2008 Real Estate Market Statistics Ham Lake, Forest Lake, Lino Lakes and Blaine MN….It’s All in the Details!


Real estate marketing statistics have been thrown around in the media lately as commonly and as randomly as a toddler tosses around a bowl full of Cheerios. Just like those darn O’s, numbers and stats are everywhere! But with so random of a disbursement, does a home buyer or seller really get what they mean?

Since the beginning of the year, I have been posting real estate market statistics for the communities in the north metro where I do the bulk of my business. While I work in Anoka County, Southern Chisago County, North and Eastern Ramsey County and North Washington County, the focus of my business is Ham Lake, Blaine, Lino Lakes and all communities in the Forest Lake and Centennial school districts.

There are two types of reporting that I post. The first is a quick snapshot report that includes information taken directly from the Minneapolis REALTORS® Association
Top 100+ Report that includes statistics for 205 different Twin Cities communities. I put these stats along with a quick synopsis of what happened during the past year. I have done quite a few of these "short and sweet" looks into the basic real estate housing stats for several communities.

But as is said,
the devil is in the details (or God as the case may be). I have another version of market reports for specific communities are not snapshots. In the communities that I work in on a daily basis, I want to really help people to understand the market so I take good hard look at the real estate sales on a quarterly basis and post a more detailed report. I also post a year end review several communities I work in and know well.

When I take the time to pull statistics directly from the Twin Cities Multiple Listing Service (MLS) I look for specific details like cumulative days on the market (CDOM). This comes into play every time a home is relisted as a new listing in the MLS. The snapshots DOM do not take relisting into account so the time on the market appears to be much shorter than it really is in some area.

I also look at CDOM by price point. Homes in the lower price ranges are selling much more quickly that in the higher price points. A quick overview does not get that specific.

Since each community is unique, I will examine different things in different areas. Blaine has an abundance of townhomes. Since townhomes are lingering on the market in all price points, this does have an affect on the CDOM if the sales are looked as an aggregate. But if the townhomes and single family homes are looked at separately, the details give home buyers and sellers more useful information than a one-size-fits-all quick look at the market. Now in Forest Lake, lakeshore homes are a focus while in Ham Lake and Lino Lakes, acreage comes into play.

Knowing how to pull the right comparables and read the market comes from knowing a specific area and what makes the community different. Finding a REALTOR® that knows the details is imperative when buying or and selling a home in this topsy-turvey, continually changing real estate market. There is no one-size-fits-all agent when buying or selling a home today. It is necessary to work with an expert.

Lakeshore Foreclosures Available in Chisago County


With 12,000+ Minnesota lakes and a foreclosure crisis, there must be a few lakeshore homes that are bank owned and available, right? Actually, yes! I did a search today* for lakeshore homes that are currently bank-owned or listed as a foreclosure and found eight listings on eight different Chisago County lakes. And the best part…not one of these homes is priced over $400K. In fact half are under $200,000.
From complete new construction on Lake Vibo in Chisago Lakes Township to a Rush Lake cabin in Nessel Township, lakeshore foreclosures are full of bargains. Another great affordable option listed for $174,900 in Nessel, is on the natural environmental Leech Lake and features 9 acres of property for the price.

If you are looking for a newer home, there is a 2005 built rambler available on the full recreational lake, South Center in Lindstrom priced at $399,900. That completed new construction home is also a rambler and priced even less at an attractive $344,000 but on the smaller lake.

There are two homes in the low to mid $200,000 range in Chisago City; one on Lake Martha and one on LakeEmily. There are even more affordable options a little farther north in the Harris and Fish Lake Township area of Chisago County for under $200K. These are on Horseshoe and Fish Lake.

One should note that this list does not include any homes currently in a short sale position or if the current owner did not disclose that the home is in a pre-foreclosure status. More opportunities will continue to come on to the market throughout Chisago County. And traditional sellers of lake homes have adjusted their pricing to compete with the distressed properties, so there are many affordable options for your piece of Minnesota shoreline.

Another thing to consider is that many of these are not your average foreclosures but can be transformed from distressed to fabulous with a bit of elbow grease. As with any REO home some of these lakeshore foreclosures will need more work than others but with so much potential, maybe it is time to do more than just dream of living on a Minnesota lake!

Uniquely Minnesota Artful Distractions—Homeowner Version: Ice Tower in Stacy, MN

Most of my Uniquely Minnesota Artful Distractions have been permanently set into the front yards of home owners in the north and east Twin Cities metro area. But it is winter and it has been cold…Subzero temperatures usually suck the fun out of a Minnesota winter day. Especially for a home owner as they have to worry about their frozen pipes, horrendous heating bills and carbon monoxide poisoning if they unthinkingly attempt to warm up their cars in an attached garage. But as a hearty Minnesota REALTOR®, I did persevere and show homes this month. While trekking across Chisago County with buyers from Linwood to Wyoming, I drove by this ice sculpture in the front yard of a Stacy homeowner. It towers over the rambler home and begs the question, "Why?" The ice tower reminded me of the news report from a few weeks back of a guy in Big Lake, MN with a similar passion for creating unique winter art. He uses the water from his geothermal heating system and a robot to “sculpt” a new creation every year. Last year the ice castle in Big Lake finally melted away sometime in July. It was a much larger sculpture but got me wondering how long this one will last. Anyone care to make a guess?

Year End 2008 Snapshot of Chisago City, MN Home Sales Statistics




Closed sales and average sales price were down significantly for Chisago real estate in 2008 compared to statistics in 2007. New listings were down more than in other areas but so is the accepted sales price ratio compared to list price. At just over 89% it is one of the lowest in the north and east metro communities I work in. Though the market time is up, it is not significantly more than in neighboring communities. Buying a home in Chisago City would be a very affordable option as the sellers in this community seem prepared to make deals.

2008 Year End Snapshot of Wyoming, MN Home Sales Statistics



The number of new listings is down in Wyoming, Minnesota but so is the average sales price of a home in this community. It took and average of twenty extra days to sell a home in Wyoming, Minnesota compared to last year but the Days on Market Statistic is similar to other area communities.. The average sales price for a home is down just over 17% but on a positive note, this means affordability for home buyers is up as well. MN Mortgage Expert Explains—There Still is 100% Financing for Buyers in Minnesota

We have heard that the party was over. Home buyers with limited funds for a down payment would be required to scrimp and save for that first house again. And in most cases this is true. Our veterans have always had a wonderful zero down program available and the VA loan program is still a great option to those who have served our country. But other buyers will have to come up with the minimum 3.5% down payment required by FHA or 5% down for a conventional loan before they can even think of purchasing their dream home. However, if you are considering buying a home in a designated rural area there is still a zero down option, the Rural Development Program.
Now when some people hear “rural”, they immediately conjure up a picture in there head of an old-time farm in the middle of nowhere. Nothing could be further from the truth! According to the
USDA Rural Development website, the program was created to “build stronger, more vibrant rural communities across the nation.” This unique housing loan program does apply in many counties in the north and east metro that aren’t so far from the cities and they don’t have to be farmsteads either! Communities in Isanti and Chisago Counties including North Branch, Stacy, Chisago City, Lindstrom, Shafer, Taylors Falls and many others can possibly qualify for this program. If you are considering buying a home in any of these communities, it is a great program to look into. But very few loan officers really know the ins and outs that make a program like this work.

My go-to Minnesota loan expert,
Mary Chris Gallo, is one such person. She gives a more detailed explanation of the program in her post 100% Financing is Still Available in Select Areas.

In her article she writes, this is a CONVENTIONAL LOAN program with:
• NO down payment
• NO monthly PMI
• The seller is allowed to pay all reasonable closing cost and prepaids
• NO hit to the rate for the zero down
• NOT a first time home buyer program and
• No reserves needed

Wyoming, MN Real Estate Market Statistics 3rd Quarter 2008


The City of Wyoming, Minnesota on the northeastern edge of the Twin Cities metropolitan area is a hidden gem! According to the city's website the town was named after the first settlers who in 1855 relocated from the Wyoming Valley in Pennsylvania. Wyoming boasts its own police and fire departments, city utilities, library, hospital, elementary school and several community parks. Neighborhood shopping is great with a cute coffee shop, drug store and grocery store in the heart of the town.

Activities are abundant in Wyoming. Not only is the center of the community located smack dab on the walking/biking/snowmobile trail that runs along Hwy 61, there is the new Stars and Strikes bowling, laser tag, restaurant and meeting facility too. Several great fishing lakes are nearby including, Forest Lake, Coon Lake and Comfort Lake. Hunting is a favorite activity of many Wyoming residents as areas of Carlos Avery State Wildlife Management area are within its border. Wyoming Elementary is an integral part of the Forest Lake District 831 school district which provides community sports and activities for individuals of all ages.

Commuting into St. Paul or Minneapolis is a breeze from Wyoming as most residences are a within 3-5 minute drive to I35. The city is just 3 miles north of Forest Lake which is home to the NEW Park and Ride lot for an express commute to downtown Minneapolis.

A good fall pumpkin crop isn't the only big surprise for Wyoming, MN. Real estate in southern Chisago County is finally selling at a pace similar to other areas in the metro. The cumulative Days on Market (DOM) Statistic for single family homes in Wyoming was 163 days or just over 5 months in the third quarter. This time frame is down significantly from the 7 months/214 DOM statistic in the first half of 2008.

Inventory levels are significantly lower in all price points which is a good indicator of a positive trend. Though the highest number of homes available is in price points under $300,000, this category is selling faster translating to about 10 months of inventory. But homes at higher price points still struggle for sales. A DOM of 74 days sounds great in the $400,000-$500,000 category but with only one sale, it is an anomaly. With inventory levels down and sales up, Wyoming is in a better position than it was earlier this year. Current numbers show about 11 months of inventory for Wyoming homes over $300,000, as compared with 4 years of inventory based on sales in the first half of the year.

The amazing deals on the homes in the Wyoming area reflect the changed market. The prices on many existing homes for sale in the Wyoming community have been priced aggressively to entice buyers to drive just a little further north.

Lendt’s Pumpkin Patch—A Fall Tradition in Wyoming, MN


It was a bright sunny October day almost a decade ago, when I first stepped off the Forest Lake Area school bus onto the Lendt’s Pumpkin Patch. Holding my kindergartener’s hand, we walked to the tractor for our ride into the field to pick out the perfect orange beauty to carve into a jack-o-lantern for our front porch step. With 30 or so other excited children and their parents or grandparents by their sides, we sat on our hay bales for the bumpy ride across the well worn track. Within a few minutes after stopping, everyone had a golden prize and boasts were heard among the kids as to which was more perfect. Wonderful memories were made that day!

Last week, I drove through Chisago County on the way to visit a listed client. Colorful directional arrows reminded me of Octobers past when our family made the trip to Lendt's. The pumpkin patch field abuts an acreage development in Wyoming where I have worked with several buyers and sellers over the years. Though I always know the field is there, in October is when the holiday memories come to life!
This too was a bright sunny October afternoon. As I passed Lendt’s, I had to stop and snap a few pictures of the beautiful orange fruit peeking out from the greenery along Highway 22. In minutes, I was taken back to that first visit as a tractor full of excited children and adults arrived at the parking area with their treasured pumpkins. It is still the same. A fall visit to the Wyoming Pumpkin Patch is a wonderful family tradition!

Check Out the Deadliest Rural Roads in Ham Lake, Anoka County, Minnesota and Throughout the US!

Last week a driver’s education car was broadsided on Highway 8 in Chisago County. The student driver was making a legal left hand turn and was hit by another driver who ran a red light. The instructor was killed. In the spring, two drivers perished in a head-on crash just a few miles east of this same intersection.

A few days prior to school ending this past June, a mother and son heading north on Highway 61 through White Bear Township to a graduation party. They were hit in a head-on accident and died at the scene.
 Unfortunately, these two were not the only fatalities on Hwy 61 this past year.

While there is no doubt that two-lane rural roads are deadly, as a REALTOR ® living in Anoka County and working the north and east metro, I have to drive several rural roads that are known to be unsafe. Unsafe, not for any other reason but that they are two lane roads with narrow shoulders and careless drivers. These are well-traveled two lane roads where deer run through the fields and jump into traffic. Busy commuters have no patience for a slower drivers and farmers on these roads and pass without care. There are no hands free laws in Minnesota so texting and talking play a role in unsafe driving. There are some roads known to be more deadly than others and now there is a tool to pinpoint which ones carry the most risk.

The
University of Minnesota in cooperation with the Center for Excellence in Rural Safety has just developed website that shows just how safe our roadways are in Minnesota and across the United States! With a half of all fatal accidents occurring on two lane rural roads, this unique website is worth checking out to see just how dangerous country roads can be. Put in your address and see how many fatalities have occurred on roads within 10 miles of your home. Click the link and see if people were driving carelessly, under-the-influence and whether seat belts were worn. It gives additional specifics on the occupants in each accident with details including age and sex taken from the Fatality Analysis Reporting System.SafeRoadMaps.org is a geographic information system based Mashup with Google Maps used to identify rural and urban road transportation safety issues and statistics through a publicly accessible website. In a nutshell, it is an important new tool to plan a safe commute not only when I have to be showing homes throughout Ham Lake, Columbus, Lino Lakes and Forest Lake but when I have commute safely home from baseball games and speech meets with my family in tow!

Wyoming, MN Real Estate Market Statistics Mid Year 2008

That is roughly 2 months longer than areas just to the south and west in Forest Lake, Ham Lake and Lino Lakes.

Inventory levels seem to be in line with surrounding communities for price points under $300,000 with about 16 months of inventory. But at higher price points, the inventory level is quite high which translates to approximately 4 years of inventory for Wyoming homes over $300,000, if sales continue at this slower pace.

The amazing deals on the homes in the Wyoming area reflect the changed market. The prices on many existing homes for sale in the Wyoming community have been cut drastically to entice buyers to drive just a little further north.

North Metro Home Prices Plummet—No Wonder Activity is Picking Up!

The sales numbers are out for February 2008 and it comes as no surprise that the median price for a home in the north east metro Twin Cities has drop compared to the same period last year. No surprise to someone like me who as a Realtor works in Anoka, Chisago and Washington Counties everyday. Though it is hard to look at a double-digit drop in average prices, it is what is getting home buyers to start buying again.

Here are a few of the indicators I have noticed in the Ham Lake, Forest Lake and Lino Lakes areas:


  • Mortgage options have tightened.

  • Every appraisal is being scrutinized.

  • Home buyers don’t want to overpay.

  • Sellers are tired of waiting for their price.

  • Deals are now being negotiated.

I have noticed a marked change since mid-December in the north and east Twin Cities. Throughout the area, buyers and sellers are coming to agreements and the stagnant housing inventory is starting to move.

This is happening in areas closer to the cities first. Homes in areas like Hugo and White Bear Lake have less days on the market than those in Forest Lake, Linwood, Wyoming and Chisago. But homes in the north are starting to see more activity than in the past year.

When inventory starts moving, prices will level off. Now is a good time for home buyers to waiting on the sidelines to look at getting into the game. Deals are being made and your dream home could be waiting!

Change the Clock and Spring Forward on that Housing Purchase!

In the debate on daylights savings time, I am on the progressive side who likes the change. Sure it messes with some old software so a clock or two is out of sync, but the tradeoff is well worth it. We get an hour more of evening daylight weeks early than in the past. This is a tremendous help to buyers, sellers and Realtors!

The traditional winter slow down in housing sales can be attributed to a plethora of reasons: cold, snow, holidays, school year, etc., but it really boils down to one factor. People don’t buy homes in the dark. It the winter daylight hours are short. Most people work that 9 to 5 shift so are not able to view homes in the daylight during the work week. It is tough to tie up weekends looking for homes so the process is delayed until spring and summer when people have more flexibility and more light in their evening schedules.

In this changed real estate market many homes are vacant. It is difficult to assess the condition of a foreclosed home that has the utilities turned off without light. Sure a flashlight, or better yet a half dozen flashlights, would help. But it stigmatizes the home further by giving it an “old haunted house” feel. Most vacant properties look a bit better in the light of day! Sunshine gives a better perspective on the work that would need to be done on the home.

Owner occupied homes also look better with the warm spring rays shining through the windows! People get a better idea of the colors and space inside the home. It is also easier to view the exterior for features or necessary repairs and to walk the property lines in the late afternoon sunshine!

Spring forward and get in gear! If you are thinking of making a move this year, you have been given a few extra weeks in the spring market to see homes. Remember it is the early bird that catches the worm! The first spring buyers have an awesome selection of properties across the Twin Cities metro! And those savvy sellers who put their homes on the market in the early spring attract those motivated family buyers who want to move as soon as the school ends.

Year End Real Estate Market Statistics for Lindstrom, Minnesota

Lindstrom is known throughout Minnesota as America’s little Sweden. Lindstrom was first settled by Daniel Lindstrom who left Sweden for America in 1853. A statue of Karl and Kristina Oskar, the fictitious characters that symbolize Swedish peasants who migrated to America over one hundred years ago, is a focal point for visitors to the Lindstrom community. Lindstrom is one of four cities that comprise the Chisago Lakes Area. The area is named after an Indian phrase, "Ki Chi Saga," which means "fair & lovely waters." Swedish immigrants referred to it as, "The Big Lake," as many of today's area lakes comprised one large lake.

Currently real estate in Lindstrom, MN in Chisago County is selling slowly. Being a bit east of the main metro area, it is often overlooked by home buyers as too far out. With the recent Highway 8 improvements and the brand new
Park and Ride in Forest Lake, Lindstrom is worth a second look. As homes linger on the market in this area, sellers are negotiating and relisted properties are coming in at lower asking prices. There are great prices on new construction, nearly new homes and lakeshore properties throughout the community of Lindstrom.

In other Twin Cities counties, inventory levels are sitting at about 4-6 months but Lindstrom levels are a bit higher. Homes under $200,000 are in the best position to sell in Lindstrom as there is currently only 8 months of inventory on the market based on last years sales. Inventory levels are a bit higher than demand in the $200,000-$300,000 price range with just over a years worth of inventory. In the over $300,000 price range, it will take over three years to sell all of the currently listed homes if sales continue at this slower pace.
Lakeshore opportunities are abundant in Lindstrom! The combination of an amazing inventory of 22 lakeshore homes on 8 different lakes, long market times, and low interest rates, creates the perfect situation as sellers should be ready to negotiate an acceptable deal for the sale of your piece of shoreline!

Uniquely Minnesota Artful Distractions—Hometown Version: Giant Mouse and Buffalo in Center City

Several years ago, I was headed down the stretch of the two-lane Highway 8 from Forest Lake through Chisago, Lindstrom and Center City when this huge rodent and a herd of Buffalo took my eyes from road. As a Minnesota Realtor, I had been driving to list my very first house in Chisago County and was I was distracted by a giant mouse with a cheese wheel, an array of colorful flags and a herd of buffalo! Buffalo in Minnesota? It was quite a distraction!

The turn for Shafer was just ahead, but the unique display at this huge farm with the giant roadside art was worth a second look. I hadn’t been aware of this family owned bison farm and cheese store but made a mental note to bring back my family to see the Minnesota bison herd.

Center City is on the map for being home to the world renown Hazelden Treatment facility. But for most Minnesotans, Eichen's has much more appeal.

During the period I had my Shafer home for sale, I passed by the Eichtens Hidden Acres farm and cheese shop on more than one occasion. It is more than just a bison and cheese store and restaurant, Eichten’s is an icon in the area. Family owned and operated, their cafĆ© serves bison burgers, Dutch Gouda cheese and ice cream for the less adventurous.

If the second largest herd of real bison in the state of Minnesota aren’t visible from the road, their other family friendly giant buffalo certainly will be! (Where do 300+ giant bison hide anyway?!)

Showing Instructions—Lock Doors, Leave a Card and Bring Your Shovel and/or Snowshoes!

Yesterday the second of January, I was out showing houses throughout Forest Lake and Wyoming, MN. It was a blustery Minnesota winter day that perpetuates the myth that our state is located somewhere north of Canada. It was COLD…No, it was downright FRIGID! Though the sun was bright, the morning temperature was -4. After a day of sunshine, the mercury had risen to the single digits or maybe teens depending on your location.

Now the native Minnesotan that I am didn’t let this stop me. I was working with a buyer who is in town sporadically. Yesterday was a day that she was in town. Our showings were set so all I had to do was warm up the car for a little longer and dress warm.

Everything went along fine until the fourth home on our tour and this was the scene. That whopping foot of snow we received just before Christmas was still on the driveway of this home! (Note that 4 foot bank of snow left on the curb by the snowplow.)


I asked my client if she thought the home was worth the trouble from the exterior. My client was adventurous so we did blaze a trail through the snow to see the home. Inside the home was nice, but not for my client

The feedback I emailed off to the listing agent was short and to the point.
Shovel the driveway!

So what if the home was perfect and my client decided forgo the winter snow climbing adventure? We saw five homes yesterday. Three were vacant. Only one looked like we needed snowshoes to get to the door! If it had been “the” home, our offer would have been lower to reflect the lack of maintenance.

Today the weather is warming up and temps in the mid-30’s and low 40’s are expected for Friday through the weekend. The snow at this property will melt , pack down and turn to an ice block when the refreeze, that undoubtedly will happen, comes!

Sellers even if you have relocated or are not in the area to shovel your driveway, hire someone to maintain the exterior of your Minnesota home. It can’t sell if the buyers don’t get through the door!

A Snapshot of Real Estate Across the Twin Cities and the US

This week I took part in a real estate experiment of sorts. Actually it was more of a survey of days on the market (DOM) for homes sold across the US. Several of my colleagues and I are tired of the gloom and doom numbers being touted by the national media. While things are slower in certain areas of the nation, the overall numbers are not as bad as the talking heads on the nightly news suggest.

See, real estate is local. Remember the real estate mantra…Location. Location. Location? We have to consider the location to get a true picture of the real estate market place.

Based on this theory,
Ashley Drake Gephart, Keller Williams Realtor in Albuquerque, New Mexico compiled current information from Realtors throughout the US for her post, US Real Estate Agents Weigh In. Ashley wanted honest numbers from communities across the nation from actual agents. So as she puts it, “without any fluff or twisting of numbers, here they are…”






Looking at these numbers without the added analysis from someone working the market, you might be concerned about a 248 DOM for November. But what I pointed out to Ashley is that Ham Lake is a very specific area in the north end of the Twin Cities. Only dozen or so properties sell each month. During November, three high-end properties were sold. These homes list priced at $475,000-$750,000 take a significantly longer time to sell as I have indicated in previous
Ham Lake market posts. The fact that three high end properties sold in one month, though skewing the DOM, is actually a good sign for the Ham Lake market.

DOM numbers are cumulative meaning that if a home was re-listed several times with the same or a different Realtor, ALL of the days on the market counted. It also includes every residential property whether in foreclosure or new construction; townhome or single family. When unique situations or designs are broken out, the numbers can change dramatically. Townhomes are taking longer to sell as are homes in foreclosure. New construction homes can be on the market for one day when a buyer sees a model but selects a different lot not currently MLS listed.

Note the other anomaly in Chisago County in October with a 229 DOM. Out of the 39 homes sold, one had a 1083 DOM. Yes, that is nearly 3 years! Some homes for whatever reason, can take that long to sell but it does not present a true picture of the market. Notice that in November, the Chisago County DOM was back to 130 days.

In my market, I tell people considering selling their home that the average time on the market in the north and northeast metro is approximately 4 months. The further from the Twin Cities and the higher your price, the longer it will take to sell your home. If your home is not in the optimal condition, it will take longer.

I also tell buyers looking to buy that first home or move into something bigger, it is a great time to buy! Just look at all of the options you have with so many great homes on the market AND low interest rates. A great combination for home buyers!

Bottomline here is this: If you want a true picture of the real estate market call an experienced Realtor who works in that community and ask. It’s not gloom and doom all over.

It’s Hard to Show the Unhandy-Andy, Weasley Burrow!

As a Realtor, showing homes can sometimes be more of an adventure than others. This past summer, I had a wonderful family of clients looking for a hobby farm so they would no longer have to board their horses. They wanted to be located near the schools and employment in the Twin Cities, needed a minimum of 5 acres and the ability to keep at least 2 horses on the property. Age and condition of the home were secondary considerations as long as it was in the price range and met the three main criteria.

So we began the journey! We scoped out homes from Scandia to North Branch! We trekked all over Washington, Anoka and Chisago Counties and checked out properties from Linwood to Stacy, even a few in northern Ham Lake and East Bethel.

On one such adventure, we visited a home that sounded in the MLS like a real find. A 1998 built split level home with a 3 car garage, 5 bedrooms, 3 baths, and a mother-in-law apartment. Pulling up to the home, we noted the unique layout…A standard split level home was enhanced with an additional third garage stall and an apartment above. Since the home was a walkout, the third stall was at a lower elevation than the other two. It was unusual but not concerning.

Entering the main front door, the home did appear to be a standard 2 bedrooms up and two bedrooms down split but that is where the normalcy ended. The upper level deck was an obviously-abandoned, work-in-progress, missing railings and several floor boards. When you walked through the two car garage of the main home, there was a service door that lead to a long dark hallway. If you took a sharp right, you would fall down steep stairs. We headed straight and went into a weirdly designed mother-in-law apartment complete with swinging saloon-style doors to gate off the kitchen and fake parquet inlayed floors. At this point, I turned to my sellers and stated, "Oh my gosh, we are in the Weasley house!"
Okay, maybe it was because I had just stayed up several nights in a row to finish the final installment of Harry Potter but this home hit me as a knock off of
the Burrow. If the Potter Series is only in film version in your mind, you might miss the analogy as the Weasley home only makes a quick appearance in one film. J. K. Rowling gives architecture a whole new meaning in the wizarding world with moving staircases and disappearing/appearing townhomes. (Can you even imagine a muggle Realtor trying to find Harry’s godfather, Sirius Black’s family estate at 12 Grimmauld Place?) But the description of the Burrow is very vivid in the literary version as a convoluted maze of a home.
My clients agreed and couldn’t leave the property fast enough. It actually took longer for the homeowners to leave the house than it did for my clients to view the home and make their decision.

The sad thing is this wasn’t the only Weasley home that we visited before the clients located their dream home. In many country homes people are foregoing common sense, reason and building permits when putting an addition on a home or making home repairs. We saw an odd, 3-story home where the additional floors got smaller just like a home created by Dr. Suess. Then there was the home that had a spiral staircase removed to put in hardwood but the owner didn’t make the opening large enough for an adult human to go up and down. In another home, with a very rustic interior must have been a bit drafty in the winter winds as they had used expanding foam insulation between the boards in the main family room!

I avoid listing Weasley homes. If an unhandy-Andy did improper home “improvements” or added onto the home without permits, I won’t list the home until the repairs are made and properly documented.
We are still in a buyers market in the Twin Cities. There are dozens of properties listed that buyers can choose from. Homes with weird layouts, mismatched siding, unfinished decks and stairs that go nowhere, don’t sell. Buyers have options and will move on to the next home. So before you head out to Home Depot or Menard’s for the next weekend project, ask yourself if relocation is possible in the near future. If it is a possibility, make certain the work is done correctly and properly permitted.

As much as the Weasley family loved their home and it worked for them, I wouldn’t want to have to sell it!
