Year End 2009 Snapshot of Hugo, MN Home Sales Statistics



In this northern Ramsey and Washington County community, just north of White Bear Lake, closed home sales were up an average of by nearly 43%. Unfortunately, the average sales price did continue to decline again during 2009; down nearly 17% to under $200,000! This is no doubt a reflection of the significant amount of first time home buyers in the market. With only a handful of additional new listings in the area, inventory is down considerably. Sellers are already starting to see sales prices come in closer to asking price. Time on the market to sell a home, has remained flat at just over four months. It appears that the Hugo market is starting to become more balanced which is great news for homeowners in this Washington County suburb.

Buying a Home and Avoiding a Wild Goose Chase!

“Hi! We are looking for a REALTOR® who works in Hugo. Can you help us?”
“Absolutely! What can I do for you?”

“We are relocating from St. Cloud and want to be in a home before school starts, is that going to be a problem?”
“Are you a first time buyer or do you have a home to sell?”

“We are first time buyers and are currently renting month-to-month.”
“There should be no problem. Have you talked to a loan officer?”

“Not since last year.”
“The first step is getting preapproved and then we can start looking at homes.”


So began my relationship with a new first time buying couple early in July. They were on a tight time schedule and were a bit of a distance from Hugo so planning was key. I wish I could say everything turned out perfectly for them but it didn’t. Chasing wild geese is a fun activity for dogs not for serious homebuyers. Here’s what happened:

I set up Christy and Mike in my
Listingbook system so they could view new listings as soon as they hit the internet. Their price point put them in tight competition with many other first time buyers as there are few nice single family homes under $160,000 with three bedrooms on one level in move in condition in Hugo.

Christy selected a dozen homes to see on their first trip out. Of the homes selected, only four were still available. From the preliminary discussion with the loan officer, they were qualified to purchase FHA. That meant that a home would need to pass an FHA inspection. Unfortunately neither of the two single family homes we saw would pass as the were both foreclosures in very questionable condition but the two townhomes were a match. Christy and Matt loved the townhomes, BUT…

“We really need a yard for the kids to play.”

Not a problem…Maybe we should expand the search area. Are you okay with White Bear Lake? It is the same school district as Hugo? What about Forest Lake, Lino Lakes or Blaine?

The search was expanded to include Chisago City as the young couple was interested in the zero down
USDA financing in Chisago County.

Another trip down and another dozen…down to half dozen…showings scheduled. Two of the homes were a perfect fit. Huge yard. Well priced. Move-in perfect. BUT…

“The thirty mile commute to downtown St. Paul is too long after all.”


Not a problem. Christy and Mike decided to expand the search to include Blaine, Spring Lake Park and Coon Rapids. These areas were closer to work for Mike and in school districts that were appealing to the young family.

A third trip down. Third time’s the charm right? It was! They found a perfect home with a 20 minute commute in Spring Lake Park. BUT…

“We don’t think they will accept our offer.”


“Why don’t we write up an offer and find out if it works for the sellers?”

“Maybe…we will think about it.”

Now with the Listingbook system I can see the homes my clients view. Christy and Mike didn’t call over the weekend to write an offer but starting to search in some pretty out of the way areas while skipping over many closer in and better options. They wanted a newer home with all the bells and whistles for $150K or less. This can be done in a suburb of St. Cloud but not a suburb of St. Paul.

Christy and Mike began a hunt for an elusive wild goose. No matter how hard I tried to explain the situation and point them back toward their goal, they just kept heading off in unusual directions.
I saw the couple had now started to search for homes in Otsego about an hour northwest of St. Paul and Farmington, another long commute to downtown to the south of the cities. Sure, in these communities a person can find a newer home at a lower price, just like in Chisago City, but they said no to a long commute a few weeks earlier on a home that fit all their criteria AND that had a zero down financing option available. A short commute time was one of their top “must haves in a home.” These communities are both well beyond the commute to Chisago City that was vetoed earlier.

Another day of searching was set this time in Blaine. They decided an end unit quad home would have more yard to play for their children and again found a perfect place. They were ready to write again BUT…

“The association fees are too high.”

Now we are into the last week of July and their timeframe is next to nil if they want to get in to a new home before school and the new job starts. I remind them of their timeframe and the several homes that were still available that they loved but didn’t write an offer on. BUT…

“We decided we want to see some homes in Otsego.”

“Sorry. I don’t think I am going to be able to help you buy a home after all.”
I don’t know if Christy and Mike ever found a home or ever will find one as I decided I wasn’t the right agent for them. I did hear through their loan officer that they found a “perfect” home in Otsego but something went wrong and they never wrote an offer. Now they were searching in Farmington.

What went wrong? Being focused is essential to buying a home!
Sometimes a client’s criteria will need to be adjusted to fit what is currently available on the market. The first time buyer’s $8000 tax credit has created a big demand for Twin Cities starter homes. This couple’s inability to make a decision on what they were looking for and inability to accept the market conditions had them running in too many different directions—Chasing a wild goose!

It is not often that I have to say “goodbye” to a client that hasn’t walked away with a good buy on a house! I have successfully assisted numerous
first time homebuyers find their way home. In this case, we found several “Good Buys” but in the end, Christy and Mike ended up without a house.

In my
homebuyer’s success guide, I outline how important it is for buyers to stay focused on what they really want in a home. As a REALTOR® it is my job to help my clients stay on track throughout the home buying process; from the first showing of a property to the handing over of the keys at the closing table. Too many options can cause confusion. Combined this with an inability to regroup and make a decision, buyers can let good homes to be sold out from under them. Changes will come up and if as a team we can refocus and start again, the unending wild goose chase is avoided.

Year End 2008 Snapshot of Hugo, MN Home Sales Statistics



While the number of new listings, closed sales and average sales price for homes in Hugo, Minnesota dropped between 10-14% in 2008 compared to the previous year, the biggest change was in time on the market. In this northern Ramsey and Washington County community, just north of White Bear Lake, home sales were an average of 40 days longer than in 2007; up statically by nearly 47%! Gas prices and a devastating tornado may have played a role. With the lower average sales price of a home in Hugo at $236,517, down just over 13%, a first time homebuyer can consider this community an affordable option once again.

Lives Changed in 30 Seconds--Twin Cities North Metro Memorial Weekend Tornados

In under a minute, life changed for so many residents of the Twin Cities north metro this past Memorial Day weekend. Several of the communities I serve as a Realtor, from Coon Rapids though Blaine, Lino Lakes and Centerville, ending in Hugo, were hit out of the beautiful blue sky by a tornado. Minnesotans were on alert all week from local weather reporters that conditions were ripe for such an event. And the unthinkable happened; the tornado took with it not only dozens homes but the smile of a two-year-old little boy.


On Monday only residents were allowed into Hugo for security and safety reasons. There are many photos of the torn apart housing development online already. We did drive by this Centerville farm that was demolished; the property was hit just moments prior to crossing 35E into Hugo. The debris from the silos is still scattered on the shoulder of the freeway on the other side of the huge farm field today.

From the time we are children, we are taught in Minnesota what to do in severe weather. We participated in tornado drills at schools. We looked to the sky when the sirens are tested on the first Wednesday of the month. We knew intellectually that tornadoes could be devastating but we always thought we would be safe in our basements.

Not so anymore as families across Anoka County and Washington County learned this past weekend. A twister is not a movie or an exciting scene on television. It can be a real event and we cannot be complacent.

We heard the rumble of the storm outside our Ham Lake home before the sirens went off. I thought it was unusual to hear an airplane flying in this weather. I clicked on the TV and heard that the storm had just hit in Coon Rapids and was heading through Blaine with reports of damage near Hwy 65 and Bunker Lake Blvd. Sirens or not, we went to the basement as I was well aware that tornadoes typically move in a northeastern direction and we directly in its path.

The alarms sounded just as we were going down the steps in our usual lackadaisical way. We sat at the bottom of the staircase; in fact I was on the steps, ready to head back up as soon as the event was over. We were just mildly concerned as we watched the minute-by-minute storm report on the portable television. The storm had change direction from its northeastern track and was now headed due east. We were thankful that it was no longer heading toward our home.

Being from the north eastern part of the Twin Cities, growing up in North St. Paul and selling homes throughout this area, I made a mental note of who was now in the storm's path. A few relatives and friends came to mind. A close friend’s business. A cousin and his wife. A young couple who moved into a home I sold last fall.

The storm ripped a line of damage through Anoka and into Washington County and literally blew apart 27 homes in Hugo. From the accounts on the news, the tornado blew through Hugo in 30 seconds. Lives were forever changed in less than a minute.
Over the last couple days, we have found that several of our friends, family members and coworkers were affected by the storm. Most had minor damage. Some lost windows. Many have hail-damaged roofs and siding or fallen trees in their yards. And then there are those who lost everything.

As I hear the stories of where people were as the storm hit, many in the safety of their basement, I began to reassess our preparedness for this event. Something about the sound of the storm was different so this time I had grabbed all of our cell phones as I went down the steps. I won’t feel so foolish about this the next time. My husband and I discussed where we plan to sit in the cellar during the next storm (northeast corner ready to head under a sturdy worktable.) We are somewhat thankful that we don’t have that walkout basement that we always wanted as we have few windows to avoid. We will be safer and more vigilant during the next storm.

It was always someone else, somewhere else…This time the storm was too close and too real for my family to ever be complacent again.

Twas the Week Before Christmas and all through the County—I’m Showing Houses!

Here it is a week prior to the Christmas Holidays and I am frantically getting ready as I always do this time of year. But in the midst of shopping for presents, sending packages, wrapping gifts and baking cookies, I have to set up and show homes to clients.

A normal year would see a slow down around the holidays but this year real estate has been anything but normal. Buyers have been out there all year long but with change on the horizon for 2008 in the mortgage industry,
some buyers are very motivated to find the perfect home now!

So off we went this weekend for showings throughout White Bear Lake, Forest Lake and Hugo and Ham Lake….Surprisingly most of the homes we saw were well prepared for our visit. Christmas trees were lit and added extra sparkle. Sidewalks were shoveled at most homes. And the chocolate chip cookies were a nice touch…Hope they were meant for us and not Santa.

Not all stockings were hung with care in preparation for our visit. The one home owner that did not bother to shovel their driveway after the huge 8-12 inch snowfall last week, did miss out on a sales opportunity. The home was not bad inside but when a homeowner doesn’t bother to maintain the exterior, the interior is reviewed with an extra critical eye. The potential sale was lost as my buyers trekked up the hard packed uneven snow banks to the front door. The Rainbow Goldfish crackers left in a pile on the table were not as appealing as the cookies at the other home either.

Sellers make the most of this week and the opportunity it presents! If a buyer requests a showing on your home, make it available and make them welcome. Many buyers are very serious this time of year! A beautifully prepared home could mean the best present of all for a seller; an acceptable offer all wrapped up for the holidays!

Uniquely Minnesota Artful Distraction—Homeowner Version: D’oh! Homer at Home in Centerville


Now what can I say about this permanent lawn sculpture except the homeowner must have a great sense of humor and fun! Homer Simpson in all of his colorful glory was spotted by my teenagers in the front yard of a home between Centerville and Lino Lakes.
It is definitely one for the collection of Uniquely Minnesota Artful Distractions as when my son first saw it I was distracted by the exclamation, “Look! There is a giant Homer Simpson in that yard!” On our next trip down to the Twin Cities, taking the short cut from Columbus through Centerville, we slowed down and there was Homer in all his glory. This piece of chainsaw art is carved right out of what must have been a massive tree where it stood in the front yard of the home. Not the lawn decoration for every family but for lovers of the Simpson’s, it is "¡Ay, caramba!" or a great surprise!

Centerville, MN Real Estate Market Statistics 3rd Quarter 2007

Centerville is a community truly at the center of it all—or at least at the center of Lino Lakes, Minnesota. Located just off 35 E in the Twin Cities northeast metro, Centerville is a small community surrounded by its big sister community. Head any direction, north, south, east or west from Centerville and you will be in the community of Lino Lakes.

Real estate in Centerville, MN in Anoka County is affordable and selling—though admittedly at a slower pace than most sellers would like. The third quarter numbers show area homes are staying on the market an average of 198 days. Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 6-7 months of inventory as it stands today.
