Year End 2008 Snapshot of Hugo, MN Home Sales Statistics

While the number of new listings, closed sales and average sales price for homes in Hugo, Minnesota dropped between 10-14% in 2008 compared to the previous year, the biggest change was in time on the market. In this northern Ramsey and Washington County community, just north of White Bear Lake, home sales were an average of 40 days longer than in 2007; up statically by nearly 47%! Gas prices and a devastating tornado may have played a role. With the lower average sales price of a home in Hugo at $236,517, down just over 13%, a first time homebuyer can consider this community an affordable option once again.

Home sales took a bit of a hit in White Bear Lake, Minnesota as home less homes closed for less dollars in 2008 versus 2007. In this Northern Ramsey County city home sales dropped just over 14% but inventory levels should stay the same as there were just over 13% newly listed homes too. The average sales price took a 20% hit as fewer homes over $250,000 are selling anywhere in the Twin Cities. Uniquely Minnesota Artful Distractions—Homeowner Version: Skol Vikings! Minnesota Viking in Roseville, MN!

One of my favorite parts of being a Realtor is in December when I make my way through Anoka, Chisago, Ramsey and Washington Counties making my holiday visits to the homes of my past and present buyers and sellers delivering two foot tall, live Christmas trees. The trees are a beautiful holiday centerpiece and in the spring can add value to a homeowner’s landscape. Last December, as I made my holiday trek through the north and east Twin Cities metro, I was distracted by a Viking!

In Minnesota, there are many fans of the purple and gold hometown football team but not too many go so far as to have a carved likeness of a Minnesota Viking on their front lawn. At the time, this fierce warrior was covered with snow so I made a mental note to return at the start of the football season and capture this artful distraction to share. This wooden tribute to the Minnesota Vikings is located at a home on a side street in Roseville, MN. The purple pride of this football fan is further evidenced by the sign on the front of the home. I don’t know if this is supposed to be Regnar, the mascot of the Vikings, but Regnar or not, this is one committed fan! Skol Vikings!

In case you were wondering…Skol is a Swedish salute to an admired group and it is the beginning of the Minnesota Viking Fight song:

Skol, Vikings! Let's win this game.
Skol, Vikings! Honor your name.
Go get that first down, then get a touchdown,
Rock 'em, sock 'em, fight, fight, fight, fight!
Skol, Vikings! Run out the score;
You'll hear us yell for more.V-I-K-I-N-G-S!
Skol, Vikings, let's go!

A Snapshot of Real Estate Across the Twin Cities and the US

This week I took part in a real estate experiment of sorts. Actually it was more of a survey of days on the market (DOM) for homes sold across the US. Several of my colleagues and I are tired of the gloom and doom numbers being touted by the national media. While things are slower in certain areas of the nation, the overall numbers are not as bad as the talking heads on the nightly news suggest.

See, real estate is local. Remember the real estate mantra…Location. Location. Location? We have to consider the location to get a true picture of the real estate market place.

Based on this theory,
Ashley Drake Gephart, Keller Williams Realtor in Albuquerque, New Mexico compiled current information from Realtors throughout the US for her post, US Real Estate Agents Weigh In. Ashley wanted honest numbers from communities across the nation from actual agents. So as she puts it, “without any fluff or twisting of numbers, here they are…”

Looking at these numbers without the added analysis from someone working the market, you might be concerned about a 248 DOM for November. But what I pointed out to Ashley is that Ham Lake is a very specific area in the north end of the Twin Cities. Only dozen or so properties sell each month. During November, three high-end properties were sold. These homes list priced at $475,000-$750,000 take a significantly longer time to sell as I have indicated in previous
Ham Lake market posts. The fact that three high end properties sold in one month, though skewing the DOM, is actually a good sign for the Ham Lake market.

Here is a picture of how the Ham Lake DOM stacks up against the county DOM for the north and northeast Twin Cities metro:

**All Statistical information based on information from the REGIONAL MULTIPLE LISTING SERVICE of MINNESOTA, INC. for the period of 9/1/07 through 11/30/07.

DOM numbers are cumulative meaning that if a home was re-listed several times with the same or a different Realtor, ALL of the days on the market counted. It also includes every residential property whether in foreclosure or new construction; townhome or single family. When unique situations or designs are broken out, the numbers can change dramatically. Townhomes are taking longer to sell as are homes in foreclosure. New construction homes can be on the market for one day when a buyer sees a model but selects a different lot not currently MLS listed.

Note the other anomaly in Chisago County in October with a 229 DOM. Out of the 39 homes sold, one had a 1083 DOM. Yes, that is nearly 3 years! Some homes for whatever reason, can take that long to sell but it does not present a true picture of the market. Notice that in November, the Chisago County DOM was back to 130 days.

In my market, I tell people considering selling their home that the average time on the market in the north and northeast metro is approximately 4 months. The further from the Twin Cities and the higher your price, the longer it will take to sell your home. If your home is not in the optimal condition, it will take longer.

I also tell buyers looking to buy that first home or move into something bigger, it is a great time to buy! Just look at all of the options you have with so many great homes on the market AND low interest rates. A great combination for home buyers!

Bottomline here is this: If you want a true picture of the real estate market call an experienced Realtor who works in that community and ask. It’s not gloom and doom all over.

Need more information on the Albuquerque market or any of the other markets listed? Here are the links to the agents that provided the information for Ashley’s article.

Ready to Rumble? Back to the 50’s Weekend is Coming up FAST!

The Back to the 50’s Weekend Car Show is a time-honored tradition of the Minnesota Street Rod Association (MSRA). From a very humble beginning of 12 members, the association has grown to over 13,000. The Back to the 50’s Weekend car show boasts 11,000 cars and over 100,000 spectators each year. It is the 2nd largest show of its kind in the World; second only to the NSRA Street Rod Nationals.

For three days, June 22-24, Minnesotan’s get a chance to walk down memory lane as thousands of restored classic automobiles and their owners take over the state fair grounds. Street rods, classics and custom vehicles all dating from 1964 or earlier are just part of the massive show.

Believe it or not, cars aren’t the only reason to visit the show. The event also includes entertainment from Bob and the Beachcombers and Sh-Boom among others. There will be yummy food vendors, an auto auction, a ladies expo, the Crusin’-Arts and Crafts fair, exhibits and a swap meet.

It is an amazing site to pull up a chair on Friday and Saturday night along Snelling Avenue and watch the cars exit the fair grounds and head to Porky’s Drive-In on University Avenue. As the drivers cruise up and down the local roads, spectators sit in lawn chairs to admire the awesome vehicles. Families set up picnics roadside to watch and marvel at the event.

Summer Traditions--The Ramsey County Fair!

It was a tradition of summer. After the 4th, but before the state fair, a favorite event was to attend the Ramsey County Fair. Starting when we were12-years-old my friend, Roxanne and I would ride our 10-speeds two miles up 7th Avenue in North St. Paul to the Ramsey County Fairgrounds. We would chain our Schwinns to the Goodrich Golf Course fence and walk around to take in the sights and sounds of the fair. We rode the rides, ate corndogs and watched the 4-H variety show. Through junior and into senior high, we loved attending the county fair. Our favorite night was Thursday when the White Bear Avenue Parade coincided with the fair. We were there all five days, from the time it opened until it closed—or our curfew, as it was a great way to meet up with friends from school who did not live in our neighborhood.
Though times and friends have changed, the tradition of the Ramsey County fair continues. Now in its 94th year, the Ramsey County Fair will open its gates from July 11-15 for another fun filled event. The fairgrounds are located at the corner of White Bear Avenue and Frost Avenue in Maplewood. And best of all, entrance to the event is FREE! Parking is a reasonable $2.00.

Are you a Ramsey County resident who wants to be a part of this year’s fair?

Enter an exhibit! Young and old residents of Ramsey County are encouraged to showcase their talents. There is no entry free but there is a chance for participants to win ribbons and cash prizes. Catagories for competition include arts & crafts, flowers, clothing, home art and a variety of foods. A complete list of categories can be found in the exhibitor’s handbook available on the Ramsey County Fair website.

Activities and events at this years fair include:

  • Carnival rides

  • Petting zoo

  • Bingo

  • Food vendors

  • Live Music

  • Children’s Activities

  • Farmer of the Day

Moms Love Fishing in the Land of 10,000 Lakes!

Enjoying a Happy Mother’s Day and Fishing Opener would be a conflict in most states but not in Minnesota. In the Land of 10,000 Lakes, the Minnesota Department of Natural Resources (DNR) doesn’t want mom’s to feel neglected as families head out to fish for walleye and northern pike in the statewide opener on May 12th! The DNR wants families to bring mothers and grandmothers along in the “Take a Mom Fishing” weekend!

The Minnesota DNR is inviting mothers who are Minnesota residents to fish this weekend without a license. It is a fun outdoor activity the entire family can enjoy. Whether out on a pontoon on Coon Lake in Anoka County, fishing off the pier at Silver Lake in North St. Paul, or casting a line from the shore of White Bear Lake in Ramsey County, it is a great way to have a fun, family Mother’s Day!

Charter Schools in the Twin Cities North Metro: Educational Alternatives without Private School Price

When my eldest son was in first grade, we were approached by a teacher in the KidU summer school program in Anoka, Minnesota, regarding his potential. During the regular school year, this teacher coordinated the gifted and talented program in a neighboring district. He wanted to make certain that we were aware of our son’s abilities and high potential. Though aware of our son’s language ability (he was reading at two after all), we were at a loss as to educational options. We had just moved to Ham Lake after living our entire lives in the North St. Paul/St. Paul area and were afraid that our alternatives might be limited as there were few private schools in the area. So we began to research our options and discovered some unique educational opportunities in the Twin Cities North Metro.

The Charter School Option

In 1991, Minnesota was the first state in the nation to open a charter school. Unlike a private school, charter schools are publicly funded and tuition free. In fact, two charter schools were opened that year. Since then over 3000 schools are now operating nationwide. These schools provide an alternative environment that is unique to each charter with a specific purpose of focus. Although many of these schools come and go, there are several in the north and east Twin Cities metro that have operated for several years and could be the perfect option for your family.Lakes International Language Academy, Forest Lake, MN
Grades: K-4 (currently)
Enrollment: 175

The Lakes International Language Academy is affectionately known as the “Forest Lake Spanish Immersion” school. Chartered in 2004 this elementary school has plans to expand to 6th grade and grow with its current student. Its program teaches a traditional curriculum while immersing students in the Spanish language to establish a high level efficiency in both spoken and written Spanish.
Math and Science Academy, Woodbury, MN
Grades 6-12
Enrollment: 300

Opened in 1999, the Math and Science Academy is, as its name suggests, a charter middle and high school with an emphasis on math and science classes along with the traditional required curriculum. MSA requires six years of Spanish for all students. Class sizes are approximately 20 students per class.
North Lakes Academy, Forest Lake, MN
Grades 6-9
Enrollment: 200

North Lakes Academy Charter Middle School is designed to provide a challenging academic opportunity with the rigor of a liberal art curriculum. Small classes are the cornerstone of the school with 20 or less students per class. All students are required to study music with a choice of band or choir, art and Spanish in addition to the traditional required subjects.
PACT , Ramsey, MN
Grades: K-12
Enrollment: 540 Students

Chartered in 1994 this is one of the originals and is still going strong. Now offering education for kindergarten through high school, PACT mission is to partner with parents, students and teachers to work collaboratively to attain a quality education. The educational program includes strong academics, a focus on character and a welcoming community
St. Paul Conservatory for the Performing Arts, St. Paul, MN
Grades 9-12
Enrollment: 150

This newer charter school option has really taken off since opening its doors in the historic Landmark Center in 2005. It’s unique forte is a combination of traditional high school curriculum with an emphasis on dance, drama and the performing arts. It location allows the use of the Ordway Center for theatrical instruction and the RiverCentre for dance instruction.

While these are the notable charter schools in the north and east metro Twin Cities, there are many other options throughout the Twin Cities metro.

Alternatives within the Public Schools

Distance Learning through North Branch District #138

North Branch school district offers a distance learning option to students who would like a home-school environment with the assistance and guidance of a full-time teacher. In this program, the teacher would visit the student at his/her home once a month to provide materials and assignments for the month’s curriculum. During the month the teacher is available by email and telephone to assist the learning process. Weekly assignments are emailed to be reviewed and graded by the instructor.
Distance Learning in North Branch K-12

Montessori Education through Forest Lake District #831
Central Montessori Elementary School provides kindergarten through 6th grade students a Montessori based education as an option of the Forest Lake public school district. Montessori learning provides multiple ages within classes so students can learn at their own pace and move on to higher level material as they individually progress.
