Granite and Stainless Steel Appliances are Over-Rated (and not required) in all Anoka County Kitchens!


As a REALTOR® I have fun watching the HGTV’s remodeling, staging and sell-your-house-now shows but not all the advice is going to make sense for every home and every market. Case in point, kitchen remodels. You’d think watching these shows that the only way a real estate agent can sell a house with a new kitchen is if it has been remodeled with granite and stainless steel appliances. It seems that every real estate agent that walks through a newly remodeled kitchen is either gushing about the “perfect” choice of granite or lamenting about how the new white appliances were the wrong choice.

Here’s the problem…Each show has one agent in a particular town giving a personal opinion based on their knowledge of their market. Time after time I see these REALTOR’s® crestfallen faces as they enter the kitchen as eager sellers show off their beautifully remodeled space where they have chosen…can you believe it…WHITE appliances! The agent will gush over the granite and maybe the tile backsplash or light fixtures then question the choice of appliances. “Why, oh why did you not choose stainless steel?” they often lament. “But you did make an excellent choice with the granite counters.”

Now add in that some of these shows are reruns from a few years back and one has to ask the question, does it always make sense to always use granite and stainless in a kitchen remodel? My answer is no.

A few weeks ago, I showed late 1980’s built four level split in Ham Lake just a few miles north of Blaine. The selling features included a couple of acres with mature trees, a polebarn garage, a just completed four season sunroom and remodeled kitchen. The kitchen had beautiful granite counters and island accented by high end stainless appliances. Unfortunately, it also had the original 1980’s windows that had seen better days. The wood rot was evident and progressing to a point where the windows would require replacing throughout the original part of the home. Add to this the complete lack of window treatments in the new family room which meant there was zero privacy as the bank of floor to ceiling glass faced the street. If the homeowners had gone with good quality appliances and high end laminate counters instead, they could have diverted the thousands of dollars from the kitchen remodel to replace windows and purchase window treatments for the sunroom.

Here’s another point….Even if the home was in pristine condition, it is doubtful that the sellers would ever see a positive return on their granite investment. In fact, in the Twin Cities the average homeowner will see a return of about 72% on their investment on a kitchen remodel…NOT 100%! If homeowners overpay for the materials used, that percentage will no doubt drop like a chunk of granite used in the remodel! If the homeowner intends to eventually sell, upgrades like granite might help the home to sell faster in a slow market, but dollar for dollar return in most cases would be lower than going with high quality laminate in an older north metro Twin Cities home. Now had the home been a bit newer and located just to the south in one of the Blaine neighborhoods near the Tournament Player’s Club golf course where everyone (and I mean EVERYONE) has granite and stainless, you bet, that not having these features would be a big negative when the owners went to sell. But this was not the case in a mid-range 1980's Ham Lake neighborhood.

Blaine, MN Real Estate Market Statistics 2nd Quarter 2009

In spite the economic downturn of the past few years, the community of Blaine has continued to grow and expand in the north metro of the Twin Cities. Just drive down Highway 65 and see just completed Main Street (125th) overpass to get an idea of how the significant changes have affected the community. Though housing construction had slowed during 2008, it has not stopped and continues to affect the 2009 market. New developments expand the housing base, especially in the townhome and lower level price points. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16
. Blaine is best known for the National Sports Center a sport and meeting facility that hosts an annual worldwide soccer event and Tournament Players Club golf course where the PGA Senior tour is played every summer.
Builders' incentives and lender mediated home sales have required home sellers to be very competitive with housing prices making homes in the Blaine area extremely affordable. As I predicted this affordability is continuing in 2009. It seems a builder or two has finally caught on that under $200K is the price point where the bulk of the buyers are as there are single family new construction homes in Blaine UNDER $200K for the first time in years!
While the homes moving the quickest in Blaine continue to be in that under $200,000 price point, we are finally starting to see a little more movement in the $300K-$600K priced homes (the over $600K market remains pretty static). My guess is that all the first time buyers have bought up a few of those starter homes owned by traditional sellers that are now able to finally move up to the next price point.
Cumulative days of the market (CDOM) are pretty consistent in the lower price points. But notice the high CDOM’s for high valued homes…475+ days on the market is a very long time. With 55 homes on the market above $500,000, there is currently almost 3 YEARS of inventory!
Additionally, the $8000 first time homebuyer tax credit really affected the inventory levels in the lower price points. Looking at current inventory levels and the rate of sales (including pending sales) for single family residential homes priced under $200,000, there is about 3 months of inventory for single family homes in Blaine as it stands today.
Lower priced townhomes in Blaine have similar statistics with very low inventory. Of the townhomes and condominiums on the market in Blaine, roughly 25% of those sold were new construction. Townhomes are still a popular option for first time homebuyer in the Blaine area and builders price incentives have affected the market, as has lender mediated pricing. The average price of Blaine townhomes sold has dropped significantly in the first half of the year. Existing townhome sellers must make their prices very attractive to compete with the aggressive lender mediated and builder pricing. Townhomes under $200,000 have about a four month absorption rate but higher priced units have well over a year of inventory.

Blaine, MN Real Estate Market Statistics First Quarter 2009

The community of Blaine has continued to grow and expand in the north metro of the Twin Cities despite the economic downturn. Just drive down Highway 65 and see the Main Street (125th) overpass to get an idea of how the significant changes have affected the community. Though housing construction had slowed during 2008, it has not stopped and continues to be a force in 2009. New developments expand the housing base, especially in the townhome and lower level price points. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16. Blaine is best known for the National Sports Center a sport and meeting facility that hosts an annual worldwide soccer event and Tournament Players Club golf course where the PGA Senior tour is played every summer.

Builders’ incentives to home buyers have required home sellers to be very competitive with housing prices making homes in the Blaine area extremely affordable. I predict this affordability to continue throughout 2009. Home sales slowed at year end but overall the year was not bad for lower priced homes. The homes that are selling best in Blaine are in that under $200,000 price point. My guess is a majority of the sold homes were lender-mediated, either foreclosure or short sale properties. Cumulative days of the market (CDOM) has stayed consistent with the numbers from 2008 in the lower price points. Fluctuation in the higher price points are mostly skewed due to few sales.

Last year, homes in Blaine were selling a bit faster than other areas of Anoka County but the slowdown in existing sales seems to have overtaken this community as well. Buyers looking at single family homes under $300,000 in Blaine quite a bit of inventory to choose from but the choices are down from 2008. At a rate of 28 per month sold, the inventory is manageable. Looking at current inventory levels and the rate of sales for single family residential homes priced under $200,000, there is about 9 months of inventory as it stands today. But in higher price points the absorption rate still nearly 2 years.

New construction homes sales are slow in the first quarter just as builders added inventory for the Parade of Homes. Traditional home sellers need to be aware that builder incentives continue to be very attractive to entice buyers to build rather than buy existing.

The townhome and condominium market has exploded in Blaine and builders have pulled out all the stops bringing pricing down. There is considerably less new construction townhome inventory on the market with about 6 months of inventory compared with nearly 3 years of inventory in 2007. Existing townhome sellers must make their prices very attractive even though builders’ inventory is down. Townhomes under $200,000 have about an 18 month absorption rate but little is selling in higher price ranges so it is difficult to assess how long the current new townhome inventory will stay on the market.

Blaine, MN Real Estate Market Statistics 2008 Year End


Blaine is expanding by leaps and bounds in the north metro of the Twin Cities over the past few years. Though housing construction has slowed during 2008, it has not stopped. New developments have continued to expand the housing base, especially in the townhome and lower level price points. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16. I predict this affordability to continue throughout 2009. Home sales slowed at year end but overall the year was not bad for lower priced homes. Single family homes under $400,000 and townhomes/condos under $200,000 were the bright spot selling at averages of 132-146 Cumulative Days on Market (CDOM). Single family homes are selling faster than townhomes/condos with lower average CDOMs in all price points. The overall CDOM statistic at 154 for Blaine compares favorably with other areas in the north metro such as Forest Lake, Lino Lakes and Ham Lake.

This attrition rate is holding steady with rates seen earlier this year.

Higher price new construction homes are selling even better than earlier this year as they now account for nearly 50% of total sales up from 33% at mid year. Traditional home sellers need to better compete with the extremely attractive builder incentives in order to get their homes sold.

The townhome and condominium market has exploded in Blaine and builders have pulled out all the stops bringing pricing down. There is considerably less new construction townhome inventory on the market with about 18 months of inventory compared with nearly 3 years of inventory in 2007. Existing townhome sellers still must make their prices very attractive even though some of the builders’ inventory is down. Townhomes under $300,000 have a manageable inventory level but over $300,000, the inventory level is approaching 2 years.

Uniquely Minnesota Artful Distractions—Homeowner Version: Not Paper Roses…Wooden American Beauties in Blaine, MN


Last week on the way home from an orthodontist appointment for my son we detoured down a Blaine street following a bright pink sign advertising a late season garage sale. We turned into a dead end road but not a single garage door was opened on this cold gray early morning but we discovered an even more exciting treasure…Another Uniquely Minnesota Artful distraction.

At the end of the cul de sac there was the remnants of a beautiful perennial garden. In the center of the garden, surrounded by wood chips and hostas with leaves starting to yellow, was a wonderfully carved display of wooden roses. Now I know Marie Osmond had a hit with Paper Roses way back when, but these wooden American Beauties are really something to sing about! Good thing I had my camera with as we were going to take a photo of a Blaine water tower for a real estate market statistic post. I was able to get a picture of this unique wooden carving to share.

Look closely at the bottom and you will see a hidden treasure. There is a small dog carved into the bottom of the sculpture. I am guessing the dog is named Rosie!

Blaine, MN Real Estate Market Statistics 3rd Quarter 2008

Blaine is expanding by leaps and bounds in the north metro of the Twin Cities. The residential real estate construction boom in Blaine during the past decade has slowed but not stopped making new and existing home purchase opportunities very affordable. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16. Blaine is best known for the National Sports Center a sport and meeting facility that hosts an annual worldwide soccer event and Tournament Players Club golf course where the PGA Senior tour is played every summer.

Real estate in Blaine, MN in Anoka County is affordable and selling—though admittedly at a slower pace than most sellers would like. The third quarter numbers show area homes are staying on the market an average of 162 days. Single family homes are selling faster than townhomes/condos with an average of 154 CDOM (Cumulative Days on Market) verses 183 CDOM. And newly constructed homes are out pacing existing homes with 107 CDOM to 164 CDOM. The overall CDOM statistic for Blaine compares with other areas of the north metro like Lino Lakes with a 151 CDOM, Forest Lake with a 167 DOM and Ham Lake with 210 CDOM. Last year, homes in Blaine were selling a bit faster than other areas of Anoka County but the slowdown in existing sales seems to have overtaken this community as well. New Construction is a bright spot with homes selling at a brisk 107 CDOM and in less than 6 weeks in some price points.


Buyers looking at single family homes under $300,000 in Blaine have an inventory over 200 homes to choose from currently on the market. At a rate of 30 per month sold, the inventory is manageable. Looking at current inventory levels and the rate of sales for single family residential homes priced under $300,000, there is about 7 months of inventory as it stands today. This is up a bit from last year at this time when there was about 5-6 months of inventory at the same time period.

Higher price homes are selling faster than last year. Still, they have to compete with new construction for the buyers. Note that one third of the homes sold over $300,000 sold in the 3rd quarter are new construction. If you have a higher priced existing home on the market, be aware of the builder incentives being offered as they do affect your ability to sell.

The townhome and condominium market has exploded in Blaine and builders have pulled out all the stops bringing pricing down. There is considerably less new construction townhome inventory on the market with only about 8 months of inventory compared with nearly 3 years of inventory at this time last year. Existing townhome sellers still must make their prices very attractive even though some of the builders’ inventory is down. There are still a significant number of builders with new townhomes available in the same area and they are making deals as evidenced by their very low 40 CDOM compared with 183 CDOM for existing townhomes and condos.

Circle Pines & Lexington, MN Real Estate Market Statistics 3rd Quarter 2008


Circle Pines is a small city, approximately 2 square miles, in Anoka County. The neighboring community, Lexington is even smaller encompassing less than one square mile of land. Both little communities are often overlooked since they are sandwiched between Blaine, Lino Lakes just to the north of Shoreview.

Circle Pines might be small but is thriving and has a unique history. According to Circle Pines and Lexington History, it was one of the first cooperative communities started in 1946 in an area between the townships of Blaine and Centerville in Southern Anoka County. According to the Circle Pines website, the symbol of the cooperative was a pine tree with a circle around it; thus the name Circle Pines. Though the unique development idea only lasted 3 years due to financial and leadership problems, the name remained. One benefit of its cooperative past is that Circle Pines is the only suburban city that operates its own natural-gas distribution company which serves part of Lino Lakes. The community is a part of the Centennial School District is home to Golden Lake and acres of wetlands.

Real estate in the communities of Circle Pines and Lexington is affordable and selling. Single family homes are affordable and tend to sell briskly compared with other communities in Anoka County. Single family homes are staying on the market an average of 115 CDOM (Cumulative Days on the Market.) Like neighboring areas, higher priced homes sales are stagnant or non-existent in the Circle Pines/Lexington community. The overall DOM is not affected too drastically as there are very few high price point homes in this area. Townhomes/condos are selling a bit more slowly with a 163 CDOM. Prices reductions on townhomes are drastic in this area due to the abundance of new construction in the neighboring community of Blaine. Amazing deals can be had for the astute first time condo home buyer.

Toxic Waste in Your Anoka County Basement or Garage? Get Rid of it Safely and for FREE!

At almost every home closing in Minnesota, there is a short time where closing representatives leave the room to make copies and print checks. During this time keys and garage door openers are passed to the new homeowners and the seller usually passes on quirky information about the house. Often one tidbit is “I left all the extra paint on the basement/garage shelf so you can touch up a few things.” Though buyers can be appreciative if the home was just repainted, others will consider this toxic waste.

Last week, my husband and I ventured into our own little toxic wasteland of cans stored under the basement steps to get a quart of clear coat sealer for our oak trim. We bought it four years ago when we built an addition and had a few boards to finish. We opened it and used it once. Now we were finishing the edge of some new windows in another room and the lid was sealed completely and permanently shut to the can! Time to head to Menard’s for a fresh can, but what do we do with the old one?

We decided it was time for a trip to the Anoka County Household Hazardous Waste Facility (HHW) in Blaine! It was surprising the amount of cans that had accumulated in the decade we have owned our Ham Lake home. Might as well clean it all out at one time.

The HHW is located at 3230 101st Ave NE in Blaine just west of the 35W and 95th Ave interchange and is open YEARROUND and is FREE to Anoka County Residents!

The HHW accepts more than paint too. Drop off any household product that is labeled “Corrosive”, “Flammable”,” Poison”, “Toxic” or “Warning”. This includes old drain cleaner and mothballs from the hall closet and the insecticides and weed killer in the garage. Mercury thermometers, pool chemicals and used motor oil are also accepted.


We took our truck full of basement and garage household toxins into the facility last Friday morning around 11AM. It is a quick, efficient service. We had only one car ahead of us in line. You drive into the facility and the service professionals remove the unwanted items from your vehicle. It took less than 10 minutes, though from the lines and cones around the building, I would guess that on a busy Saturday, the wait can be longer.

What a great feeling to have all of those unwanted and unusable products out of the house!

Uniquely Minnesota Artful Distractions--Homeowner Version: Steel Dragons in Blaine

A decade ago when we made our move to Anoka County, unique sites along the road often surprised us. There were the little buildings resembling outhouses near the end of every driveway. These of course are shelters for children waiting for the school bus. There were hawks on roadside power lines looking down to the road or a sod field looking for its next meal to run by. And then there would be something to really stop you in your tracks…Something that looks like a steel dragon!

When we first saw this Artful Distraction in Blaine, it was nose to nose with its mirror image. The pair of shining steel sculptures glistened as they blocked the driveway and guarded the entry to the property. I have to admit, I have never noticed the actual home they protect but when looking at these entwined serpents, I imagined a castle.

In my real estate travels, I get to past these metallic serpents on a regular basis. Lately the pair has been apart, leaving access wide open to the property. From the looks of things, overgrown grass and unattended trash receptacles, I imagine there is a new owner in the home who doesn’t need the added security of a pair of silver steel dragons. But even apart, the spectacle doesn’t go without notice and remains a favorite and very unique distraction along a Minnesota roadway.

Coon Rapids, MN Real Estate Market Statistics May 2008

cIn spite of the real estate slow down Coon Rapids continues to evolve as it has for over 150 years. It has changed from the community’s humble beginnings of a dirt road farm community to the 9th largest city and 5th largest suburb in the state of Minnesota. The affects of the real estate market change on Coon Rapids is tempered by its convenient location to downtown Minneapolis and its easy access to Interstate 35, Hwy 65 and Hwy 47/10 for a commute to a lakeside cabin. Coon Rapids is a community with something for everyone: encompassing 23 square miles it boasts several neighborhood and regional parks, indoor and outdoor ice skating rinks, softball and baseball fields, tennis courts, hiking and biking trails, swimming pools, a golf course, and two major regional shopping developments.

Like its neighbors Blaine and Andover, the residential real estate construction boom in Coon Rapids during the past decade has slowed but not stopped making new and existing home purchase opportunities very affordable. Conveniently between Anoka and Blaine, it is connected by Highway 10 just north of the Twin Cities, Coon Rapids is an attractive location for both business and residential development. The entire community of Coon Rapids is served by one school district;
Anoka Hennepin District #11.

Real estate in Coon Rapids, MN in Anoka County is affordable and selling—though admittedly at a slower pace than most sellers would like. In the first five months of 2008 numbers show single family homes are staying on the market an average of 148 cumulative days. This is very similar to the neighboring community of Blaine with an average of 150 CDOM for the first quarter.


But when broken down to single family homes versus townhomes/ condos, the single family homes have a 132 average CDOM while townhomes/condos are selling nearly a month slower with a 168 CDOM. In Blaine, condos/townhomes were selling faster than their higher priced single family homes. This could be do to builder incentives on the abundance of new construction properties in Blaine and the many executive homes that are asking well over $500,000. There are extremely high priced homes in Coon Rapids and few new construction townhomes.

Like Blaine, the cumulative days on market numbers for Coon Rapids is better than in other areas of the north metro like Forest Lake, Lino Lakes and Ham Lake where homes have a cumulative days-on-market rate (CDOM) of well over 200 days. Inventory levels of single family homes under $200,000 in Coon Rapids have remain quite manageable with approximately 6-7 months of inventory. Town homes and condos are going quite a bit slower; with nearly 18 months of inventory. As Coon Rapids’ real estate is for the most part moderately priced, it should adjust to the changed market relatively quickly but it’s significant condo/townhome market will take time to recover as it will have to compete with new townhome developments in the neighboring community of Blaine.

Lives Changed in 30 Seconds--Twin Cities North Metro Memorial Weekend Tornados

In under a minute, life changed for so many residents of the Twin Cities north metro this past Memorial Day weekend. Several of the communities I serve as a Realtor, from Coon Rapids though Blaine, Lino Lakes and Centerville, ending in Hugo, were hit out of the beautiful blue sky by a tornado. Minnesotans were on alert all week from local weather reporters that conditions were ripe for such an event. And the unthinkable happened; the tornado took with it not only dozens homes but the smile of a two-year-old little boy.


On Monday only residents were allowed into Hugo for security and safety reasons. There are many photos of the torn apart housing development online already. We did drive by this Centerville farm that was demolished; the property was hit just moments prior to crossing 35E into Hugo. The debris from the silos is still scattered on the shoulder of the freeway on the other side of the huge farm field today.

From the time we are children, we are taught in Minnesota what to do in severe weather. We participated in tornado drills at schools. We looked to the sky when the sirens are tested on the first Wednesday of the month. We knew intellectually that tornadoes could be devastating but we always thought we would be safe in our basements.

Not so anymore as families across Anoka County and Washington County learned this past weekend. A twister is not a movie or an exciting scene on television. It can be a real event and we cannot be complacent.

We heard the rumble of the storm outside our Ham Lake home before the sirens went off. I thought it was unusual to hear an airplane flying in this weather. I clicked on the TV and heard that the storm had just hit in Coon Rapids and was heading through Blaine with reports of damage near Hwy 65 and Bunker Lake Blvd. Sirens or not, we went to the basement as I was well aware that tornadoes typically move in a northeastern direction and we directly in its path.

The alarms sounded just as we were going down the steps in our usual lackadaisical way. We sat at the bottom of the staircase; in fact I was on the steps, ready to head back up as soon as the event was over. We were just mildly concerned as we watched the minute-by-minute storm report on the portable television. The storm had change direction from its northeastern track and was now headed due east. We were thankful that it was no longer heading toward our home.

Being from the north eastern part of the Twin Cities, growing up in North St. Paul and selling homes throughout this area, I made a mental note of who was now in the storm's path. A few relatives and friends came to mind. A close friend’s business. A cousin and his wife. A young couple who moved into a home I sold last fall.

The storm ripped a line of damage through Anoka and into Washington County and literally blew apart 27 homes in Hugo. From the accounts on the news, the tornado blew through Hugo in 30 seconds. Lives were forever changed in less than a minute.
Over the last couple days, we have found that several of our friends, family members and coworkers were affected by the storm. Most had minor damage. Some lost windows. Many have hail-damaged roofs and siding or fallen trees in their yards. And then there are those who lost everything.

As I hear the stories of where people were as the storm hit, many in the safety of their basement, I began to reassess our preparedness for this event. Something about the sound of the storm was different so this time I had grabbed all of our cell phones as I went down the steps. I won’t feel so foolish about this the next time. My husband and I discussed where we plan to sit in the cellar during the next storm (northeast corner ready to head under a sturdy worktable.) We are somewhat thankful that we don’t have that walkout basement that we always wanted as we have few windows to avoid. We will be safer and more vigilant during the next storm.

It was always someone else, somewhere else…This time the storm was too close and too real for my family to ever be complacent again.

Blaine, MN Real Estate Market Statistics 1st Quarter 2008

Blaine continues to expand and change the north metro of the Twin Cities albeit at a slower pace than in the past few years. The residential real estate construction boom in Blaine during the past decade has slowed but not stopped making new and existing home purchase opportunities very affordable. Conveniently located along 35W and Highway 65 and connected by Highway 10 just north of the Twin Cities, Blaine is an attractive location for both business and residential development. The community is served by three school districts; Anoka Hennepin District #11, Centennial District #12, and Spring Lake Park District #16. Blaine is best known for the National Sports Center a sport and meeting facilility that hosts an annual worldwide soccer event and Tournament Players Club golf course where the PGA Senior tour is played every summer.

Real estate in Blaine, MN in Anoka County is affordable and selling—though admittedly at a slower pace than most sellers would like. The first quarter numbers show area homes are staying on the market an average of 147 days. When broken down to single family homes versus townhomes/ condos, the single family homes have a 150 average CDOM while townhomes/condos are selling a bit faster with a 143 CDOM. This could be do to builder incentives on the abundance of new construction properties making condo starter homes attractive to first time buyers.

The 147 CDOM for Blaine is better than in other areas of the north metro like Forest Lake, Lino Lakes and Ham Lake where homes have a cumulative days-on-market rate (CDOM) of well over 200 days. (Links to statistical reports for these communities are listed below.)



Inventory levels of single family homes under $300,000 in Blaine have remain quite manageable. Higher price homes are not only selling at a slower pace, they have to compete with new construction for the buyers. However the sale of higher priced homes remain stagnant. High priced existing homes are competing with new construction properties in the same category…Tough competition in any market .

What’s My Home Worth in Forest Lake, MN? Or Ham Lake? Or Lino Lakes? Or Blaine?

Sound’s like a trick question in this market doesn’t it? Funny thing is that no matter what the market is like, the answer is not simple.

What if you dig into your closet or file cabinet for that big vinyl envelope you received when you finalized your refinance last year? There was an appraised value for your home in that paperwork. Is that what your home is worth?


Assessed values from the Washington County or Anoka County assessor are updated annually. That should be a pretty accurate number right?
There are some great, interactive websites like
Zillow that have popped up over the past few years. Type in your address and within seconds a slew of interesting information hits your computer screen. But are these values accurate?
Ironically, all of these values could be considered good, accurate numbers or at least clues to the value of your home. As these numbers can be drastically different, how do you know what is the most accurate number? First, you need to know what the value is for. If you want a value to determine a selling price for your home in today's changed market there is no quick and easy answer. Since, there is no special real estate Magic 8 Ball for determining the best starting price, working with a knowledgeable Realtor for expert advice is the next best option.


Many things can affect the selling price. A home located with easy access to 35 is more desirable to some than a home on the opposite side of Forest Lake. Existing homes near the Landings of Summerfields development are affected by the prices and discounts being offered on the new homes in that community. Whether your home is on public utilities or has a private well and septic system is a consideration. And this is only the tip of the iceberg.
