Be as Sly as a Fox when Buying your Next MplsStPaul Home

Como Park Zoo has always been one of our favorite destinations on a weekend afternoon, even on a snowy winter day. With big flakes falling we were graced by the presence of this white fox, which often hides in his foxhole instead of greeting zoo visitors. Smart little guy that he is, he embraces the snowy winter weather because he can enjoy a bit of solitude rather than the loud noisy throngs of humans that are usually just beyond his fencing.

See there are some things Minnesotans don’t like to do in the winter…especially in the snowy months of January and February. Moving to a new home tops that list.

No it is not fun to move furniture when there is ice on the sidewalks.  Going to showings involves carefully removing boots to avoid tracking snow into the homes you view.  Driving from listing to listing in blizzard like weather can be treacherous. But like the fox in the solitude of the often busy zoo, it can be very smart to consider purchasing a home in the dead of winter.

Right now, interest rates are low. There are fewer buyers in the market for higher priced homes but many first time buyers for starter homes (but more are in the process of getting qualified for the spring housing rush). Home owners who want to sell in the spring are just starting the process of getting their homes ready to sell.

If you are a move-up buyer who currently owns a home and wants to move up to a larger property, this is an especially smart time to speed up your time frame. There are always first time buyers in the market looking for starter homes. With year-round demand for a smaller, lower priced homes, a savvy move-up home buyer could have their starter home or townhome listed and sold quickly and at a higher price in the winter than if they wait until May. They are often able to negotiate on that larger home more effectively as they can avoid dealing with the contingency of selling their current home. 

Often sellers who list in the subzero temps of winter get more for their properties than when the spring market hits. Yes, there are more buyers in the market in May when the weather is warm, but there is more home inventory too. This actually causes less demand because buyers have a greater selection of properties. However, higher priced and newly constructed homes that that move up buyers are considering, do not seem to be affected as drastically by this winter pricing bubble. It presents an unique opportunity to get more for your current home without paying more for the home you plan to buy.

Wordless Wednesday (Almost)--lolCat Ready for Winter! Are YOU?

Bundled up in his winter hat, our indoor cat is ready for the elements! This year there was snow on the ground in December and now our winter blast of subzero temps may make it's first appearance this week. (BTW this is WAY to early in my book!)

As Minnesotan's we need to be prepared for this weather with our winter survival kits in the car (in case we slide off the road) and extra supplies in the kitchen cabinets (in case we are snowed-in for few days). As a REALTOR in Minnesota, I know that I have been out in blizzards during past seasons either showing houses or writing up offers. We don't let the snow and cold weather stop us...but we are prepared.

Home for Sale During the Holidays? 7 Essential Tips for the Holiday Homeseller!

Summer is long over and with Halloween now come and gone it is time to pack up the pumpkins and fall decor too. Home sellers so excited this spring that this was THE year to downsize from their family home or upgrade to something larger are more concerned over the upcoming holidays than the extremely low interest rates that enticed them to list their home in the first place. Many are now wondering whether they should take a break from potential showings and just enjoy the upcoming holidays without concerns of whether the home is "showing perfect". So,what should a home seller do?

At first inclination most sellers opt to withdraw their home from the market believing that the preoccupation with the holiday season puts few buyers in the market. While there is a bit of truth to this belief, sellers can be ignoring another more important truth: Buyers who look for houses during the holidays are VERY serious buyers. Savvy buyers know that the extremely low interest rates will not be around forever. And, there are not many tire-kickers running around with a REALTOR® when there are presents to buy and gifts to wrap. November, December and January showings are a traditional homeseller’s opportunity as many homes that buyers visit at this time of the year are vacant. A buyer’s choices are down to model homes, empty relocation properties and foreclosures. A welcome home filled with the colorful sights, delightful sounds, wonderful aromas of the season give a unique opportunity for those wanting to sell. Picture how inviting a warm home with a crackling fire in the hearth and a tree full of twinkling lights will appear to a homebuyer after seeing house after house that is cold, dark and vacant. It will feel like an oasis! Sellers serious about selling, will keep their homes on the market!

Tips for Showing & Selling During the Holidays

1. Decorate! Tastefully of course. This might not be the year that you do the Griswold display of lights as in National Lampoon’s Christmas Vacation, but a decorated tree, candles and wreaths can add a special touch.
2. Bake and leave out Christmas Cookies. Why should Santa have all of the extra calories?
3. Make sure the fireplace is burning bright, warm and welcoming!
4. Play holiday music. Forget the classic kiddie favorites like Jingle Bells and Rudolph. Go for instrumentals or uniquely Minnesota regional artists like The Blenders.
5. Shovel and salt the driveway. No one wants to spend the holidays in the emergency room with a twisted ankle or broken hip.
6. Turn the heat up for showings…Show them how well the furnace works. It is such a treat after visiting vacant foreclosed homes!
7. Leave the front light on! Don’t forget it is dark out during those early evening showings. Make certain buyers and their agents are able to see their way to your front door and lockbox.

Speechless Sunday (Almost)--Serious Icicles!

I took this photo this week of a home in North St. Paul, Minnesota. Sadly, it wasn't the only home in the area with serious ice dams and scary icicles. It seemed every other home was decorated with these seasonal visitors. While pretty in some respects, they are dangerous....and not just to someone walking underneath either.
As a REALTOR® in the Twin Cities north metro, I have often see the damage that ice dams and icicles cause to homes. Icicles are often indicators of a serious threat to the roof and interior of your home. They are often the byproduct of ice dams that weaken your roof and can cause water damage inside your home. So if you have icicles decorating the eaves of your home, don't ignore them. Call a roofer and have them evaluated and removed as soon as possible.

Expanded Tax Credit Might Make Moving in a MN Winter Worth the Effort

Everyone knows that S word associated with a Minnesota Winter: SNOW! The dreaded elements of the season that scare many "sunshine and warmth" lovers out of our great state do present problems when it comes to moving and selling a home.

But this year if you wait until spring, you could lose out big time. The expanded and extended tax credit for homebuyers will expire in April 2010 just as the warm winds of spring make a comeback. If you are considering a move in the next 6-12 months, listing your home now could definitely be to your advantage.

Here are a few reasons…besides the $6500 tax credit…that might convince you to put your home on the market now:

1. Buyers who look at homes in the winter months in Minnesota are serious about purchasing a house. There are less “snow” tire-kickers when you have to navigate to showings along icy roads.


2. Not all first time buyers could find that perfect foreclosure home this summer. Many would prefer to work with a traditional seller who can provide a history of the home on a disclosure.


3. Buyers like viewing homes where the utilities have not been disconnected, and this is true especially in the winter. As a traditional seller your home isn’t winterized and disconnected like vacant, foreclosed properties. Buyers will definitely feel a warm glow any home with the lights and heat on!


4. Snow can cover landscaping flaws. If fido has left dead spots in the grass, now one will notice.


5. Homes look very festive during the holidays! Of course don’t go overboard with the lights…This means NO Griswold decorating! But tasteful holiday décor will make a house feel more like home.

Uniquely Minnesota Artful Distractions—Homeowner Version: Ice Tower in Stacy, MN

Most of my Uniquely Minnesota Artful Distractions have been permanently set into the front yards of home owners in the north and east Twin Cities metro area. But it is winter and it has been cold…Subzero temperatures usually suck the fun out of a Minnesota winter day. Especially for a home owner as they have to worry about their frozen pipes, horrendous heating bills and carbon monoxide poisoning if they unthinkingly attempt to warm up their cars in an attached garage. But as a hearty Minnesota REALTOR®, I did persevere and show homes this month. While trekking across Chisago County with buyers from Linwood to Wyoming, I drove by this ice sculpture in the front yard of a Stacy homeowner. It towers over the rambler home and begs the question, "Why?" The ice tower reminded me of the news report from a few weeks back of a guy in Big Lake, MN with a similar passion for creating unique winter art. He uses the water from his geothermal heating system and a robot to “sculpt” a new creation every year. Last year the ice castle in Big Lake finally melted away sometime in July. It was a much larger sculpture but got me wondering how long this one will last. Anyone care to make a guess?

Teri and the Terrible, Horrible, No Good, Very Bad, Subzero MN Winter Day

In Minnesota this week we experienced a once (or twice) in a canine lifetime, finger-freezing, pipe-bursting, cold snap….or should I say ARCTIC BLAST? I know that half of America felt a bit chilly this week as that horrible, no-good jet stream swooped down from the Arctic into states as far south as Florida. But I frankly have no sympathy for someone suffering in 30 degree temperatures when ours are 30 degrees below zero. I think it is time to pack up the hateful flannel railroad pajamas and head to Australia!
There is no other way to describe subzero, bone-chilling weather…30 degrees below zero weather is NASTY with a capital N! The wind freezes the skin in a matter of seconds. Dress in layers takes on a new dimension as people, who never wear hats, gloves, boots or scarves, swaddle themselves in mismatched accessories and ugly holiday sweaters in order to walk out to warm up their cars…If the cars will start that is.

Thank goodness I didn’t have to show houses during the snap. As a Minnesota REALTOR®, it is cold enough when trying to show a winterized, heatless, and foreclosed home on a 30 degree day. In this weather, taking off your gloves to work a combination lock box can be a painful reminder of how quickly frostbite can overtake essential extremities…like fingers!

Our 17 year old dog, Tikki, played dead when I try to coax him out the door to take care of business. When I was finally able to push him out and down his dog ramp, he was too cold to do anything and he sat on his tail with his frozen paws in the air. I had to put on boots to go out and lift him back to his feet to get him inside. A few minutes later, we had an accident in the house.

School was delayed or even cancelled in many communities for fear that kids will freeze at bus stops or walk to school in their usual jacketless, bootless, gloveless and hatless state. I guess common sense still isn’t being taught at Minnesota schools…or maybe it is just that teenagers still don’t believe that minus 30 is COLD! Heck as a Minnesota teen, I chose style over warmth too no matter how low the temperature got.

Those who have to venture out in this weather have all the supplies…gloves, blankets, boots, hats and energy bars in their winter survival kits…Who am I kidding? It is advised to carry one of those kits in your car but I don’t know one Minnesotan that has one. I did see someone get one as a Christmas gift once but I’d bet the Hershey’s bars were eaten long before any possible incident where the car hit black ice and went into the ditch.

On days like this week brought us, if I have to go out, I make certain to wear boots and thick, woolly socks. Once your feet get cold in this weather, they never warm up!

There was some frigid weather fun…The news people froze a wet t-shirt into a pancake-flat work of art in a matter of minutes and overnight a banana hardened into a “bammer”…fruit so hard it could pound in a nail. Hot water thrown in the air creates an instant cloud and blown soap bubbles freeze and shatter like glass. Great times…Yeah right!

It was over 90 straight hours of below zero temps before we started to warm into the single digits…Next week it may be just warm enough to wash the thick, white crust of salt residue off the sides of my car. That groundhog better NOT see his shadow in a couple of weeks! It is SO time for spring! OR maybe a move to Australia!

Weekend "Honey Do" List! Checklist to get Your Home Winterized!

The overnight temperatures have been dipping down into the range where all Minnesotan’s realize that the cold weather is coming soon. Fall is just around the corner. I noticed the first yellow leaves on the black walnut tree in my yard just beginning to turn. Soon the golds, reds and yellows of autumn will cover the landscape throughout Anoka, Chisago and Washington Counties. Before the snow, ice and winter winds arrive, homeowners in the north know it is time take care of the autumn chores to protect our biggest investment from the winter ahead.

As a Realtor in the Twin Cities metro, I know how important periodic home maintenance is. We have a mixed bag of weather in MN, some winters can be mild but others are brutal. Taking one weekend in the fall to get your home ready can prevent damage from the Minnesota Winter elements. An unprepared home can require costly repairs in the spring.

Here are a few important autumn reminders of repairs and preventive maintenance tips for all homeowners:

1. Clean Gutters of leaves and other debris that might clog the drainage. A blocked gutter can cause an ice dam when the snow flies.
2. Winterize the lawn tractor or mower and get that snow blower tuned. If you have a plow service, make contact and update your contract prior to the first snowfall.
3. Change security lightbulbs in hard to reach places. It is hazardous to climb ladders to reach the tip of a garage over an icy driveway.
4. Unhook, coil and remove hoses from water spigots. Turn off and winterize sprinkling systems. Turn off water to outside spigots if not frost-free to prevent burst pipes in subzero temperatures.
5. Have the annual furnace cleaning and tune-up to be ready for those first cold evenings. Remember to change the furnace filter every month for best efficiency...even if the packaging says "6-month filter". QUICK TIP: Change filter when you make your monthly mortgage payment so you don't forget.
6. Caulk all windows and doors and check to see if new weather-striping is needed.
7. Touch up peeling paint. Fall is the perfect time to paint with the low humidity and crisp breeze. Check deck, siding and trim for peeling paint.
8. Seal the asphalt driveway prior to winter freezing. Fill cracks and topcoat if necessary.
9. Inspect the roof for missing or damaged shingles. Verify that the flashings are sealed from rain and snow.
10. Snap a few fall photos while the fall perennials and trees are vibrant with color! Golden yellow oak leaves and vivid red sumacs will look awesome in the local MLS if you decide to sell your home over the winter.

Showing Instructions—Lock Doors, Leave a Card and Bring Your Shovel and/or Snowshoes!

Yesterday the second of January, I was out showing houses throughout Forest Lake and Wyoming, MN. It was a blustery Minnesota winter day that perpetuates the myth that our state is located somewhere north of Canada. It was COLD…No, it was downright FRIGID! Though the sun was bright, the morning temperature was -4. After a day of sunshine, the mercury had risen to the single digits or maybe teens depending on your location.

Now the native Minnesotan that I am didn’t let this stop me. I was working with a buyer who is in town sporadically. Yesterday was a day that she was in town. Our showings were set so all I had to do was warm up the car for a little longer and dress warm.

Everything went along fine until the fourth home on our tour and this was the scene. That whopping foot of snow we received just before Christmas was still on the driveway of this home! (Note that 4 foot bank of snow left on the curb by the snowplow.)

I asked my client if she thought the home was worth the trouble from the exterior. My client was adventurous so we did blaze a trail through the snow to see the home. Inside the home was nice, but not for my client

The feedback I emailed off to the listing agent was short and to the point. Shovel the driveway!

So what if the home was perfect and my client decided forgo the winter snow climbing adventure? We saw five homes yesterday. Three were vacant. Only one looked like we needed snowshoes to get to the door! If it had been “the” home, our offer would have been lower to reflect the lack of maintenance.

Today the weather is warming up and temps in the mid-30’s and low 40’s are expected for Friday through the weekend. The snow at this property will melt , pack down and turn to an ice block when the refreeze, that undoubtedly will happen, comes!

Sellers even if you have relocated or are not in the area to shovel your driveway, hire someone to maintain the exterior of your Minnesota home. It can’t sell if the buyers don’t get through the door!

Raking in Winter? Yeah, You Betcha!

Winter has come early this year. It looks like we will have a traditional white Christmas...or more accurately, a white December this year. Here we are not even a week into the month and Twin Citians are looking at record snow totals.

The snow has accumulated out of the inch range and into the foot range in Forest Lake and Ham Lake. As a home owner in Anoka County, where the snow has started to pile up, it was time to take action. To avoid the headaches that come with the snow melting off of the roof and refreezing at the eaves, here is a quick reminder.

Avoid ice dams, rake that roof! Yep, pull that funny looking backwards shovel with the extension pole out of the garage and carefully pull off the snow.
So how does it work? Carefully raise the rake over the edge of the roof as far back as the rake will reach and pull down the snow. Be certain to wear a hat, boots and gloves as there is a good chance that snow WILL land on you!

Don’t have a roof rake? This is the year to make the $20-30 investment. Ice dams will form early when the roof is not properly insulated. We take precautions along the edge of our additions as icicles have formed their most quickly in the past. Icicles, while pretty, are a clear sign of ice dam formation.

Not a do-it-yourselfer? Or, do you have a two story home where the rake won’t reach? Call in a professional to remove the snow. Ignoring the problem and repairing a roof or interior ceiling due to ice and water damage could cost thousands!

Sleigh Bells Ring are You Listening?—Winter is a Great Time to BUY a Home!

A fresh blanket of snow covers the landscape across the Twin Cities from North St. Paul to East Bethel and Ham Lake to Scandia. Winter is not a time to hide from the elements and wait until spring to make a home buying decision! Although making a move in a Minnesota winter’s snow and ice is not ideal, the timing could not be more perfect to buy a home and get a GREAT DEAL!

Here are the Top Ten Reasons to Buy a Home THIS Winter!
Reason 10—Holiday Décor. Visiting homes this time of year will really put you in the holiday spirit. Many homeowners use this opportunity to deck the halls with hopes that there will be a purchase agreement in their Christmas stocking!

Reason 9—Check Window Efficiency. No that frost on the window is not a holiday decoration! Subzero temperatures really put windows to the test. Some windows will fog between the glass panes, others will ice up on the interior and then there are those that stay crystal clear in the cold. This energy efficiency test can only be done when the temperature is extreme outside.

Reason 8—Low Traffic/Less Competition. While most Minnesotans are shopping at the Mall of America for gifts or attending “A Christmas Carol” at the Guthrie Theater, savvy home buyers are visiting homes with their Realtor!

Reason 7—Realtors have Tons of Time. Most Realtors are not juggling several clients and will be able to spend more time scouring the MLS to find the perfect home for their buyers!

Reason 6—Tightened 2008 Mortgage Guidelines. In the first quarter of 2008, most borrowers who have good credit, but have FICO scores below 680, will be required to pay more points at closing or incur a higher interest rate. The amount that a borrower could be forced to pay, even if they've never been late on a payment, could be as much as 2.00% in points or an interest rate that's 1.00% higher than the going rate.

Reason 5—Check the Heating System. Whether the home is heated with a forced air furnace or a hot water boiler, checking out the heating system in the summer is hard to do. On a cold Minnesota evening, a furnace problem is very obvious!

Reason 4—Builders Discounts. New Construction developments hoping to clear inventory before the end of the year will often slash prices. Buyers ready to buy non-contingent are in the best position for a deal…Especially when they are accompanied by their agent to assist with the negotiations!

Reason 3—Low Interest Rates. Just after Thanksgiving, interest rates dropped to the lowest point in 25 months! If you don’t buy now, you could miss a great opportunity to cash in on the lowest rates since October 2005.

Reason 2—Amazing Inventory. Whether you are looking for a starter town home, a single family home, a private country estate, a McMansion or a lakeshore paradise, there are probably a slew of properties for you to select from. A search of lakeshore in Anoka, Chisago and Washington Counties alone, yields nearly 100 available homes. Now that is a great selection!

And, drumroll please, The Number 1 Reason for Buying in the Winter—Motivated Sellers. Homes that stay on the market in December and January in the Twin Cities are homes that need to be SOLD! If they are motivated enough to suffer through a Christmas Eve showing, they probably are willing to negotiate on the price as well!
