Tips for First Time Home Buyers in a HOT Market: Get a Home Inspection

A headline in a April 2018 St Paul Pioneer Press article reads, "White Bear Lake Man Believes Old Batteries Robbed him of Health and Home". The foundation of his 1939 built lake home and surrounding retaining walls around the property were constructed using emptied out battery casings filled with concrete.

White Bear is  a community where I have sold many homes, and this situation is highly toxic. While this issue was not apparent to him when he purchased decades ago, it was to a local home inspector who actually mentioned the very home in another article about why get a home inspection.

This is not only a very sad story and unbelievable situation, this is a reminder of why buying  a FSBO (For Sale By Owner) can be costly. The form for a home disclosure in Minnesota wasn't as comprehensive as it is today. A homeowner could get an inspection but not all buyers did. Which is happening again today.

Because of the low housing inventory and extremely high demand for existing single family homes buyers, who are often desperate for their opportunity to own a house, take short cuts. This is not a wise decision. As an professional REALTOR®, it is my job to make certain my home buyers have contingencies in place for the opportunity to have one (or more) professional inspectors comprehensively view the home before moving forward on with their purchase.

Inspectors cannot see everything but do guide home buyers on where to look further if necessary. In the White Bear home the basement was unfinished and the battery casings complete visible when this family purchased. While this is a very unusual circumstance, home inspectors do uncover many issues that help home buyers make good informed decisions

I always encourage a thorough top to bottom home inspection to my home buyers. Buying a home is one time where cutting corners does not make sense--even in a hot seller's market!

Shoreview MN | 2018 Housing Market Update Snapshot of Home Sales Statistics

In the centrally located Ramsey County community of Shoreview, MN new listings were down just slightly in 2017. This comes as no surprise because housing inventory is sparse across the greater Minneapolis/St Paul metro. New listings were down just 1.7% from the previous year. This likewise, caused a drop in closed sales (down by roughly 2.4% compared to 2016). This lack of housing inventory drove prices up significantly. The average sales priced skyrocketed to $281,106 up nearly 13%. The average price per square foot rose considerably too. Shoreview homes sold at an average $141 per square foot in 2017. It doesn’t take long for the sold signs to be posted in Shoreview either. A home stays on the market for an average of 45 days. This is down over 16% from the previous year. And home sellers are getting their list price too. Homes sold at 98.6% of asking price.

As we edge closer to the 2018 spring market, it doesn’t appear the demand for Shoreview homes will slow or that inventory will rise. With the low number of Shoreview homes for sale and strong buyer demand, it is a seller’s market in Shoreview. This is where the seller has the negotiating advantage and it is a great time to consider selling a home. If you are looking to buy in Shoreview this spring, be prepared to look and possibly write an offers as soon as the perfect home comes on the market. But be ready with a strategy to make your offer very appealing. There will no doubt be multiple offers on affordable homes this spring.

Video Tips to Make the Dream of Living on Minnesota Acreage a Reality

Change is not easy. But if moving from the city to a rural setting is your dream, it can become a reality.

The idea of moving from a city or suburb to a more rural, acreage setting is a dream of many Minneapolis/St. Paul homeowners. Beautiful homes with sprawling landscapes of are available throughout Anoka, Washington and Chisago Counties. But acting on the dream can be intimidating. There  are so many changes to consider. Fortunately, with good information and the right assistance, the process can be manageable.

Before becoming a REALTOR®  my family transitioned from a corner lot house in North St. Paul to an acreage property in Anoka County just west of Forest Lake. It was quite a transition at the time. We had to learn about private sewer systems, well water and lack of internet access the hard way. We just didn't know enough to ask the right questions. I have shared my list of tips in the past but have started a video series with similar information. Today is the first video which quickly explains what a Septic Systems is and why compliance testing is important when buying Minnesota acreage.

"After living in our home for nearly 18 years, we were out of touch with the details involved in preparing, marketing and selling a home. When we decided it was time to move south for retirement, we called upon Teri and her local expertise to help us get everything in order and make the house and property ready for sale. She was able to educate us as to what we needed to do ahead of time, getting the septic certification, various inspections, capping an unknown old well she helped discover in existing records, determining proper competitive pricing, listing the property and then the terrific representation and pictures including stunning aerial images of the property. Once the right family was interested, she helped us through the negotiations and remote closing. She was there for us at every step of the way. Honestly we couldn't have done this without her expert, professional help. " --Steve and Karen H.

Andover MN | 2018 Housing Market Update Snapshot of Home Sales Statistics

The Andover, Minnesota real estate market is quite strong as we start of 2018.  Closed sales were almost equal in 2017 compared to the previous year in spite of a significant drop in new properties listed. This continued lack of inventory across the Twin Cities metro keeps the home sellers in the driver’s seat of the housing market. There is an abundance of new home construction and developments popping up all over Andover. Many of these are high end executive homes on acreage but there are also some mid-range communities that are available for move up buyers to consider. With all this new construction, it is no surprise that the percent received of original listing price is up too. New homes always cost a bit more per square foot than existing homes. In 2017, the average sales price of a home in Andover MN rose again from just over $280K to nearly $307K! This is a nearly 10% increase in average sales price. Likewise the average price per square foot in Andover rose from $123/sq ft in 2016 to an average of $132/sq ft in 2017. Interestingly, the amount of days on the market ticked up last year. This is to be expected since many builders list their model home but do not sell this property for several months as buyers choose to design their own floor plan, lot and finishings. It took an average of 61 days to sell an Andover home in 2017 which is still just 2 months. This is significantly less time than just a few years ago.

With inventory low and demand high, sellers will find 2018 a good year to list their Andover homes. Existing home inventory levels are low for homes in this growing Anoka County community. It appears to be a seller’s market, where sellers have the negotiating advantage. Home buyers are actively out in full force searching for their dream homes right now in Andover. Home owners considering selling in 2018 and hoping to get the most leverage from the low housing inventory should consider listing their homes now. Once the spring market really cranks up and builders get the new models ready for the Spring Parade of Homes, there will be additional competition which could turn balance the Andover housing market again.

Get YOUR Twin Cities Home Ready for Sale in 30 Days or Less

Sellers Need a Cheat Sheet

Shortly after becoming a REALTOR® and after visiting several homes in the north and east Twin Cities metro, I realized when sellers invited me over to give them a market analysis they didn't just want an estimate of their current equity. Potential home sellers needed specifics on how to prepare their home for sale. I would walk through the home and make suggestions but sellers wanted a checklist or cheat sheet. Over a decade ago, I wrote my Teri's Top 10 Tips for a Fast Sale informational flyer. My clients used this print out as their guide to preparing their home for sale.

I still pass out a printed copy of my Top Ten Tips from time to time but many sellers today prefer to watch tips on YouTube. So today I pared down my original To-Do guide and updated it as 3 minute video .

These basic ideas really do help home sellers to get a home ready and sold quickly. Many motivated home sellers are able to complete the tasks in a few weeks. And best of all, most of the sellers that did a diligent job preparing their property, were able to obtain top dollar offers too!

Teri's Top 10 Tips for Preparing a Home for Sale Video

Enjoyed the video but want the more detailed checklist? Send me a message and I will email you a pdf.

Lino Lakes, MN | 2018 Housing Market Update Snapshot of Home Sales Statistics

As in many other north and east Twin Cities metro communities, Lino Lakes has had a slight drop in the amount of closed sales in 2017. This is usually due to a lack of housing inventory as there has been a noticeable shortage of homes for sale across the Minneapolis/St Paul metro. However in Lino Lakes, new listings were up rather than down this past year. This anomaly is most likely attributed to the significant amount of new construction in this eastern Anoka County community.

This reflects in the increased average home sales price in which rose by a healthy 6.2% in 2017 to $313,829. Likewise, the average price per square footage also jumped 6.7% to $141/sq foot from an average of $131/sq foot in 2016. On average, it took approximately 2 months to sell a Lino Lakes, Minnesota home in 2017 and with over 500 sales, the housing market is strong in this Anoka County community. Even with the additional inventory, it appears to be a seller’s market as sellers received on average 98.2% of their asking price.

As we head into the spring market in Lino Lakes, home sellers need to be conscious of how their home compares to new construction in size, ascetics and price. This can present a challenge to selling quickly if not addressed properly when at the time of listing. Home buyers hoping to find their Lino Lakes dream home must be understand that while builders do not often negotiate on prices, sellers of existing homes might. Working with a professional real estate agent is the biggest asset whether buying or sellingto negotiate the best outcome.

North St Paul MN | 2018 Housing Market Update Snapshot of Home Sales Statistics

This eclectic, vibrant community is actually located more to the east than north of Minneapolis/St Paul metro and has seen significant improvement in the real estate market.  The number of new listings has stayed pretty constant (down just 2.4%) despite the overall lack of inventory in the Twin Cities. Closed sales were down just over 7% with 181 homes sold in 2017 versus 195 the previous year. But the average sales price did increase again in 2017 to over $212K and the price per square footage rose from $119 to $128 per square foot.  Compare this to the end of 2011 when the average sales price of a home was under $130K and the average sold price per square foot just $80. Twin Cities North and East Metro | Wondering If You Can Buy Your First Home?

Are YOU facing the home buying dilemma? When is the right time to buy a first home in the North and East Twin Cities Metro? Funny thing is, there is no right answer. We are fortunate in the Minneapolis St Paul area. Homes are affordable for both single people and couples. There are abundant down payment resources available for Minnesota home buyers too.

Today I would like to talk more about the topic: Wondering If You Can Buy Your First Home?

There are many people sitting on the sidelines trying to decide if they should purchase a home or sign a rental lease. Some might wonder if it makes sense to purchase a house before they are married and have a family, others might think they are too young, and still, others might think their current income would never enable them to qualify for a mortgage.
We want to share what the typical first-time homebuyer actually looks like based on the National Association of REALTORS most recent Profile of Home Buyers & Sellers. Here are some interesting revelations on the first-time buyer:

Real Estate Word of the Day: What is a Buyer's Agent?

Buying a home is not an every day event. The average person purchases real estate once every eight years .Whether you are a first time buyer or someone who hasn’t purchased a home for several years, sometimes a refresher on real estate terms can be very helpful. I often notice my Minneapolis/St Paul buyers (and sellers) with a glazed look on their face when certain terms come up so I thought an online real estate glossary would be helpful. The real estate term for today is:

Buyer’s Agent An individual contracted by the buyers to represent them in the purchase of their home.

When buying a house, the home is listed by a broker or company. The REALTOR® that lists the home is the listing agent for the home and is under contract with
fiduciary duties to the seller. When a buyer calls on a sign or enters an open house, the information they provide is shared with the seller because the listing agent is required to disclose all information to their client.

A buyer can have their own representation when purchasing a home. They do not have to work with the listing agent. In fact, almost all of the home buyers I have worked with prefer to have their own agent working on their behalf. If a buyer signs a contract to work exclusively with a specific REALTOR® that agent will work on behalf of the buyer to get the best deal while keeping all their client's private information confidential. As a buyer’s agent, I can show my clients any listed home in the Twin Cities metro. Best of all, it doesn’t cost anything additional to retain your own real estate agent when purchasing  because the fee is paid for by the seller of the home with a shared commission.
