White Bear Lake, entering the lake name is best because it will only be listed in one county. (In the case of White Bear Lake, it listed as Washington County not Ramsey.)

Pollution status is not the only feature of
checkmylake.org. The website is updated daily with water facts, lake news and beach reports. You can also sign a petition to protect our lakes, volunteer to monitor lake quality, or submit a story about your favorite lake.

Lives Changed in 30 Seconds--Twin Cities North Metro Memorial Weekend Tornados

In under a minute, life changed for so many residents of the Twin Cities north metro this past Memorial Day weekend. Several of the communities I serve as a Realtor, from Coon Rapids though Blaine, Lino Lakes and Centerville, ending in Hugo, were hit out of the beautiful blue sky by a tornado. Minnesotans were on alert all week from local weather reporters that conditions were ripe for such an event. And the unthinkable happened; the tornado took with it not only dozens homes but the smile of a two-year-old little boy.


On Monday only residents were allowed into Hugo for security and safety reasons. There are many photos of the torn apart housing development online already. We did drive by this Centerville farm that was demolished; the property was hit just moments prior to crossing 35E into Hugo. The debris from the silos is still scattered on the shoulder of the freeway on the other side of the huge farm field today.

From the time we are children, we are taught in Minnesota what to do in severe weather. We participated in tornado drills at schools. We looked to the sky when the sirens are tested on the first Wednesday of the month. We knew intellectually that tornadoes could be devastating but we always thought we would be safe in our basements.

Not so anymore as families across Anoka County and Washington County learned this past weekend. A twister is not a movie or an exciting scene on television. It can be a real event and we cannot be complacent.

We heard the rumble of the storm outside our Ham Lake home before the sirens went off. I thought it was unusual to hear an airplane flying in this weather. I clicked on the TV and heard that the storm had just hit in Coon Rapids and was heading through Blaine with reports of damage near Hwy 65 and Bunker Lake Blvd. Sirens or not, we went to the basement as I was well aware that tornadoes typically move in a northeastern direction and we directly in its path.

The alarms sounded just as we were going down the steps in our usual lackadaisical way. We sat at the bottom of the staircase; in fact I was on the steps, ready to head back up as soon as the event was over. We were just mildly concerned as we watched the minute-by-minute storm report on the portable television. The storm had change direction from its northeastern track and was now headed due east. We were thankful that it was no longer heading toward our home.

Being from the north eastern part of the Twin Cities, growing up in North St. Paul and selling homes throughout this area, I made a mental note of who was now in the storm's path. A few relatives and friends came to mind. A close friend’s business. A cousin and his wife. A young couple who moved into a home I sold last fall.

The storm ripped a line of damage through Anoka and into Washington County and literally blew apart 27 homes in Hugo. From the accounts on the news, the tornado blew through Hugo in 30 seconds. Lives were forever changed in less than a minute.
Over the last couple days, we have found that several of our friends, family members and coworkers were affected by the storm. Most had minor damage. Some lost windows. Many have hail-damaged roofs and siding or fallen trees in their yards. And then there are those who lost everything.

As I hear the stories of where people were as the storm hit, many in the safety of their basement, I began to reassess our preparedness for this event. Something about the sound of the storm was different so this time I had grabbed all of our cell phones as I went down the steps. I won’t feel so foolish about this the next time. My husband and I discussed where we plan to sit in the cellar during the next storm (northeast corner ready to head under a sturdy worktable.) We are somewhat thankful that we don’t have that walkout basement that we always wanted as we have few windows to avoid. We will be safer and more vigilant during the next storm.

It was always someone else, somewhere else…This time the storm was too close and too real for my family to ever be complacent again.

Forest Lake, MN Real Estate Market Statistics 1st Quarter 2008

Real estate in Forest Lake, MN in north Washington County and east Anoka County is still selling. Activity is up in the Forest Lake market as I can attest from the increased traffic at my open houses and my website. The Days on Market (DOM) Statistic for most homes show that many of the properties that did sell in first quarter were on the market for much of last year. Inventory is up in the under $300,000 price category and down in the over $500,000. Check fourth quarter statistics here. The reduction in inventory in the upper bracket has less to do with sales and more to do with timing as many lake homes were removed from the market. This is common as it is difficult to sell lakeshore properties in the winter when the shoreline is frozen.

The first quarter numbers show area homes are staying on the market an average of 287days, which is up considerably from the 166 DOM in the fourth quarter. The jump is probably due to the fact that few new listings come on during this time period and that the homes available had been on the market since early in 2007. We should see the average DOM go back down in the second and third quarters but only time will tell.


If we look at sold homes in the under $300,000 category for the first quarter alone, the absorption rate has skyrocketed from 10 months in 4th quarter to 20 months. But as January and February are historically slow this is likely not a trend. Using solds and pendings, the Forest Lake absorption rate is still approximately 9-10 months if all homes close.

High end home sales continue to struggle for sales. Only one home sold in the last 3 months, sellers in the $400,000-$500,000 price category skewing the DOM to two days. But compare and average with the 429 DOM for the $500,000 and up category, it is an average of 265 DOM for the higher priced Forest Lake homes.


Spring seems to always bring out new buyers and sellers. Hopefully it will be a year of negotiation as there is still plenty of housing inventory to work with. Great homes at amazing prices are out there on lakeshore and acreage properties. When the ice finally drops off the lakes, it might be the year to consider a lakeshore home!

Lakeshore opportunities are abundant in the Forest Lake area! I expect that more listings will return as soon as the ice is off the lake. There is still an amazing inventory of 44 lakeshore homes. Many have been on the market for a quite a while. With continued low interest rates, it is a great time to negotiate a deal on your piece of Minnesota shoreline!

North Metro Home Prices Plummet—No Wonder Activity is Picking Up!

The sales numbers are out for February 2008 and it comes as no surprise that the median price for a home in the north east metro Twin Cities has drop compared to the same period last year. No surprise to someone like me who as a Realtor works in Anoka, Chisago and Washington Counties everyday. Though it is hard to look at a double-digit drop in average prices, it is what is getting home buyers to start buying again.

Here are a few of the indicators I have noticed in the Ham Lake, Forest Lake and Lino Lakes areas:


  • Mortgage options have tightened.

  • Every appraisal is being scrutinized.

  • Home buyers don’t want to overpay.

  • Sellers are tired of waiting for their price.

  • Deals are now being negotiated.

I have noticed a marked change since mid-December in the north and east Twin Cities. Throughout the area, buyers and sellers are coming to agreements and the stagnant housing inventory is starting to move.

This is happening in areas closer to the cities first. Homes in areas like Hugo and White Bear Lake have less days on the market than those in Forest Lake, Linwood, Wyoming and Chisago. But homes in the north are starting to see more activity than in the past year.

When inventory starts moving, prices will level off. Now is a good time for home buyers to waiting on the sidelines to look at getting into the game. Deals are being made and your dream home could be waiting!

January Thaw Brings Out Home Buyers in the Twin Cities North Metro—Is Real Estate Making a Comeback?

With the Minnesota Vikings out of the playoffs, Sundays are once again a good opportunity to sell real estate. At my first open house of the year yesterday, I wasn’t able to sit down for a minute and read a chapter in the great novel I had brought with me. As soon as the sign was placed on the snow bank at the end of the drive, buyers started coming through the door.

What?!! Buyers???

On NBC's Today Show this morning, a real estate expert implied that there are no homebuyers to be found. Well that so called expert wasn’t in Forest Lake, Minnesota yesterday. The beautiful sunny day and well priced split level brought out several interested parties.

Sure some could have been tire-kickers, killing time on a Sunday afternoon. But it is my expert real estate opinion that most were seriously considering making a move. Will any of them write an offer on that particular house? Possibly, but that is not the point. The good news is I believe almost everyone I spoke with yesterday will be making a move this year! It is exciting to see the market charging up for a great 2008!

Sellers, NOW is the time to start getting your home ready for the spring market. Ignore the naysayers! It is time become educated on how to get your home priced and prepared properly to be sold quickly. A quickie, internet market estimate for pricing just won’t do.

As an expert in the northern Twin Cities suburbs, I have been successfully listing and selling homes throughout Anoka, Washington and Chisago Counties last year. I know what it takes to get a home sold in this changed market. My list to sold ratio was 71% last year—Yep, I sold 5 out of 7 homes I listed in 2007!

Buyers, NOW is the time to write that offer. With so many wonderful homes on the market, you really have a chance to be selective. Forest Lake, MN Real Estate Market Statistics 4th Quarter 2007


Real estate in Forest Lake, MN in north Washington County and east Anoka County is still selling. The first big December snowfall and holidays didn’t deter savvy buyers from getting out into the market and writing offers. The inventory levels are down from the third quarter statistics, but sales during the last three months of the year were only slightly lower than the previous quarter. The fourth quarter numbers show area homes are staying on the market an average of 166 days, just slightly lower than the 171 DOM in the third quarter. Looking at current inventory levels for homes priced under $300,000, there is about 9-10 months of inventory at the 4th quarter rate of sales.

High end home sales continue to remain stagnant. With only one home sold in the last 3 months, sellers in the over $400,000 price category are looking at a market time in the years rather than months if the rate of sale continues at this snails pace. Of course spring always brings new buyers out…They will have plenty of wonderful homes to select and negotiate on. When the ice thaws, it will be time to consider a lakeshore home!
